Oakwood Estates Mobile Home Introduce
Oakwood Estates Mobile Home, located at E9350 Oakwood Ln, New London, WI 54961, offers a unique residential experience for those seeking a quiet and nature-filled community. While falling under the broader "RV Parks Near Me" category, it functions primarily as a mobile home park, catering to long-term residents with manufactured homes. This community presents a blend of natural beauty and established living, with both positive attributes and some aspects to consider, based on resident feedback.
The environment at Oakwood Estates is consistently praised for its beauty and natural elements. Residents frequently describe the park as "beautiful and well-kept," highlighting the aesthetic appeal of the grounds. A significant feature is the abundance of trees, which contribute to a lush, green atmosphere and provide a sense of being immersed in nature. One resident expressed their enjoyment, stating, "I love all the nature that you see, just sitting outside." This suggests a peaceful and scenic setting that allows residents to connect with the outdoors from their own homes. The park's location in New London, WI, typically offers a quieter, more suburban or rural feel compared to dense urban areas, further enhancing the tranquil ambiance. However, the close proximity of some of these beautiful trees to residences has been noted as a concern by at least one former resident, who experienced a tree falling on their house and observed frequent tree falls even without severe weather. This indicates a potential environmental consideration that prospective residents should be aware of, particularly regarding tree maintenance and safety.
As a mobile home park, Oakwood Estates provides the fundamental services and amenities necessary for comfortable long-term residency. While specific details on every service might require direct inquiry, typical offerings in such communities include:
Lot Rentals: Residents own their manufactured homes and rent the land they occupy. This arrangement usually includes essential utilities in the monthly lot rent, such as water, sewer, and garbage collection, though prospective residents should confirm these details directly with park management.
On-Site Management: The park has managers, as evidenced by resident feedback. Their role typically involves overseeing the park's operations, enforcing community rules, and addressing resident concerns. The effectiveness and consistency of rule enforcement, as well as responsiveness, are often key factors in resident satisfaction.
Well-Kept Grounds: Reviews consistently mention the park being "well-kept," suggesting regular maintenance of common areas, roads, and potentially landscaping services that contribute to the park's overall aesthetic appeal and resident comfort.
Quiet Atmosphere: A recurring theme in reviews is the "very quiet" nature of the park. This is a significant amenity for those seeking a peaceful living environment, free from excessive noise or disturbances often found in other residential settings.
It's important to note that while the park provides essential services, some reviews suggest that management's approach to certain issues, such as tree removal, can be hesitant. This highlights the importance of clear communication with park management regarding specific concerns before committing to residency.
Oakwood Estates Mobile Home exhibits several distinct features that shape the resident experience:
Community Atmosphere: The park fosters a sense of community, with residents often described as "nice friendly neighbors all around." This suggests a generally positive social environment where residents feel comfortable and connected. However, one review noted that it can be "difficult to live a private life here," implying a close-knit community where personal matters might become known, which could be a pro or con depending on individual preference.
Emphasis on Nature: The park's abundant trees and natural setting are a strong draw, providing a scenic backdrop and opportunities for appreciating the outdoors. This feature is a major benefit for those who prioritize a connection with nature in their daily lives.
Political Expression: A notable feature mentioned in one review is the presence of "lots of political signs (only for one party)," which caused some residents to "feel alienated, uncomfortable and offended." This indicates a visible political leaning within the community that prospective residents sensitive to such displays might want to consider.
Management Consistency: Feedback suggests some inconsistency in how rules are enforced, and that management can be "very anal about things." This indicates a need for clear understanding of the park's rules and expectations before moving in to ensure alignment with personal preferences and living styles.
Tree Proximity Concerns: While the trees are beautiful, the issue of trees falling frequently, even without bad weather, and management's hesitation to remove them is a critical safety and property concern that has been raised. This point warrants direct discussion with park management regarding their tree maintenance policies and any measures taken to mitigate risks.
Overall, the park provides a quiet and aesthetically pleasing environment with a generally friendly resident base, but potential residents should be aware of the specific dynamics related to privacy, political displays, and tree management.

Oakwood Estates Mobile Home Reviews
I lived here for three years. The park itself is beautiful and well-kept. The managers don't always enforce the rules evenly, however. Management can also be very anal about things. Lots of political signs (only for one party) make some people feel alienated, uncomfortable and offended. The residents are mostly nice but it's difficult to live a private life here. The trees are beautiful but some are too close to residences. A tree fell on my house while I lived here. Management is hesitant to have trees removed although they are falling frequently, even without bad weather!
Nov 05, 2024 · Cody StuesserI have lived here for 4 years. It's very quiet, and nice friendly neighbors all around. I love all the nature that you see, just sitting outside. It's a very nice place to live.
Mar 02, 2024 · Michael muchowskiAgain, viewpoint as a neighbor - not resident. Park is quiet and well maintained. It has suffered more than it's share of traumatic summer storms over the past few years. A tornado too. But it always gets cleaned up and seems to bounce back in a hurry. Just wish theresidents wouldn't feel so compelled to feed and make "pets" outof the nearby wildlife that share the park boundary such as the turkeys and deer. They have many acres of woods and habitat of their own to rely upon. Quit trying to soften and domesticate these magnificent creatures. They will survive without you - much better & healthier too.
May 02, 2017 · jane MulroyThe feel of the park is like a great campground. I really appreciate how much effort go into the snow removal and upkeep on the lawn and property. The lot rent is very reasonable and neighbors tend to stay for a long while. The only real drawbacks are the tree branch issues, and the pet policy. The branches are always falling onto the homes doing damage to some and we aren't allowed to take action removing them before they fall. We of course are liable for any and all repairs from these. The pet policy of 40.00 per dog is kind of crazy. Our dog weighs 9 lbs and is indoors 22 hours a day as well as only doing its "duty" in our yard and gets disposed of right away. I think that the money is a poor investment for this type of pet. We have had a tree fall on one mobile and in our new one a tree branch fell through our master bath roof. Tornado weather last year made things hard on us here.
Jul 10, 2014 · jon doeLove living here. A lot of work in the fall raking leaves and picking up in the spring but worth it for the peace and quite and sounds of nature. Nice place to live now and retire later
