Vallecito Introduce
Located at 1251 Old Conejo Rd in the serene Newbury Park area of California, Vallecito Mobile Home Park offers a unique living environment characterized by its picturesque surroundings and generally well-maintained grounds. For individuals searching for "RV parks near me" with the potential for a longer-term stay or those specifically interested in a mobile home community within Ventura County, Vallecito presents both appealing features and areas where potential residents should exercise due diligence.
One of the most significant advantages highlighted in the resident reviews is the park's attractive location. Situated in a quiet neighborhood of Newbury Park, Vallecito benefits from a peaceful ambiance, offering a retreat from the more bustling areas. Furthermore, residents enjoy "great views of Mount Boney," a prominent natural landmark in the region, adding to the aesthetic appeal of the community. The proximity to a "large park for exercise and hiking" is another considerable benefit, providing residents with easy access to outdoor recreational activities and the natural beauty of the area. This adjacency to green spaces is particularly attractive to those who value an active lifestyle and appreciate the outdoors.
The physical environment of Vallecito Mobile Home Park is generally described as pleasant, with "surroundings and amenities" noted as agreeable. The grounds are also reported to be "well taken care of for the most part," suggesting an ongoing effort to maintain the appearance and functionality of the community spaces. This attention to the upkeep of the common areas contributes to a positive living experience for residents and enhances the overall appeal of the park.
However, alongside these positive aspects, the resident feedback also raises important considerations regarding the management and maintenance of Vallecito Mobile Home Park. A recurring concern revolves around the property owners' challenges in "acquiring and keeping responsible managers." This instability in management can potentially impact the consistency and quality of services provided to residents. Furthermore, some residents have reported that "some maintenance personnel are inconsiderate and inattentive," which could lead to delays or dissatisfaction with repair and upkeep services within the park.
A significant point of concern raised in the review pertains to the onsite manager, who is described as "for the most part, non committal and apathetic to the concerns of many residents" and "inconsistent in application of rules and regulations." Such issues with management responsiveness and fairness can significantly affect the overall living experience and the sense of community within the park. Inconsistent rule enforcement can lead to frustration and a perception of inequity among residents.
Communication within the park is also an area noted for improvement. Despite the existence of "monthly news letters," the overall communication is described as "at best lack luster." Effective and transparent communication between management and residents is crucial for fostering a positive community environment and addressing concerns promptly. The reported lack of robust communication could be a source of frustration for residents seeking information or resolution to issues.
For individuals considering Vallecito Mobile Home Park as a potential "RV park near me" for an extended stay or as a permanent mobile home residence, it is essential to weigh the appealing aspects of the location and environment against the reported challenges with property management and maintenance. The scenic views, quiet neighborhood, and proximity to a large park are undoubtedly attractive features. The generally well-maintained grounds also contribute to the park's positive attributes.
However, the concerns raised about the inconsistency and apathy of the onsite manager, the inattentiveness of some maintenance personnel, and the lack of effective communication are critical points that prospective residents should carefully consider. These issues can impact the day-to-day living experience and the overall satisfaction of residents within the community.

To gain a more comprehensive understanding of the current situation at Vallecito Mobile Home Park, prospective residents are strongly encouraged to visit the community in person. During a visit, they can assess the cleanliness and upkeep of the grounds firsthand, observe the neighborhood's quiet ambiance, and appreciate the views of Mount Boney. Furthermore, if possible, speaking with current residents can provide valuable insights into their experiences with the management, maintenance, and overall community atmosphere.
In conclusion, Vallecito Mobile Home Park in Newbury Park, CA, offers an attractive setting with its scenic views, quiet location near a large park, and generally well-maintained grounds. These features make it a potentially appealing option for those seeking "RV parks near me" for a longer duration or considering mobile home living in Ventura County. However, the resident feedback also highlights significant concerns regarding property management responsiveness, maintenance attentiveness, and communication within the park. Prospective residents should carefully weigh these factors and conduct thorough due diligence, including a personal visit and interaction with current residents, before making a decision about living in Vallecito Mobile Home Park.

Vallecito Reviews
Well maintained mobile home park with great views of mount boney and tucked away in a quiet neighborhood of Newbury Park. Clients love this neighborhood and close to large park for exercise and hiking
Dec 10, 2021 · Jake Kim (Realtor)The surroundings and amenities are pleasant and grounds well taken care of for the most part. Apr 11, 2024 · Jose DelatorreI visited friends from church. The Vallecito is tucked against a hill that provides shade in the late afternoon and early evening. The grounds are very clean and well kept. The main issue I had was with the address numbers and parking. There technically is no parking in front of the houses but a single parking area. However this may be a long walk to an address. Houses are numbered consequently on one side of the street. The numbers continue on the opposite side.
Sep 07, 2021 · Jake MilnesVallecito was a beautiful place years ago but the current management has let the landscaping, lighting, and are short of employees. We currently have two employees to take care of the grounds but years ago were were five to take care of thirty acres. Plants are dying due to lack of watering.Homeowners here are not happy. Management just raised our trash cost by $7.00 per month and feel that our rent is not being used for our benefit.
Sep 01, 2020 · Nancy RandolphVallecito is located in a beautiful spot, but quality of life here has decreased due to too many irresponsible dog owners and a social group of insidious gossipers.
