Sedgefield Mhc Introduce
If you are searching for “RV parks near me” or a mobile home community in Ashland, Virginia, Sedgefield Mhc, located at 102 Water Oak Ln, Ashland, VA 23005, appears to have generated significant negative feedback regarding its management and operational practices, according to recent customer reviews. Prospective residents, whether seeking a long-term RV site or a mobile home lot, should carefully consider these concerns.
One detailed review describes an "awful" experience with the management company at Sedgefield Mhc. The resident explicitly states being warned about the office staff prior to moving in, noting the existence of "hundreds of bad reviews" which, despite this forewarning, they chose to disregard. The reviewer's experience over the past year has seemingly validated these negative prior warnings. A major complaint is the frequent and seemingly opportunistic raising of rent, with three increases occurring within a single year of residency. This suggests a potentially unstable and costly living situation for residents.
Furthermore, this resident alleges that the negative reviews they had read prior to moving in are indeed accurate. They describe being constantly and falsely accused of lease violations, portraying the management as rude and overly vigilant, watching residents' "every move" to find "fictitious reasons" for violations. This type of environment can create significant stress and prevent residents from feeling comfortable and secure in their own homes. The reviewer also mentions attempting to contact corporate management without receiving a response, indicating a potential lack of accountability or support for residents facing issues at the local level.
A particularly concerning aspect of this review is the comparison of the management's behavior to that of a Homeowners Association (HOA), where residents reportedly do not "get to enjoy your home" due to the restrictive and potentially arbitrary enforcement of rules. This level of interference and perceived harassment has led the resident to the point of considering selling their home simply to escape the living situation. The most serious allegation in this review involves "super discriminatory practices" in the way management treats people, which, if true, would be a severe ethical and potentially legal issue.
Another review, while expressing empathy for the "Down to Earth, Caring, and Compassionate" residents of Sedgefield Mhc, echoes concerns about the community being a "giant scam/rip-off." This reviewer highlights the high cost of living, with residents paying over $700 per month for lot rent, in addition to separate charges for water, sewer, and trash pickup. This significant monthly expense for the basic privilege of occupying the land raises questions about the value provided by the community.
Adding to the financial burden, this review points out a discrepancy regarding lawn maintenance. While it is supposedly included in the fees, residents are reportedly fined for having grass over four inches in height. This suggests a very strict and potentially unreasonable enforcement of landscaping rules, which can lead to additional unexpected costs for residents. The reviewer expresses particular concern for elderly residents who may struggle to maintain their lawns to the required standard and may not be able to afford to hire help, potentially leading to unfair fines.
This second review also notes the perceived lack of recourse for residents due to the fact that Sedgefield Mhc is private property, suggesting a feeling of being at the mercy of the management company without external oversight. The sentiment expressed is one of sympathy for the residents who simply desire to be left alone and not harassed by the management.
Considering the platform category of “RV parks near me,” the overwhelmingly negative portrayal of the management and the high costs associated with lot rent and additional fees make Sedgefield Mhc a potentially undesirable option for recreational vehicle owners seeking a temporary or long-term stay. RVers typically look for transparent pricing, well-maintained facilities, and a welcoming environment. The issues raised in the reviews, such as frequent rent increases, strict and potentially arbitrary rules, and allegations of discriminatory practices, could significantly detract from the quality of an RV living experience.
In conclusion, the available customer reviews for Sedgefield Mhc in Ashland, VA, paint a concerning picture of the management practices, financial costs, and overall living environment. The allegations of frequent rent increases, strict and seemingly unfair rule enforcement, potential discriminatory behavior, and a lack of responsiveness from corporate management should give prospective residents serious pause. For individuals searching for “RV parks near me” or a mobile home community in the Ashland area, it is strongly recommended to thoroughly investigate these concerns, seek out additional reviews or information from current residents, and carefully consider whether the potential drawbacks outweigh any perceived benefits before making a decision about residing at Sedgefield Mhc. Direct contact with the management to address these specific issues and a visit to the property to assess the environment firsthand would be essential steps in the due diligence process.

Sedgefield Mhc Reviews
My experience has been awful with the management company. I was warned prior to moving here how the people in the office are & read the hundreds of bad reviews & still decided to give it a chance. Nothing ever improves but they love raising the rent every moment they get. I’ve only been here for a year and it has increased three times. All the negative reviews are true. They’re constantly accusing me of things that I’m not doing. They are rude and watch your every move to find fictitious reasons to violate your lease. I’ve called corporate and still no call back. You really don’t get to enjoy your home as they act just like an HOA. I’m at the point where I rather sell my home as I am not able to enjoy it. Super discriminatory practices going on here with how they treat people.
Apr 05, 2025 · Joanna RodriguezI feel sorry for the people who live here. Absolutely Everyone I met was Down to Earth, Caring, and Compassionate! However, I feel like this place is a giant scam/rip-off. They're paying over $700/month for lot rent, plus water & sewer, trash pickup, etc. And although lawn maintenance is supposed to be included, they fine people for having grass over 4 inches! I worry about the elderly people who live here and can't afford to pay someone to rake up their leaves, etc. Because it's private property, the government can't do anything! These are good people, who just want to be left alone and not harassed by the management company.
Nov 13, 2023 · Mili RaiRent is almost $800 per month. And that's if you own your home. Most residents that I speak to say it's obsurd. That they wish the rent would be lowered. But they are afraid to bring it to the attention of the office because of fear of being thrown out.Yards aren't big enough for kids to ride their bikes they have to ride in the street.Trash pick up is $20 per month. If you have a pet your charged per pet that you have on top of your rent. They have a strict set of rules and if you don't follow them they put notices on your door.Grass can't be passed 3 or 4 inches or they put a notice on your door.Rent goes up $30,$40 or $50 once every year in May.The community is nice I have plenty of friends I know everybody here and have no plans of leaving I've lived here over 20 years. It takes some getting used to but if you do what they ask they leave you alone for the most part. The biggest part for most residents is they all agree rent should be lower. That it's too expensive they barely get by and they live here because it's too expensive to live most other places or the communities aren't safe. That's 1 thing bout Sedgefield.Very safe community. Not much goes on here lol.
Mar 13, 2024 · Stephen WoodI think it would be a nice place to live. My sister & her family lived there when her children were young and now they are grown & happy with their own family. I am a senior now & ride The Senior Connections Van. We go their every day Monday thru Thursday & pick up one of our Seniors who lives their with her daughter. It seems to still be a nice quite place to live
