Almondwood Mobile Home Park Introduce
For individuals searching for "RV parks near me" with the intention of finding long-term residential options in Sacramento, California, Almondwood Mobile Home Park is a mobile home community located at 250 Main Ave, Sacramento, CA 95838. It operates as a facility for permanent mobile home residency rather than transient RV camping, making it a different type of consideration for those seeking extended stays. The park can be contacted at (916) 564-1273 or +1 916-564-1273 for inquiries.
The description of Almondwood Mobile Home Park's environment, based on provided reviews, is overwhelmingly negative and concerning. One reviewer starkly states, "if you want the nastiest that Sacramento has to offer it is a great place to be." This indicates severe issues with the park's overall condition and cleanliness. Specific problems highlighted include widespread pest infestations: "From the cockroaches to the rats to the awesome black mold that grows in the trailers." These are critical health and living environment concerns that prospective residents must take into account. The presence of black mold, in particular, poses significant health risks. This paints a picture of a deteriorated and unhealthy living environment.
Another former resident refers to the place as "hell on earth when I lived there," reinforcing the extreme dissatisfaction with the living conditions. While the physical layout of a mobile home park typically involves individual lots for homes, the pervasive issues with pests and mold suggest a systemic problem with maintenance and environmental control within the park as a whole. The neighborhood surrounding the park also presents challenges, with a former resident stating it was "too dangerous to walk there in spots outside the park. I nearly got sides wiped walking hope often due to the bus system," suggesting safety and accessibility concerns immediately adjacent to the property.
As a mobile home park, Almondwood Mobile Home Park would provide the foundational services necessary for permanent residency, such as utility hookups for water, sewage, and electricity for each mobile home lot. However, the severe environmental issues reported, including pest infestations and mold, imply that basic living quality and possibly maintenance of the homes themselves (if they are park-owned rentals) are severely lacking. There is no positive mention of any amenities or additional features that would enhance residents' lives, such as laundry facilities, community rooms, or recreational areas. The focus of the reviews is entirely on the detrimental conditions, suggesting that any standard features are either non-existent, poorly maintained, or overshadowed by the negative aspects.
A significant feature, or rather a drawback, highlighted by a former resident is the cost of living. They state it was "too expensive to live there, the money the management took from us monthly required a two income family." This indicates that despite the reported poor living conditions, the rent or lot fees at Almondwood Mobile Home Park were perceived as disproportionately high, making it financially burdensome for residents, and especially difficult for single-income households. This suggests a poor value proposition, where the cost does not align with the quality of the living environment or services provided.
The criticism directed at the management of Almondwood Mobile Home Park is severe and consistent across the reviews. The manager, Martha, is described as "the biggest joke ever from not speaking English when convenient to not having a clue about anything so she says." This suggests issues with communication, competence, and professionalism. The characterization of her as "real trailer park as well so go figure" further indicates a perceived lack of professional conduct and perhaps a dismissive attitude towards residents' concerns. Larry, identified as the owner, is implicated along with Martha for charging for what residents consider a "dump like Almondwood Trailer Trash Park." This points to a perceived exploitation of residents, where high costs are levied for substandard living conditions.
The phrase "Trailer trash of different shapes, sizes, and colors" used by a reviewer to describe other residents is derogatory and reflects a highly negative perception of the community's overall composition and possibly the social dynamics within the park. This kind of language indicates a breakdown of respect and a potentially hostile or unpleasant social environment, which would be detrimental to any long-term resident's well-being. The former resident also mentions that the manager's "own wife left him after I left there," an anecdote that, while personal, contributes to the overall impression of instability and dissatisfaction associated with the management. The pervasive negative sentiment suggests a severe lack of effective and supportive leadership, contributing to a hostile and unhealthy living environment for residents.
For individuals searching for "RV parks near me" and contemplating long-term mobile home residency in Sacramento, Almondwood Mobile Home Park's presence on Main Ave provides a geographical location. However, any promotional appeal is severely undermined by the explicit and detailed negative reviews from former residents. The park's very name, "Almondwood Mobile Home Park," is even sarcastically rephrased as "Almondwood Trailer Trash Park" by a reviewer, highlighting profound dissatisfaction.
Given the severe and consistent nature of the negative feedback, which includes allegations of:
- Extensive pest infestations (cockroaches, rats)
- Presence of black mold in homes
- Unhealthy and unhygienic living conditions
- High cost of living relative to quality
- Highly unprofessional, unhelpful, and possibly negligent management
- Dangerous conditions in the surrounding area
It is imperative for any prospective resident to exercise extreme caution and conduct extensive due diligence before considering Almondwood Mobile Home Park. The provided phone numbers (916) 564-1273 and +1 916-564-1273 should be used to attempt to gather current information directly from the management. However, given the nature of the reviews, it would be highly advisable to also seek:
- Recent, independent inspections of the property for health and safety concerns.
- Information from local housing authorities or tenant rights organizations regarding the park's compliance history.
- Direct conversations with as many current residents as possible to verify the current living conditions and management practices.
Based on the available information, Almondwood Mobile Home Park appears to be a location with significant and severe drawbacks that greatly outweigh any potential for positive living experience. For those seeking a safe, healthy, and professionally managed long-term residential environment, the information strongly suggests that this park may not meet even basic living standards.

Almondwood Mobile Home Park Reviews
They only got one star cause you have to put something.!. But if you want the nastiest that Sacramento has to offer it is a great place to be. From the cock roaches to the rats to the awesome black mold that grows in the trailers. The management is the biggest joke ever from not speaking English when convenient to not having a clue about anything so she says. But she's real trailer park as well so go figure. Larry is the owner and Martha is the manger which makes them very special people to charge for a dump like Almondwood Trailer Trash Park. Trailer trash of different shapes, sizes, and colors.
Nov 10, 2017 · Natalie HartThe place was hell on earth when I lived there but maybe with better management and owners of the places they rent it might be nice but it was too expensive to live there, the money the management took from us monthly required a two income family, my manager's own wife left him after I left there, and too dangerous to walk there in spots outside the park. I nearly got sides wiped walking hope often due to the bus system.
Nov 03, 2023 · Julie YerkovichQuiet Park, Great for Retired people who love kids, it's family friendly Park with some pets allowed, a great place to buy, or rent, with a strong Management team. I have never had better neighbors, we all watch out for each other. Kids feel safe and can play with confidence because so many homes have surveillance, as well as the office. Only one way in keeps your home safe.
Dec 10, 2013 · Becky OppedalHave a friend that lives there she loves it. Invited me over for the 4th and it was way to loud. But, overall people are nice.
Jul 06, 2021 · Paula FordThis place is a dump, cock roaches crawling on the outside of the mobile homes, manager, Warner won't spray, hard to get him to make any repairs to the rentals, kitchen sink faucet has not worked for more than a month.
