The reason for the low rating is the bugs, and rodent population, barking dogs, night time parties, noise from Highway 1, there was no real clubhouse, lack of hot water in the clubhouse restroom. The roads were poorly maintained. The sites have a cement pad but the rest of site is mostly dirt. It is great for a short Stay but not long term. My campsite had many bugs andthe bugs were pointed out to me by visitors. This place could be nice if they had people on site to address the situations as they happen

The location is perfect- 6 miles from Palm Coast and 7 miles from Saint Augustine. The FL Agriculture Museum is literally across the street… as well as Pellicer Pond and Princess Place Preserve (*multiple other state parks & preserves in a 10 mile radius). The property is constantly maintained to the highest level. The lots are level, spacious are situated with privacy in mind- all have gorgeous and mature trees that provide a shade canopy. Security and safety is not a concern- the property has coded/ gated entry. The pathways are softly lit by decorative post lights and festive Edison bulb string lights! Fishing is wonderful on the floating dock! Kayak launch attached to dock! Beautiful clubhouse: insight laundry, mail/ package pickup, lounge with big screen tv, refrigerator/ sink/ coffee setup - always spotless and tastefully decorated! The Ford family management team consists of the proactive: husband, his wife and father! Concerns are always addressed and dealt with fairly!

I have stayed at many long term campgrounds and this was definitely one of the best. Never had the feeling I was living in an HOA like many campsites. I will be back next year if they can squeeze me in.
