Brandymore Pines MHC Introduce
For local users in the Fort Gratiot Township and greater Port Huron, Michigan area, who are exploring long-term housing options and might be using the platform category "RV parks near me" as an initial step to discover mobile home communities, Brandymore Pines MHC, located at 4400 Krafft Rd, Fort Gratiot Twp, MI 48059, USA, presents itself as a residential possibility. While the platform category typically focuses on temporary recreational vehicle accommodations, it can sometimes serve as a gateway to finding information about nearby mobile home parks that offer a more permanent living arrangement.
Based on the available customer reviews, Brandymore Pines MHC offers a somewhat complex picture with both positive and negative aspects highlighted by its residents. A long-term resident of six years provides a detailed review, outlining both the advantages and disadvantages of living in the community. Positively, this resident notes that Brandymore Pines MHC offers the "cheapest lot rent in the area," which could be a significant draw for those seeking affordable housing options. Additionally, many lots are described as "spacious" with the benefit of woods and wildlife, creating a potentially attractive natural environment for some residents. The reviewer also emphasizes a strong sense of safety within the community, stating, "No theft ever, no break ins. Safe community to live in." This is a crucial factor for many when choosing a place to live.
Furthermore, a more concise recent update corroborates the aspect of cleanliness, describing the park as "Clean😎," and also notes that it is "quiet." These positive attributes contribute to the potential appeal of Brandymore Pines MHC as a peaceful and well-maintained community.
However, the reviews also raise several significant concerns. The long-term resident points out several "bad" aspects, including a "No inforcement of rules and regulations whatsoever," leading to "lots of homes in multiple violations." This lack of enforcement could negatively impact the overall aesthetic and living experience for residents who prefer a well-maintained and orderly community. The reviewer also notes a lack of community spirit, stating "No community at all," which might be a drawback for those seeking a more socially connected living environment. Additionally, the presence of "Older homes that need lots of work" and a "Lack of pride in ownership with people who live here" (resulting in homes not being well taken care of) suggest that the visual appeal and overall condition of some parts of the park might be less than ideal.
A more recent update from another resident focuses on the impact of new ownership. This review expresses significant dissatisfaction, stating that since the new owner took over, the only noticeable change is the increase in rent, described as happening "Multiple times!?" This raises concerns about the long-term affordability of living in Brandymore Pines MHC under the new management. The reviewer also mentions unfulfilled promises regarding driveway repairs, stating they were merely covered with a "thin layer of black tar/asphalt," implying a superficial and inadequate fix. A particularly concerning issue raised is the deterioration of snow removal services, with allegations that driveways are plowed in, and residents are then pressured to pay the owner's contractor to shovel them out. This suggests a potentially exploitative practice that could significantly inconvenience residents during winter months.
The same update also highlights the challenge residents face in moving out due to the age of their mobile homes, stating that moving a 25-year-old mobile home is "really isn't cost effective, or safe," effectively "handcuffing" long-term residents to the community despite their potential dissatisfaction.
Another brief comment acknowledges that the "Manager does try to appease but can only do what owners will allow," suggesting a potential disconnect between the on-site management's desire to help tenants and the limitations imposed by the ownership. This indicates that while the on-site manager might be approachable, their ability to address resident concerns effectively might be restricted.
Considering these varied perspectives, Brandymore Pines MHC in Fort Gratiot Twp, MI, offers the potential benefits of affordable lot rent (though this may be changing under new ownership), spacious lots in some areas, and a generally safe and quiet environment. However, there are also significant drawbacks, including a lack of rule enforcement, a weak sense of community, the presence of older and poorly maintained homes, and concerning practices under the new ownership such as repeated rent increases, inadequate repairs, and potentially exploitative snow removal practices.
For local users searching for "RV parks near me" who might be considering Brandymore Pines MHC for long-term living, it is crucial to weigh these factors carefully. The affordability aspect might be attractive, but the potential for increasing rent and the issues with maintenance and rule enforcement could negate this benefit over time. The reported safety and quiet environment are positives, but the lack of community and the condition of some homes might be less appealing.
Prospective residents should contact Brandymore Pines MHC directly at (810) 385-1800 or +1 810-385-1800 to inquire about current lot rental rates, the frequency of recent rent increases, the policies regarding driveway maintenance and snow removal, and the rules and regulations of the community and their enforcement. It would also be beneficial to ask about the average age and condition of the mobile homes within the park and the sense of community among residents.
Visiting Brandymore Pines MHC in person is strongly recommended. This would allow potential residents to assess the cleanliness and quietness of the community firsthand, observe the condition of the homes and lots, and get a feel for the overall environment. If possible, speaking with current residents (outside of the management) could provide valuable insights into their experiences under the new ownership.
In conclusion, Brandymore Pines MHC in Fort Gratiot Twp, MI, presents a complex scenario for prospective residents. While it may offer affordable lot rent and a safe, quiet environment, there are significant concerns regarding increasing rent under new ownership, inadequate maintenance, a lack of rule enforcement, and a weak sense of community. Local users exploring long-term housing through platforms listing "RV parks near me" should carefully consider these factors, conduct thorough due diligence by contacting the management and visiting the property, and weigh the potential benefits against the reported drawbacks before making a decision about residing at Brandymore Pines MHC.

Brandymore Pines MHC Reviews
UPDATE:Since new owner take over the only new things going up is RENT. Multiple times!? Driveways were "supposed" to be fixed but just covered with thin layer of black tar/asphalt. Snow removal has deteriorated as they tend to plow each driveway in and then hold you hostage to pay their guy to shovel you out. Unfortunately they have you handcuffed once you have been here any amount of time as moving a 25 year old mobile home really isn't cost effective, or safe.Manager does try to appease but can only do what owners will allow. Not sure how much effort she may or may not put into helping tenants but could possibly push owners a bit harder.Clean😎, quiet, and up to date
Nov 25, 2024 · Keith KellyI have been a resident for six years, here is my honest review.Good:-Cheapest lot rent in the area-Most have spacious lots with woods and wildlife (I was lucky to have one like this)-No theft ever, no break ins. Safe community to live in-Desirable locationBad:-No inforcement of rules and regulations whatsoever, lots of homes in multiple violations-No community at all-Older homes that need lots of work-Lack of pride in ownership with people who live here. (homes not well taken care of)
Nov 26, 2023 · Kelly PrososkiI like living here, it's a nice park BUT I would like to know where the owners heads are raising the lot rent up $10.00 and charging $10.00 for an extra vehicle if you own more then two specially at this time ( people need a vehicle to get to work) when everything is getting harder for people to get by. Some are losing their jobs and trying their best to get by ! The only thing that's changed is they put new homes in the park to sell. So I guess everyone that lives in this park now is paying for all these new home's they just put in ! Just my opinion !
Nov 30, 2020 · cream playzBought a home in Brandymore Pines 11/2 years ago, the biggest mistake in my life! I purchased a brand new home full of problems and was told that everything would be fixed. NOT 1 thing has been fixed. I received a note from management stating that the lot rent will be increased by $25.00 effective 1/1/2022 to cover the maintenance costs. What maintenance!!! You people are liars and crooks all the way to the top!
Jan 02, 2022 · Melody BednarskiManagement is a joke. Do not come through with what the promise. Lots are very close together. Community is quiet but not safe enough to be careful letting teenager go and associate with other kids.
