Kimball Estates MHP Introduce
When searching for "RV parks near me" in the Smiths Creek, Michigan area, Kimball Estates MHP, located at 5148 Dove Rd, Smiths Creek, MI 48074, USA, is a mobile home park that might potentially offer accommodations for recreational vehicles. While the primary focus of a mobile home park is typically long-term residency in manufactured homes, some parks also provide spaces for RVs, particularly for extended stays. For individuals exploring "RV parks near me" in the Smiths Creek region, Kimball Estates MHP is a location that could be considered, but it is crucial to carefully review the available customer feedback, which presents significant concerns.
The overwhelming sentiment in the primary customer review is highly negative, with the reviewer stating they would give a rating lower than one star if possible. This individual, who lived in the park for nearly four years, describes a problematic management style characterized by favoritism, strict and seemingly arbitrary enforcement of rules, and a lack of responsiveness to resident complaints. Specific issues raised include the prohibition of children's toys in yards (with notices issued for non-compliance), frequent and poorly communicated water shutoffs due to water breaks, and the alleged disregard of complaints against favored residents by someone named Tammy, presumably part of the management.
The reviewer also claims a lack of property maintenance due to the departure of the maintenance personnel without replacement, resulting in unresolved issues. Furthermore, concerns are raised about the "rent to own" program, where cosmetic fixes allegedly conceal significant underlying damages that become the responsibility of the purchasing residents. The management is also criticized for refusing to provide a dumpster or update the trash contract to accommodate bulk item disposal, with accusations of Tammy "yelling" at residents who leave such items outside.
Adding to the negative portrayal, the reviewer recounts a surprise inspection that led to violations and instructions to dispose of bulk items in a dumpster that was subsequently removed. Interactions with Tammy's husband, who is described as tearing down old trailers, are also reported as negative, with claims of him being "ignorant," attempting to exert authority he does not possess, and even trespassing to cut the reviewer's grass with the intent to charge for it, followed by using abusive language when asked to leave.
The issue of inconsistent enforcement of rules is further highlighted by the example of bonfires, which were allegedly permitted for a certain group of people but met with "ignorant messages" from Tammy when others attempted to have them. The reviewer concludes with a strong recommendation against moving to Kimball Estates MHP, citing a deeply negative personal experience and a serious health concern: their youngest child allegedly developed lead poisoning from the frequent "bad water breaks." The mention of a resident selling a snow blower to the reviewer's brother seems to be an isolated, neutral observation unrelated to the park's management or living conditions.
Considering the platform category "RV parks near me," the overwhelmingly negative review paints a concerning picture for any potential resident, including RVers seeking a temporary or long-term stay. The alleged lack of maintenance, frequent water issues, and the described management style could significantly impact the quality of life for RV residents. Essential services such as reliable water supply and well-maintained grounds are crucial for RV living. The reported arbitrary rule enforcement and potential for conflict with management could also create an unpleasant and unstable environment for RVers.
Information regarding specific services and features relevant to RVs is not provided in the review, likely because the reviewer was a mobile home resident. Typical RV park amenities like dedicated RV sites with electrical, water, and sewer hookups, laundry facilities, restrooms, showers, and recreational areas are not mentioned. Given the negative comments about overall maintenance and management responsiveness, the availability and quality of any potential RV-specific amenities would be a significant concern and would require thorough investigation.
Similarly, details about the environment of the park from an RV perspective are not available. The review focuses on issues related to mobile home living and management practices rather than the physical layout or aesthetics of the park. Factors such as the size and type of potential RV sites, landscaping, and ease of access for recreational vehicles are unknown.
Promotional information for Kimball Estates MHP, specifically related to RV stays, is entirely absent in the provided text. The focus of the review is on negative experiences as a long-term resident. Details about daily, weekly, or monthly rates for RV sites, the availability of long-term RV site rentals, or any special offers for RV travelers are not mentioned. Individuals interested in potentially parking their RV at Kimball Estates MHP would need to contact the park management directly using the provided phone numbers, (810) 642-4646 or +1 810-642-4646, to obtain any information about RV accommodations, keeping in mind the serious concerns raised in the review.
In the context of "RV parks near me," the available information strongly suggests caution when considering Kimball Estates MHP. The detailed and highly negative account from a former long-term resident raises significant red flags about the park's management, maintenance, and overall living conditions. While it is possible that RV stays might be different from permanent mobile home residency, the reported issues could still impact RVers. Therefore, individuals searching for "RV parks near me" in the Smiths Creek, MI, area should carefully weigh this negative feedback and conduct extremely thorough due diligence if they choose to inquire further about RV accommodations at Kimball Estates MHP. Exploring alternative RV parks in the vicinity with more positive or at least less concerning reviews would likely be a more prudent approach.
In conclusion, Kimball Estates MHP in Smiths Creek, MI, is a mobile home park with at least one severely negative review detailing significant issues with management, maintenance, and living conditions. For individuals searching for "RV parks near me," this information should be carefully considered. While the park might potentially offer RV sites, the reported problems raise serious concerns about the quality of the environment and services. Prospective RVers should proceed with extreme caution and conduct thorough inquiries, or perhaps consider alternative RV parks in the Smiths Creek area with more favorable reputations.

Kimball Estates MHP Reviews
If I could give less than a 1 star rating I would but because I cant,I lived in this park almost 4 years, within that four years you could tell the park management had there few people that could do no wrong and everyone else was the bottom of the barrel. You cant have kids toys in the yard and if you leave the stuff in your yard you get a notice. They shut off the water for all these water breaks and dont give enough notice. If you make a complatint about another resident it doesnt get taken care of because tammy has her little group of people. There is not maitance on the property because he quit and they wont replace him. So nothing gets done. They do rent to own to some people with only cosmetic fixes and leave the people who do rent to own to deal with the bigger damages that they cover up with paint or messed up drywall so when you go to fix up the place you can see the major problems. They wont bring in a dumpster or update the trash contract to be able to throw away bulk items and when you set them outside tammy will text you yelling at you. Before I moved there was a suprise inspection and several people including myself got violations and got told to throw bulk items away in the dumpster that got removed. They have tammys husband tearing down the old and rotted trailers gets ignorant and trys to be the boss when he has no say so. He has tried to come on my property to cut the grass and was going to charge me. When I told him to leave my property he cussed me out. He is not the park manger He does not need to be on someones property without concent. They had people having bonfires and everything was fine and dandy but when someone not in the group of people tried to have one tammy would sent ignorant messages out.I could go on and on about everything that happens there.I will never move back there or tell people to move there. It is not worth it. My youngest got lead poisiing from being there with all of the bad water breaks that they have had.

Jul 30, 2021 · Keviin WrubelThis place is lucky to still have residents and homes there. There is not any maintenance being done and you can tell.
Aug 08, 2023 · Scott ScheffIt's quite I grew up out here originally and it's a wonderful , beautiful area and not to mention it's not so much drama like midtown or south end port Huron
