Willow Oaks Introduce
While the inquiry requests information under the "RV Parks Near Me" category, it is important to clarify that Willow Oaks, located at 103 Oak Dr, Reidsville, NC 27320, USA, functions as a mobile home park, which typically caters to long-term residents in manufactured homes rather than short-term RV stays. Therefore, the services and features are oriented towards permanent or semi-permanent residential living. The provided customer reviews offer significant insights into the resident experience at this particular mobile home park, painting a detailed picture of its environment, services, and features from the perspective of its tenants.
The environment at Willow Oaks, as described by current and former residents, presents a mixed and largely concerning picture. Reviews indicate issues with the general living conditions and community atmosphere. One review states, "High traffic of people that don't live here, loud music through out the day and night, gun shots fire in the air at anytime, police is always here." This suggests a challenging and potentially unsafe environment characterized by noise, non-resident activity, and a frequent police presence, which can significantly impact the peace and security of residents. The physical upkeep of the homes is also raised, with a resident noting, "the trailer falls apart instantly after moving in." This implies that the homes themselves, even upon initial occupancy, may be in poor condition, affecting the comfort and safety of residents. While no explicit mention of green spaces or landscaping is made, the focus on disrepair and external disturbances suggests that the overall aesthetic and tranquility of the park may be compromised. The environment appears to be one where residents face daily challenges related to noise, security, and the integrity of their living structures, contrasting sharply with the expectation of a stable and well-maintained residential community.
The services provided by Willow Oaks, particularly under the current management ("Roots," as mentioned by one reviewer, succeeding "Vineyard Management"), are a significant point of contention for residents. Key areas of concern highlighted in the reviews include:
- Maintenance and Repairs: A critical issue is the lack of a dedicated maintenance person ("their is no maintance man to handle repairs when it is needed"). Furthermore, residents claim that "any repairs will be charged to your account," and question the purpose of a security deposit if repairs are billed directly. This suggests a service model where the burden of home maintenance falls heavily on the tenant, even for issues that may arise due to the age or condition of the properties.
- Management Communication and Responsiveness: Management is described as "horrible" and not caring "about anything." One resident recounts an incident where a stop sign was removed by management "just to show she doesn't care," indicating a perceived lack of concern for resident safety and well-being. The phone numbers provided ((336) 281-3771 or +1 336-281-3771) are likely for the management office, but resident experiences suggest that contacting them for resolution of issues may be challenging.
- Rent and Fees: Residents report that "rent goes up constantly" and new "prices and fees" are frequently introduced. This suggests a lack of financial stability for tenants and a perception of exploitative practices, particularly during challenging times like a pandemic. The plea for "compassion" and the acceptance of "partial" payments from "honest working people" further highlights the financial strain experienced by residents under current policies.
- Utility Interruptions: A recurring problem is the water supply ("The water is always off due to leaks in the pipes, sometimes for hours"). This indicates unreliable essential services, causing significant inconvenience and disruption to daily life.
- **"6 months inspections":** The practice of "6 months inspections" is noted as "totally crazy" and not typical for private housing, suggesting a perceived overreach or micromanagement by the current management.
The features of Willow Oaks, based on resident feedback, largely reflect the negative aspects of its current operation rather than offering positive attributes. Key features that emerge from the reviews include:
- Poor Home Condition: Homes are reported to "fall apart instantly after moving in," indicating that the manufactured homes themselves may be in a state of disrepair, leading to ongoing issues for residents.
- Unreliable Water Service: The frequent "water is always off due to leaks in the pipes" is a significant feature, highlighting a persistent infrastructure problem that directly impacts daily living.
- Lack of Security and Peace: The presence of "high traffic of people that don't live here, loud music through out the day and night, gun shots fire in the air at anytime, police is always here" are alarming features that define the community's atmosphere, suggesting a lack of effective security measures or enforcement of community rules.
- Management Policies: The "6 months inspections" and the practice of charging for "any repairs" are distinct management features that residents find burdensome and unfair. The constant increase in rent and the introduction of new fees are also significant financial features of living in the park.
- Location (Reidsville, NC): While the park itself faces internal issues, its location in Reidsville, NC, in Rockingham County, provides access to the broader local amenities of a small North Carolina city. This includes local schools, basic shopping, and some employment opportunities. However, the internal issues of the park seem to overshadow any locational benefits for residents.
Promotional information for Willow Oaks, if it were to objectively present itself based on resident reviews, would need to address the severe concerns raised. However, typically, mobile home parks promote affordability, community, and comfortable living. For a user searching "RV Parks Near Me," Willow Oaks is not a direct match for short-term camping. For those considering a long-term manufactured home residency, the provided reviews serve as crucial "promotional information" from a resident perspective. Instead of traditional promotional points, an objective summary would highlight the reported challenges:
- Management Concerns: Potential residents should be aware of widespread dissatisfaction with current management, including issues with responsiveness, perceived lack of care, and contentious policies regarding inspections and repairs.
- Maintenance and Repair Responsibilities: Be prepared for a system where tenants are reportedly charged for repairs and maintenance is not readily available.
- Community Environment: Prospective residents should investigate the reported issues of noise, non-resident traffic, and safety concerns, including police presence and reports of gunshots.
- Financial Stability: Be mindful of reported frequent rent increases and additional fees, which may impact long-term financial planning.
- Utility Reliability: Prepare for potential interruptions in essential services like water.

Willow Oaks Reviews
My advice, do not waste your time moving over there. My nephew moved over there and management is horrible. They do 6 months inspections which is totally crazy because this isn’t public housing. And then any repairs will be charged to your account. Ain’t that what I pay a deposit for after I move out? And then their is no maintance man to handle repairs when it is needed. From what I understand rent goes up constantly, the trailer falls apart instantly after moving in. People they should be worried about they don’t. The water is always off due to leaks in the pipes, sometimes for hours. Couple years back Vineyard Management at least accommodated the people staying in their communities. This new management ( Roots) is terrible. You would think that these people would understand that the whole United States of America is under a PANDEMIC, folks are trying to survive, work and pay rent but can’t because all these prices and fees they keep coming up with . If you have honest working peopleThat are attempting to pay their rent, take it. Let them pay in partial, I too use to be a single parent for years and it’s hard. These companies need to have some compassion.
