Raintree Village has gone down hill for quite awhile now, and it's not at all looking promising that it's going to be improving any time soon. There's residents and guests that park anywhere they want to, such as driveways of empty lots and on the side streets other than Raintree Pkwy, where extra vehicles are supposed to be parked, when there's no room for them in a tenant's driveway and lobsided mailbox posts. There's also abandoned, beyond repair homes that are left to sit empty with no signs of being demolished, which the park tries to sell to unsuspecting tenants. And lazy maintenance staff.The park owners Oakwood Ventures are hard to get ahold of to file a complaint with, because of lack of an email address or phone number to the corporate office located in Dallas, TX. They're too cheap to get a decent fully equipped maintenance truck with a plow, to clear the streets of snow during the winter months, because another truck has to come out here from another park they own to do it. And they can't seem to retain an expert property manager long term who lives in the park, that actually knows how to get things done in a timely manner, such as evictions, taking and following up on tenants park related complaints, or enforcing park rules. The corporate office keeps saying that they are going to be bringing new homes to be placed on the empty lots, but since taking ownership a year and a half ago from the former owner, James Moore, not a single one has been brought in.Trash fee is $25.00 per month, and lot rent is through the roof, running about five hundred some dollars per month which is more than anyone who lives here can afford. Water, sewer, trash and lot rent should all be included together, not separate charges. This park needs a new make over, but it will not happen as long as this entity owns it. LLC companies seem to be the new norm of owning manufactured housing communities nowadays, instead of individual owners, and that's why the parks these huge management giants aquire, look run down, instead of maintained. Whoever is the CEO of this company, you need to stop ignoring the reviews and answer them, because this is ridiculous leaving the park in such disgusting disrepair. And nobody deserves to live like that. My question to you is, would you like living in a community where nobody who owns it cares, not even the property manager? Well, would you? Think about that while you are sitting in your luxury home sipping your fancy wine.

Management won't do anything about them My daughter is allergic to cats has a hard time breathing around them .People are constantly feeding cats in the field everyday sometimes 4-5 different people a day rite Next to me I say something to management about it.They act like there's nothing they can do.Won't use pictures or video as proof as people feeding the cats.I have license plates and pictures of people Feeding them every single day has came as far as people call on the cops on me for telling them not to feed the cats by my house and police tell them the same thing dont feed them here .Still, nothing has been done by management management solution is to feed the cats.Get them Fix soleil stop multiplying, which is ridiculous. When will the problem be solved in 10 years Twenty years Trash is littered everywhere all the time because of the cats. They are knocked over electrical peds. Holes in the ground with water lines sticking out of them. Gas lines sticking out the ground that are all dangerous and a safety hazard to everybody's. Children that play in this park especially the knocked over electrical peds With live wires going in and out of the bottom of them. The place is so disgusting and ridded with cats.When it rains that's all you can smell Cat feces and urine through the whole park But yet if you're looking up online is a nice clean park with brand new roads with a pool play ground and all Whoever owns this place needs to open their eyes And do something about it. Management is not going to do anything except for bring you down next step I'm reporting every single person to the police from here on out

The management are quick to leave a note on a homeowners door that rent needs paid, lawn needs mowed, etc., but they do not keep up with left over properties. The lawns need mowed and burned down houses need removed. Plus, they never opened the pool this year. I can't wait until she moves!!
