Pine Oaks Introduce
Pine Oaks is a mobile home park located at 4259 Philips Hwy, Jacksonville, FL 32207, USA. Situated in Jacksonville, Florida, this community offers a residential option within a large and diverse city. Jacksonville provides a wide array of amenities, including employment opportunities, shopping, dining, and cultural attractions. While primarily a mobile home park catering to long-term residents, individuals searching for "RV parks near me" in the Jacksonville area might find it relevant if the community offers accommodations for recreational vehicles, although this is not explicitly stated in the provided information.
The available customer reviews for Pine Oaks present a mixed view of the community and its management. One resident, who has lived there for almost a year and a half, shared a positive experience regarding the property managers. This resident, facing personal difficulties, described the managers as "incredibly patient and accommodating" of their situation. They further noted the managers' willingness to communicate and work towards favorable solutions, even with multiple calls during the week. This отзыв suggests a level of compassion and support from the management team, which can be a significant factor for residents, particularly during challenging times.
In contrast, another reviewer, who lived in Pine Oaks for a year, shared several negative experiences. This reviewer mentioned inconsistencies in lawn maintenance, stating that the grass was only cut on two occasions during their year of residency. They also reported issues with a damaged refrigerator, which was allegedly replaced with a "dirty and very used one" that was only functional temporarily. The reviewer described the overall condition of the property as "all dirty and neglected." Furthermore, they expressed concern about ongoing remodeling of older houses (from the 1960s and 70s) with the intention of selling them at a price point of $25,000 to $27,000, labeling this as "horrible." The reviewer also criticized the administration as "disgusting" and highlighted a significant drainage issue, stating that it becomes impossible to go outside after it rains due to widespread flooding.
These contrasting reviews paint a complex picture of Pine Oaks. The positive feedback emphasizes supportive and understanding property management, which can contribute to a positive living experience, especially when residents face personal challenges. However, the negative review raises serious concerns about the maintenance of the property, the quality of provided appliances, the perceived value of remodeled homes, the effectiveness of the administration, and significant infrastructure issues like poor drainage and flooding.
For local users searching for "mobile home parks near me" in Jacksonville, Pine Oaks presents itself as a community with potentially caring management but also with reported issues regarding maintenance and infrastructure. The positive отзыв about management's empathy could be appealing to individuals seeking a supportive residential environment. However, the negative отзыв detailing neglect and significant problems like flooding should be carefully considered by prospective residents.
For individuals specifically looking for "RV parks near me," the provided information does not explicitly state whether Pine Oaks accommodates recreational vehicles. Mobile home parks primarily cater to long-term residents living in manufactured homes. While some might offer limited spaces for RVs, their facilities and services are typically geared towards permanent or semi-permanent housing rather than short-term RV stays. If Pine Oaks does accommodate RVs, potential visitors should contact the park directly to inquire about the availability of sites, the types of hookups offered (water, electricity, sewer), the size and condition of the sites, and any amenities specifically for RV travelers (e.g., restrooms, showers, laundry facilities).
To obtain a comprehensive and accurate understanding of Pine Oaks, interested parties should contact the park directly using the provided phone numbers: (904) 737-4255 or +1 904-737-4255. Potential residents or RV visitors should inquire about the current management policies, the status of maintenance and repairs, any ongoing or planned improvements to the property (including drainage issues), the availability and condition of homes for sale or rent, and the amenities offered to residents or RV guests. It would also be beneficial to ask about lot rental fees, utility costs, and any community rules and regulations.
The negative reviewer's comments about the remodeling of older homes and their pricing suggest a potential strategy by the park management to upgrade and sell properties within the community. However, the reviewer's perception of this as "horrible" indicates a dissatisfaction with the value proposition or the way it is being implemented. Prospective buyers might want to inquire about the details of these remodeled homes and compare them with other housing options in the Jacksonville area.
The serious issue of flooding reported by one resident is a significant concern that potential residents should address directly with the park management. Inquiring about the frequency and severity of flooding, as well as any measures being taken to mitigate this problem, is crucial for making an informed decision about living in Pine Oaks.
As no promotional information was included in the provided data, we cannot comment on any special offers or unique features being advertised by Pine Oaks. Any such information would need to be obtained directly from the park management.
In conclusion, Pine Oaks in Jacksonville, Florida, appears to be a mobile home community with both positive and negative aspects reported by its residents. The property management is described as patient and accommodating by one resident facing hardship, which is a notable strength. However, another resident reported significant issues related to property maintenance, appliance quality, administrative effectiveness, and a major problem with flooding. For local users searching for "mobile home parks near me," Pine Oaks warrants careful consideration, with a strong recommendation to contact the management directly to address the concerns raised in the negative review. For those seeking "RV parks near me," it is essential to inquire whether Pine Oaks accommodates RVs and what specific amenities are available for recreational vehicles. A thorough investigation and potentially a visit to the property are advisable before making any decisions about residing or staying at Pine Oaks.

Pine Oaks Reviews
I've lived here for almost a year and a half now and have recently come up on hard times and the property managers have been incredibly patient and accomodating of my situation. Even when I've called them multiple times during the week, they are always willing to talk to me and do what they can to work things out in my favor.
May 03, 2024 · Justice Adamsa year living there, the first thing they cut the grass on 2 occasions, my refrigerator was damaged and if they changed it, they brought a dirty and very used one but it worked at the time, all dirty and neglected, now they are remodeling a house from the 60s and 70 to sell it for $ 27 to $ 25 thousand dollars is horrible, the administration is disgusting and when it rains you cannot go out since the water is everywhere and you cannot go out
Dec 06, 2021 · Nelson RiveraI have lived here almost eleven years. If you want a nice place to live come here. Nice mixture of young couples with children to older retired adults. Rent is very reasonable. Small increases every few years. Home owners got rent increase two years ago. Long time since renters have. Everyone’s friendly. I have the best neighbors all around me. Cat friendly ( if you are looking for a furry friend you will see one.)Walmart is right across the street. Within walking distance you have several restaurants. All together a great place to enjoy quiet, peacefulday. Nina the manager. Very courteous and helpful if you have a problem. Will meet you on a walk if you decide to live hereCarol Davis Garcia. Nov 01, 2019 · carol garciaOwned by slum lords who have other slum lords managing the place. If you end up living here don't ever expect to get your security deposit back, every piece of trash that runs that place will tell you straight up you aren't getting it. Every time I encountered the manager she was clearly tweaking on some kind of drugs and was very confrontational. Hope everyone who is involved with running this place gets aids and kills themselves.
Nov 23, 2016 · Aaron BobbyQuiet neighborhood. Went by because I was looking to rent a bigger cheaper place. Ended up not feeling very comfortable with the staff or the properties. Almost felt like leaving right away. Definately cheaper and bigger but the properties do need a lot of work on. Did not rent any. Just got to rent a house for a few hundred dollars more but definately better.
