Friends and family don't like coming to my place because of the SPEED BUMPS, they all say it scrubs their cars and there is just wayyy too many of them! Which everyone in the park agrees. I now have to replace my shocks in my car from living here! Also rent is absolutely ridiculous $460 when nothing has changed and the roads are horrible with huge pot holes and everyone's trailer is not kept clean, makes the place look worse! Also same trash around the pool in the bushes since I moved in, which was years ago!

The rent has been increased multiple times so 3 years ago the rent price was considerable but right now the rent is ridiculous because this place looks the same. they tried to charge for every single thing. We have been paying the rent including trash with the last company but now that the other company took the place they decided to charge for the trash service too.They go to charge you if you don't keep your house clean or your back yard too.Delivery: from my experience I just had 1 loss mail in 4 years so that is great but the locations lots in some places are confusing for delivery drivers so I have received my neighbors food and other deliveries multiple times that point is a little annoying but I just returned.When I have some problems in the lot sometimes the manager helps with that but in my experience I have others situation where I have to do it by myself because they don't have solutions.They have a good zone to walk with the dogsAnd about security nothing have happened in this 4 years in my lot.I hope this can be useful for someone. Everything is from my experience.

My children love it here especially the pool… And the speed bumps were definitely needed due to people driving fast and crazy which it is a kid friendly neighborhood. This is most affordable ,clean,safe, comfortable community that I’ve ran across since I’ve been staying here in Auburn so, I can’t complain and I won’t because I’ve seen and heard of places worser..

This place is a great option for families or even college students that cannot afford the expensive rent in Auburn or Opelika. Thanks Orchard Way. We love it here.
Jul 07, 2021 · Tierra R.Lived here for 3 years now. Place is usually quiet and well kept.You are responsible for your lawn, pets are allowed. There is a mailroom at the office and 2 ponds in the back for fishing. Only a 10 minute drive to campus or you can take the tiger transit which runs about every 30 minutes from the front of the park.EDIT: Roads have been paved which is a blessing!!! No more washing my vehicle once a week. Big thanks to the owner/staff!!
