Woodford Estates Introduce
For local users searching for "RV parks near me" in the Woodford, Virginia area, Woodford Estates, located at 12392 Cousteau St, Woodford, VA 22580, is primarily a manufactured home community that might also accommodate long-term RV stays. While it serves as a residential area for manufactured homes, individuals seeking extended RV living in the region may consider it as a potential option. However, it is essential to approach this community with careful consideration due to significant concerns raised by recent residents, as indicated in the available reviews.
The environment of Woodford Estates is situated in Woodford, Virginia. The specific details about the community's landscape, such as the amount of green space, tree coverage, or the overall aesthetic, are not extensively described. However, typical manufactured home communities consist of individual lots for homes, internal roadways for access, and possibly some limited communal areas. It is important to note that recent reviews suggest a trend of increasing the number of homes within the community, potentially at the expense of previously available recreational spaces.
In terms of services, as a manufactured home community, the infrastructure is designed to support long-term residential living. This generally includes utility hookups at each lot, such as water, sewer, and electricity. For those considering long-term RV stays, it would be crucial to verify directly with the management whether specific lots are equipped and designated for RVs and what the terms of service would entail. The community likely provides basic road maintenance within the park. However, based on resident feedback, the upkeep of the community appears to be a point of concern.
The provided customer reviews paint a concerning picture regarding the management and overall conditions at Woodford Estates. Multiple reviews spanning several years (2019, 2023, and 2025) consistently highlight issues with the property management, specifically mentioning a lack of responsiveness, poor communication, and allegations of unfair or even potentially illegal practices. Residents have reported significant annual increases in lot rent without corresponding improvements to the community. Concerns have also been raised about the quality of basic utilities, such as brown water being a recurring problem.
Features that might typically be expected in a manufactured home community, such as recreational areas, appear to be lacking or in disrepair at Woodford Estates. One review mentions the removal of a playground four years prior to the 2023 update, with no replacement provided. The reduction of communal park and field space to accommodate more homes is also a significant concern raised by a resident with children, indicating a lack of safe outdoor play areas within the community. Security within the park is another area of concern mentioned in the reviews.
The phone number for Woodford Estates is (804) 448-2476 or +1 804-448-2476. Local users who are still considering this community for long-term RV living or manufactured homes are strongly advised to contact the management directly using this number. It is crucial to ask detailed questions about the availability of RV sites (if any), the terms of the lease, the cost of lot rent or site fees, the quality and reliability of utilities, and to inquire specifically about the issues raised in the resident reviews regarding maintenance, management responsiveness, and community improvements.
Promotional information is not provided in the available data. It is possible that the community might offer incentives at times, such as discounted lot rent for new residents or special terms for long-term leases. However, given the negative feedback regarding management and community conditions, any potential promotional offers should be weighed against the reported living experience. Direct inquiry with the management is the only way to obtain information on any current promotions.
For local users specifically searching for "RV parks near me," it is imperative to ascertain whether Woodford Estates actively welcomes RVs for long-term residency and what specific amenities and services are provided for RVs. The negative reviews primarily focus on the experiences of manufactured home residents, but the underlying issues with management and maintenance could potentially affect RV residents as well. It would be prudent to seek alternative RV parks in the Woodford, VA area that have more positive and reliable feedback regarding their services and living conditions.
In conclusion, while Woodford Estates is located in Woodford, VA, and might technically fall under the category of a residential community that could potentially accommodate long-term RV stays, the overwhelmingly negative feedback from residents regarding management, maintenance, utility issues, and the lack of community amenities should give prospective residents significant pause. Local users searching for "RV parks near me" are strongly encouraged to thoroughly investigate these concerns by directly contacting the management and, ideally, by seeking feedback from current RV residents if possible. It would also be wise to explore other RV park options in the Woodford area that may offer a more positive and reliable living environment.

Woodford Estates Reviews
2025: surprise surprise nothing has changed except for lot rent increasing ($30 in 2024 when it has usually been $20). We are under a water restriction every year but they are for some reason putting in 18 more homes. They removed what little park and field that we had to put more homes. So if you have children, they have nowhere to play except the middle of the road. It's very clear that they don't care about anyone or anything besides getting money. She is starting to make up rules over night when she sees someone doing something she doesn't like. She also always has an attitude when she answers the phone. There's a reason why none of the managers or owners would live here, they know it's bad. they just don't care.2023 update: nothing has changed. The manager, Charlene Jackson-Fields, tried to illegally evict multiple people in 2021. Mail is being stolen, and they refuse to give us cluster boxes so the post office is holding our mail. The manager has also continued to use the "well this is the first I'm hearing about it" lie for everything. Please look elsewhere. Our water is STILL brown a lot of the time. Lot rent goes up every year due to "maintaining the park," but we have never had improvements. They removed the playground for a new one 4 years ago, and we still don't have one. Owners of the park won't call or email back. Don't waste your time here.2019: Management is a joke, don't expect to get a call back unless they need something from you. The water is BROWN and the manager knows she refuses to believe anything is wrong. Lot rent is raised yearly and there is nothing to show for it.
Jan 29, 2025 · Winter DManagement is a joke. The property manager finds something wrong with everything and will threaten eviction over things. She also does not follow through with maintenance on the lots. Lot rent raised twice within the last 12 months. The actual owner of the park is in California, and you will never be able to get ahold of them**BUYERS ALSO BEWARE that if you purchase a rent to own home with CBI, Holly is a very wishy, washy person to deal with. CBI and the management at Woodford Estates also will find a way to "legally" steal your belongings it if you are ever evicted.
Nov 05, 2018 · Charmaine MartinProperty manager is ridiculous. She is always looking for things to to nit pick about. Raise the rent every year without making any necessary improvements. It’s a TRAILER PARK for goodness sake, not a million dollar home gated community 🙄🙄 would give zero stars if allowed 🤬
