The Hills Introduce
If you are searching for "RV parks near me" or exploring 55+ mobile home communities in the Apopka, Florida area, The Hills, located at 1100 Roger Williams Rd, Apopka, FL 32703, USA, presents itself as a well-regarded option for those seeking a peaceful and established residential environment. This introduction aims to provide local users with a detailed and objective overview of The Hills based on recent customer reviews to help you assess its suitability for your potential living or short-term stay needs.
One recent review describes The Hills as a "clean, tasteful, quiet mobile home park nestled in small hills in Apopka." This paints a picture of an aesthetically pleasing community that benefits from a tranquil setting within a naturally undulating landscape. The mention of being "nestled in small hills" suggests a potentially scenic environment that sets it apart from flatter mobile home parks. The emphasis on being "clean" and "tasteful" indicates a well-maintained and visually appealing community.
The unique layout of The Hills is also highlighted, noting that it is a "dead end with all homes on cul-de-sacs." This design can contribute to reduced traffic within the park, enhancing its quiet and safe atmosphere. Cul-de-sacs often foster a greater sense of community and neighborliness as they limit through traffic and create more communal spaces within each small neighborhood.
In terms of amenities, the review mentions the presence of a "community laundry, clubhouse, and swimming pool." These are valuable features that contribute to the convenience and social aspects of living in The Hills. A community laundry facility provides a practical service for residents, while a clubhouse serves as a central gathering point for social activities and events. The swimming pool offers a recreational amenity for relaxation and exercise, particularly appealing in the Florida climate.
The reviewer also notes the presence of "friendly people and long established" residents, suggesting a welcoming and stable community. A long-established residency often indicates a positive living experience that encourages people to stay long-term, fostering a strong sense of community and belonging. The friendliness of the residents further enhances the appeal of The Hills as a welcoming place to live.
Regarding the ownership structure, the review clarifies that "Lots are rented, and residents own their homes." This is a common model for manufactured home communities, providing residents with the benefits of homeownership without the responsibilities of owning the land, often resulting in more affordable housing options.
Another recent review specifically identifies The Hills as a "Nice 55+ community," confirming its designation as an age-restricted community catering to seniors. This aligns with the description of a "long established" population, suggesting a mature and potentially quieter living environment suitable for retirees and those in their retirement years.
This second review further elaborates on the amenities, highlighting a "nice pool with outdoor grill." The addition of an outdoor grill enhances the recreational and social opportunities around the pool area, providing a space for residents to gather and enjoy outdoor cooking. The "Great clubhouse with everything you need" reinforces the earlier mention of a clubhouse and suggests it is well-equipped to serve the needs and interests of the residents. The unique feature of a "radio with speakers outside to listen to while you are enjoying the pool" adds a touch of leisure and ambiance to the pool area, contributing to a relaxed and enjoyable atmosphere.
Considering the platform category "RV parks near me," The Hills is identified as a mobile home park, primarily focused on long-term residency in manufactured homes. The reviews do not explicitly mention the availability of RV sites or facilities for recreational vehicles. It is possible that, like some manufactured home communities, The Hills might accommodate RVs on a limited basis, perhaps for short-term visitors of residents. However, those specifically seeking RV parks in the Apopka area would need to inquire directly to ascertain if RVs are permitted and what amenities are available for RV guests.
Based on the available reviews, The Hills offers a compelling package for those seeking a clean, quiet, and friendly 55+ mobile home community in Apopka, Florida. Its unique layout with cul-de-sacs, coupled with amenities like a community laundry, clubhouse, and a nice pool with an outdoor grill and sound system, contribute to a comfortable and engaging living environment. The long-established and friendly residents further enhance the sense of community.

Mar 12, 2022 · Scott AdamsNice 55+ community. Has a nice pool with outdoor grill. Great clubhouse with everything you need and radio with speakers outside to listen to while you are enjoying the pool.
Jun 24, 2024 · Joanna GloverThe community is definitely in need of clarification on their policies regarding non owners , renters that have been allowed to move families in that have young children & grandchildren residing here & I have found they are irresponsible, regarding not being supervised, with no regard not only for the welfare of their own children, but residents living in the community. It is quite disheartening, as I own here for 6yrs, & have not run across such negligent behavior being allowed to continue after several calls trying address a very bad situation. If your looking to join The Hills Community, do some serious investigating, it is not a True 55 over community.
Jun 14, 2023 · valerie yokemickBeen here for over 15 years, worst place I've ever lived. Have to pay property tax this year $259 for the lot you don't even own, plus Orange County's tax for registration. They buy the water from city then charge you more for it, my water bill never changes more than a $1 or 2 no matter how little or how much I use, had to buy our own water meter, rent went up $33 bucks this year, you get nothing for your money except trash pick up twice a week. If you complain your told if you don't like it move, speed limit, no parking and stop signs are ignored nothing is enforced except paying them money. They give out notices on whats wrong with your lot and home while ignoring the things they are supposed to do. Everything is the tenets responsibility and not theirs, the voluntary HOA makes deals with company without informing tenets even tho they don't have enough people to do it, it doesn't even adhere to the states rules regarding HOA's they make who ever they want the president of HOA without even voting. But hey they do have a nice club house, spent a ton of money on that, can't get a tree removed that's damaging your home, but they do have money to waste on unnecessary things.
Dec 23, 2022 · James Rowsey (HMH-362)The residents are great, the manager is good, but he can do only so much. We take our concerns to the HOA board, they take it to the management, the Manager takes it to Sun Properties and our concerns stop there and nothing happens. They show all the amenities we have, some the residents did themselves like the computer center and library in the Clubhouse. The only amenities we have here is a Clubhouse, which holds only 60 people (Max. Standing Capacity) while we have over 100 residents, no safe parking and not enough parking spaces to even accommodate 20-30 vehicles at the Clubhouse, bad lighting within the Clubhouse, with the Pool and Clubhouse closing at dusk, our pool heater hasn’t worked for months, and no lighting for the pool. Several items the residents have asked for and or promised to the residents keep getting put off or delayed.Every year they increase rent, charge property taxes which doubled this year while we don’t own the property! They continue to increase charges on Utilities they control such as our water. They have an old Prospectus that protects them but they have the ability to choose to provide little to no increases to the residents due to the lack of provisions to the residents of the Community, but refuse to. We are told “we are a for profit company” and it is apparent by actions that their profit is valued over resident concerns. They don’t consider that the average age is 80, most on a single income where the cost of living doesn’t go up as much as they increase costs to residents. They don’t offer lawn care or anything to show for these increases. It’s obvious they care for profit over people. The HOA meet with them to try to fight the increases but they don’t even take anything into consideration. We try to get more amenities, sidewalks repaired as well as other items needing to be fixed or repaired They say make a list. Management tells us they can only get limited things done due to limited funds to spend each year. We haven’t seen many things needing to be repaired or fixed, along with items promised to us in years . Maybe we will get lucky one day. It could make it a happier place to live. Many residents retired and on fixed incomes have to make a choice to pay for groceries or rent??? Yikes
