I am a Homeowner from this mobile home park. I send several messages in regards how nasty my neighbors yard is not only that he parks his broken cars with exp tag and leave trash all around my main door that its disgusting and my other neighbor does not pick up after the dogs and they have pooped all over my area. If i could give a 0 start I would. I will be posting my home for sale. I think the management should be better and instead of giving violations for things that are not bad in vie they should start looking around better and have the cars removed when unlawful. My next complaint will be to Better Business Bureau. - Glorisela Torres-Diaz

Paradise Village Tampa Introduce

For local users exploring "RV parks near me" as a potential long-term or seasonal living arrangement, mobile home parks represent a distinct housing option. Paradise Village Tampa, located at 9304 Paradise Dr, Tampa, FL 33610, USA, is one such community in the Tampa area. Unlike traditional RV parks catering to short-term recreational stays, Paradise Village Tampa is designed for individuals who own their manufactured homes and lease the underlying land (the lot). The available customer reviews paint a concerning picture of the community, highlighting significant issues related to management, infrastructure, and the overall living environment.

One homeowner in Paradise Village Tampa expresses extreme dissatisfaction, stating they would give a "0 start" if possible. Their complaints center around several key areas. Firstly, they describe a "nasty" neighbor's yard and the persistent parking of "broken cars with exp tag," along with trash accumulation near their main door, which they find "disgusting." This indicates potential issues with enforcing community standards regarding property maintenance and vehicle storage. Secondly, the homeowner reports that another neighbor does not pick up after their dogs, resulting in pet waste in their area. This suggests a lack of effective pet control within the park. The homeowner criticizes the management, believing they should prioritize addressing these "bad" violations over others they deem less significant. They also mention the unlawful parking of cars and express intent to file a complaint with the Better Business Bureau and sell their home due to these unresolved issues.

Another resident, who owns their home in Paradise Village Tampa, echoes and expands on these concerns with a detailed and critical review. A primary complaint is the "Overpriced lot rent" that "keeps going up every year." This suggests a potential issue with the value proposition of living in the community, as the costs are perceived to be increasing without a corresponding improvement in services or amenities. This resident also points out the "poor quality of roads" and constant problems with the water supply, including issues with water pressure and intermittent lack of water. These are significant infrastructure problems that can directly impact the daily lives and comfort of residents.

Further criticism is directed at the maintenance staff, with the resident stating that they "didn’t speak English which is not safe when something goes wrong and can’t communicate." This language barrier could indeed pose safety risks and hinder effective communication when maintenance issues arise, causing frustration and potential delays in resolution.

The resident also expresses frustration with the park's control over their owned home, particularly regarding tree maintenance. They mention that "several trees took out homes during Hurricane because they don’t take care of them" and that these trees are on land owned by the park, not the homeowners. This raises serious concerns about safety and the park's responsibility for maintaining potentially hazardous trees. The resident also feels that the lot rent should cover more comprehensive services, including lawn care, which they describe as "half taken care of." They assert that management does nothing to address resident issues and that the numerous rules make it difficult to "live" comfortably, questioning the benefit of owning their home under such conditions.

Adding to the negative experience, this resident recounts being "charged late fee instead of an understanding" during a hurricane, suggesting a lack of empathy or flexibility from management during challenging circumstances. They also state that they "doesn’t feel safe in this neighborhood," although the reasons for this feeling are not explicitly detailed. The issue of dogs defecating in yards is also mentioned as a repeated complaint that has gone unaddressed because the resident cannot identify the specific dog, highlighting a lack of proactive measures by management to enforce pet policies.

Finally, this resident expresses dissatisfaction with the fairness of the lot rent and mentions receiving "threat letters," yet they do not see the high lot rents being used effectively to improve the park or address the numerous issues raised. This paints a picture of a community where residents feel overcharged and underserved, with management perceived as unresponsive and ineffective.

Based on these two detailed and highly critical reviews, Paradise Village Tampa appears to be a mobile home park facing significant challenges related to management, infrastructure, neighborly disputes, and overall quality of life. Potential residents searching for "RV parks near me" who might consider this community for long-term living should be extremely cautious and conduct thorough due diligence.

Given the severity and consistency of the complaints, it is difficult to identify any clear positive aspects or promotional information based solely on these reviews. The issues raised are fundamental to a positive living experience in any residential community.

For local users considering Paradise Village Tampa, it is strongly recommended to:

  • Visit the park in person: Conduct a thorough walkthrough of the community to observe the conditions of the roads, common areas, and overall environment. Pay attention to the upkeep of individual lots and any signs of the issues mentioned in the reviews (e.g., poorly maintained yards, abandoned vehicles).
  • Attempt to speak with current residents: If possible, try to have conversations with multiple residents to get a broader range of perspectives on living in Paradise Village Tampa. Ask about their experiences with management, infrastructure, safety, and community rules.
  • Inquire about management responsiveness: Directly address the concerns raised in the reviews with the park management. Ask about their policies on neighbor disputes, pet control, infrastructure maintenance, and rule enforcement. Assess their willingness and ability to address these issues effectively.
  • Review the lease agreement carefully: Pay close attention to the terms of the lot rental agreement, including the frequency and potential amounts of rent increases, as well as the services included in the rent.
  • Investigate safety measures: Inquire about any security measures in place within the community.

Given the serious nature of the complaints regarding safety, infrastructure, and management responsiveness, prospective residents should carefully weigh the potential risks before considering Paradise Village Tampa as a long-term living option. The negative feedback is detailed and comes from homeowners within the community, suggesting that these are not isolated incidents or misunderstandings.

To contact Paradise Village Tampa directly, you can use the provided phone number: (813) 621-2392 or +1 813-621-2392. However, it is crucial to supplement any information received from management with independent observations and feedback from current residents to obtain a comprehensive and unbiased understanding of the community.

In conclusion, the available online reviews for Paradise Village Tampa paint a concerning picture of a mobile home park with significant issues related to management responsiveness, infrastructure, neighborly disputes, increasing lot rent, and overall quality of life. Local users searching for "RV parks near me" who might be considering this community for long-term living are strongly advised to proceed with extreme caution and conduct thorough independent investigation before making any decisions.
