Plantation Acres Mobile Homes Introduce
Plantation Acres Mobile Homes is located at 4136 Windsor Spring Rd 107 ga in Hephzibah, Georgia, 30815, USA. For local individuals in the Hephzibah and surrounding areas who are considering mobile home parks or searching within the category of 'RV parks near me', Plantation Acres Mobile Homes is a location for which publicly available feedback exists. It is important to note that no direct phone number for Plantation Acres Mobile Homes was provided in the available information.
To provide an objective introduction to Plantation Acres Mobile Homes, it is crucial to analyze the feedback available from individuals who have experience with this community or its vicinity. The provided data includes two lengthy customer reviews that express significant concerns regarding the park's management, tenant behavior, and overall environment.
The first review comes from an individual who does not reside within Plantation Acres Mobile Homes but owns private property adjacent to it. This reviewer details a series of negative experiences over the past year allegedly caused by a specific renter within the mobile home park. These allegations include the renter spray-painting graffiti with offensive language facing the neighboring homes, shooting the reviewer's bedroom window while their disabled adult daughter was present, and allowing their dog to repeatedly enter the reviewer's fenced yard, leading to alleged threats and harassment. The reviewer also mentions the renter consistently having outdoor fires in violation of rental contracts and local laws, and the ongoing issue of the renter's large dog requiring multiple interventions by animal control. Furthermore, the reviewer claims that the management and local authorities (county commissioner and code enforcement) are aware of these issues, particularly the graffiti, which reportedly remained for over a year despite being asked to remove it. The reviewer expresses frustration with the management, alleging that their primary concern is rent collection and that they do not adequately address tenant issues such as disruptive behavior, property maintenance (grass cutting, cleanup), or safety concerns. The reviewer conveys a strong negative sentiment, stating that nobody would want their children or grandchildren near such "filth" and that visitors are forced to witness it. The reviewer also mentions sending updates, including the addition of a cloth to the graffiti, to the commissioner and management, with low expectations of any action being taken.
The second review appears to be from a tenant within Plantation Acres Mobile Homes and expresses severe dissatisfaction with the park's management. This reviewer states that the management "seriously needs to be replaced" and that the entire trailer park has deteriorated. They allege that the owner does not communicate with tenants and that the manager is rude and disrespectful. Furthermore, they claim that the maintenance manager does not address repair requests. The reviewer urges the owner to conduct background checks on the staff, citing instances of witnessing them drinking and smoking publicly on the property and suggesting they may be taking advantage of the owner. The reviewer also mentions noticing that the management has allegedly broken several rental rules themselves, while other tenants face eviction for minor infractions. They express frustration over the management's absence from the office, forcing tenants to go to their house, where they are reportedly cursed at, and the police are called on them when attempting to voice concerns. The reviewer laments the decline of what was once a "fairly decent area to live" and implores the owner to investigate the management to prevent further damage to their property's reputation and value.
Based on these two detailed and highly critical reviews, Plantation Acres Mobile Homes appears to be facing significant challenges related to tenant behavior management, property maintenance, and the professionalism and responsiveness of the on-site management team. The allegations range from disruptive and potentially illegal activities by certain renters to a perceived lack of care and accountability from the management in addressing these issues and maintaining a safe and habitable environment.
For local users considering Plantation Acres Mobile Homes for mobile home living, it is crucial to be aware of these serious concerns raised by both a neighboring property owner and a reported tenant. While these reviews represent individual experiences and may not be universally shared, they highlight potential risks and issues that prospective residents should thoroughly investigate. Due to the lack of a direct phone number in the provided information, it may be necessary to physically visit the property and attempt to contact the management on-site to inquire about the current conditions, policies, and how the park addresses tenant concerns and enforces community rules.
Given the nature of the complaints, potential residents should specifically inquire about the park's policies regarding tenant conduct, noise levels, property maintenance expectations, security measures, and the process for reporting and resolving issues. Understanding the management's responsiveness to complaints and their commitment to ensuring a safe and respectful living environment would be paramount.
If Plantation Acres Mobile Homes also operates as an 'RV park near me', potential RV guests should be equally cautious and seek information about the park's environment, safety, and the availability and condition of RV amenities. The negative feedback regarding the overall state of the trailer park and the management's alleged lack of attention to tenant issues could also impact the experience of short-term visitors.
Due to the absence of positive reviews or any information regarding specific services, features, or promotional offers, it is challenging to provide a balanced introduction. The available information strongly suggests significant problems within the community that potential local users should be aware of and investigate thoroughly before considering residency. Visiting the property, speaking with current residents (if possible), and attempting to engage with the management directly would be essential steps in conducting due diligence.
In conclusion, Plantation Acres Mobile Homes, located at 4136 Windsor Spring Rd 107 ga, Hephzibah, GA, has received severely negative feedback concerning tenant behavior, management conduct, and overall property conditions. Local users considering this location for mobile home living or as an 'RV park near me' are strongly advised to exercise extreme caution and conduct comprehensive personal investigation before making any decisions. Obtaining direct information from the management and, if possible, current residents is highly recommended to gain a more accurate understanding of the current living environment.

Plantation Acres Mobile Homes Reviews
I dont live in that trailer park but it is behind my private property and for the past year i have been forced to deal w the filthy renter they allow to live there! thanksgiving morning 2021 he spray painted graffiti and included large A&& on it facing my home and all homes next to me causing values to drop! Mgmt and county commissioner and code enforcement is aware and he was told remove it and now a yr later its still there! He has shot my bedroom window while my adult daughter who is blind w autism was there scared her bad and after his dog constantly came in my fenced in yard many times and animal control left note on his door he and his female came to my home after dark beating on my home threatening me all on security cameras. He constantly is having outside fires and rental contract says no fires and laws say no fires in trailer park. Animal control has made numerous trips to catch his large dog. And today while i was working in my yard renter added a cloth to the graffiti of BLM w red heart and his name! I have now sent that via email to commissioner and the mgmt and i have no doubt mgmt wont do a thing about that either all mgmt cares about is collecting rent they dont keep safe renters or make him cut the grass or clean up marshalls and code has to make him clean up for it to be done! Nobody wants their children or grandkids around such filth. And anyone that visits us is forced to see his filth from my driveway and front and back door!
Nov 14, 2022 · Debbie HaddenThe management at this mobile park seriously needs to be replaced!! The whole trailer park has gone to trash the owner of the place doesn't talk to the tenants' and the manger is rude and doesn't have any respect for the tenants and the manager for the maintenance doesn't fix things for the tenants. So to the owner of this trailer park, you need to do back ground checks on your staff, because they treat your tenants is unreal. You need new people in your management not drunks (from what I've witnessed of them they drink and smoke publicly on the property) that take advantage of you. After checking my lease I've noticed that they've broken many of the rentals rules, but if anyone else in this place make a mistake they get evicted for no reason. So to the owner of this property, I ask that you check who you have as management before you lose everything you have worked for. They're never in the office when I visit to express my concerns, and when other tenants and I go to their house to speak to them, we get cursed at and the police get called on us. Where else are we supposed to go if they aren't in the office? It's really not fair, this was a fairly decent area to live, but the managers here have ruined that. I ask that you please look into them, and see the damage they're causing.
Jan 03, 2024 · Anonymous AnonymousThe management at this mobile park seriously needs to be replaced!! The whole trailer park is ran off of well water which at least twice a month there is some major issue with something with the plumbing or water pressure or most importantly, DO NOT DRINK THE FAUCET WATER BECAUSE IT IS AND HAS BEEN CONTAMINATED WITH RADIUM FOR OVER A YEAR NOW & NOTHING IS BEING DONE ABOUT IT!! SMH!!Yet, the amount that they charge for Lot rent is constantly being raised for "Park Maintenance" And nothing is being maintained at that park at all except the tenants being ripped off.
