The Lakes Introduce
If you are searching for "RV parks near me" in the Smiths Creek, Michigan area, The Lakes, located at 5901 Lapeer Rd, Smiths Creek, MI 48074, USA, is a manufactured home community that may offer accommodations for RV travelers. You can contact them at (810) 966-8000 or +1 810-966-8000 for inquiries about RV site availability and terms. Recent customer reviews provide a mixed perspective on the community, with concerns raised about the new management contrasting with some positive aspects of the location and past experiences.
One recent review expresses significant dissatisfaction with the "NEW property manager," describing them as "very unprofessional" and lacking the ability to communicate effectively without "blowing up on people." The reviewer also alleges inconsistency between the manager's words and actions. Given that their family has lived in the community for over ten years, their negative assessment carries weight. They strongly suggest that the owners reconsider their property manager options, implying a substantial decline in management quality. This is a critical factor for potential RV travelers to consider, as the professionalism and competence of the management can significantly impact the overall living experience and the resolution of any issues that may arise during a stay at "RV parks near me."
Another reviewer offers a longer-term perspective, having lived at The Lakes previously from 2005 to 2008. They moved out due to a desire for more land but have since returned and now reside on Twin Lakes, near a trail. Their experience suggests that the location itself has inherent appeal, particularly for those who appreciate access to natural surroundings like trails. This could be a significant draw for RV travelers who enjoy outdoor activities such as walking, hiking, or biking. The reviewer notes a change in ownership, stating, "Alot has changed since Dave owned it,it was better kept upped but it's still a nice place to live." This indicates a perceived decline in maintenance and upkeep compared to the past, but still acknowledges that the location remains "a nice place to live." This suggests a trade-off between a potentially desirable setting and possibly lower maintenance standards under the new management.
The environment of The Lakes appears to be a key aspect, with mentions of being located on South Branch and Twin Lakes, and having access to a trail. This suggests a potentially scenic and nature-oriented setting, which can be a significant draw for RV travelers seeking a more tranquil and outdoorsy experience compared to more urban "RV parks near me." The presence of lakes could also imply potential water-related activities or views, further enhancing the environment's appeal.
However, the negative feedback regarding the new property manager raises concerns about the overall management environment within the community. Unprofessional management can lead to a range of issues, including poor communication, inconsistent rule enforcement, and inadequate responsiveness to resident or guest concerns. This can significantly detract from the quality of life and the overall experience of staying at The Lakes, even if the physical environment is appealing.
Information regarding specific services and amenities for RV travelers at The Lakes is not detailed in the provided reviews. Typically, "RV parks near me" offer essential hookups for water, electricity, and sewer. Given the mention of declining upkeep, it would be prudent for RVers to inquire about the condition and reliability of these essential services. Other common amenities in RV parks include laundry facilities, restrooms, and recreational areas. It is recommended that interested individuals contact the management directly to ascertain the availability and quality of these facilities at The Lakes.
Features of The Lakes that can be identified from the reviews include its potentially scenic location with lake access and proximity to a trail. The long-term resident's return suggests a fundamental appeal to the location. However, a significant negative feature is the reported unprofessionalism of the new property manager and the perceived decline in overall upkeep since the change in ownership. These management and maintenance concerns could outweigh the positive aspects of the location for some RV travelers.
Currently, there is no promotional information available for The Lakes in the provided reviews. The feedback focuses on the management and the general environment rather than any special offers or incentives for new residents or RV guests. Therefore, those interested in staying at The Lakes should contact the management directly to inquire about rates for RV sites and any potential discounts for short-term or long-term stays, while also being mindful of the reported issues with the new property manager and the upkeep of the community.
In conclusion, The Lakes in Smiths Creek, Michigan, offers a potentially attractive location with access to lakes and a trail, which may appeal to RV travelers seeking a nature-oriented experience among "RV parks near me." However, significant concerns have been raised regarding the professionalism of the new property manager and a perceived decline in the community's maintenance since a change in ownership. These management and upkeep issues are critical factors that potential RV visitors should carefully consider. It is highly recommended that interested individuals contact the management directly at (810) 966-8000 or +1 810-966-8000 to inquire about the current state of the community, the availability and condition of RV amenities, and to assess whether the potential benefits of the location outweigh the reported drawbacks associated with management and maintenance. A thorough personal assessment is advised before choosing The Lakes for your RV stay.

The Lakes Reviews
NEW property manager is very unprofessional. Doesn't have the ability to communicate with out blowing up on people. Also says one thing and does another. Family has lived in the community for 10+ years. The Owners should seriously consider their property manager options going forward! Or they just dont care anymore so sad😞. keep that in mind if you plan on moving in.
Aug 10, 2018 · Aaron AWe lived here in 2005 - 2008 and moved out only because we wanted more land . We lived on South Branch , but we are back and now live on TWIN Lakes up against the trail. Alot has changed since Dave owned it,it was better kept upped but it's still a nice place to live
Jun 08, 2023 · Lorna EUse to live here with my sister about 17 yrs ago on South Branch ln. Very nice place that I recently moved back n I still enjoy it. Seems a little different, but still very peaceful living.
Jul 06, 2023 · Patty LaurainMom has lived there for a year now. Loves the property, setting and no issues with anyone or manager. If you are looking for a family area or a senior its a great place and one I am glad my mom moved into as I feel good about having her in a safe location
Jul 10, 2017 · Mark HallerWe sold our big home about a year and half ago and moved to The Lakes. Absolutely love it here. We have awesome neighbors. Our open concept home has more than enough living space for the two of us and occasional family visiting. Pool, kids play area. walking trail, lots of wildlife to entertain us! Sitting on the back porch watching the water, swans and ducks. Life is good. Management makes everyone stick to the rules within reason in order to maintain the quiet peaceful beauty of the park. Dave and his whole crew have been very kind to us. Wish we had made the move years ago.
