Arrowhead Lake Introduce
If you are searching for "RV parks near me" or considering mobile home parks in the Swanton, Ohio area, Arrowhead Lake, located at 2170 S Berkey Southern Rd, Swanton, OH 43558, USA, presents a mixed picture based on the available customer reviews. These reviews touch upon various aspects of the community, including management, infrastructure, and the overall living environment, which are crucial for anyone considering residing there.
One reviewer expresses strong dissatisfaction with the management, stating that they "only care about money." This individual also points out several infrastructure issues, including a significant number of vacant and run-down trailers, problems with the old well water supply (frequent shutdowns due to bacteria outbreaks or "water main" breaks), and extremely rough roads within the park. These comments suggest potential challenges related to the upkeep and maintenance of Arrowhead Lake.
Another concern raised about the management is the perception of selective rule enforcement, where it seems that rules are applied inconsistently depending on the resident. This can lead to feelings of unfairness and inconsistency within the community.
Adding historical context, a reviewer mentioned that just two years prior to their review, over 30 residents collectively pursued legal action against the park by putting money in escrow. While there is "new" management in place, this reviewer notes that the owner remains the same, which might be a point of consideration for potential residents concerned about past issues.
However, not all feedback is negative. One resident who has lived at Arrowhead Lake for four years offers a more positive perspective. This individual states that they pay their lot rent on time, maintain a clean yard, and follow the rules, and as a result, have not experienced any problems. They also highlight the benefit of being located next to the water, allowing them to fish and swim and enjoy their property. This reviewer describes their neighbors as respectable and mentions a sense of community where residents look out for each other.
Furthermore, this long-term resident has noticed improvements in the park, expressing satisfaction with the removal of older homes and the arrival of new ones, which they believe increases the value of their own home. They also seem to disagree with the negative comments about the management, suggesting that such remarks might be more personal than substantive, and encourage the management and maintenance teams to "keep up the good work."
Considering the platform category "RV parks near me," while Arrowhead Lake is primarily a mobile home park, the presence of lake access and a sense of community might appeal to some RVers looking for a longer-term stay in the Swanton, OH, area. The mention of water activities like fishing and swimming could be attractive features for those who enjoy a lakeside environment.
Based on the reviews, the environment at Arrowhead Lake is described as having lake access, which is a significant positive. However, there are also concerns about the number of vacant and run-down trailers, the quality and reliability of the well water supply, and the condition of the roads within the park. The presence of water for recreation is a notable feature for those who value it.
Services and features mentioned include the well water system (with its reported issues), roads (described as rough), and the sense of community reported by some residents. The ongoing removal of older homes and the introduction of new ones suggest an effort towards upgrading the park, which could be seen as a positive development. However, the management's responsiveness and consistency in rule enforcement appear to be areas of concern for some.
Promotional information is not explicitly stated in the reviews. However, the positive comments about lake access, the friendly neighbors, and the ongoing improvements with new homes could be seen as implicitly promotional for those who prioritize these aspects. The fact that some residents enjoy the environment and the community suggests that Arrowhead Lake might offer a pleasant living experience for certain individuals.
For those searching for "RV parks near me" in Swanton, OH, Arrowhead Lake presents a complex picture. While the potential for a lakeside living experience and a sense of community are appealing, the reported issues with management, water, and roads should also be carefully considered. The ongoing improvements might indicate a positive trajectory for the park, but potential residents should weigh these factors against their personal priorities.
In conclusion, Arrowhead Lake in Swanton, OH, offers the unique appeal of lakeside living and a community that some residents find welcoming. However, potential residents should be aware of the concerns raised regarding management practices, the reliability of the water system, and the condition of the park's infrastructure. The ongoing efforts to improve the park by replacing older homes could be a sign of positive change, but it is advisable to gather more current information and possibly speak with current residents before making a decision about residing at Arrowhead Lake, whether in a mobile home or an RV for a longer term.

Arrowhead Lake Reviews
Terrible management that only cares about money. Lots of vacant run down trailers, old well water that gets shut off constantly for either a bacteria outbreak or a "water main" breaks and the roads are extremely rough to drive on.Management seems to pick and choose what rules they want to force and for which resident they want to enforce those rules.Just two years ago over 30 different residents came together to put their money in escrow and sue the place. Why they have "new" management. Same shady owner though.
Jun 15, 2023 · Doctor SageI've lived here 4 years, i pay my lot rent on time, i keep my yard clean, i follow the rules. Never had any problems with anyone, I'm next to the water, i fish & swim & enjoy my place. Neighbors are respectable also we look out for each other. I have noticed improvements & I'm glad to see the older homes being taken out & new homes coming in! That only brings the value of my home up. The condescending comments of management seems to be more personal then substantial. Keep up the good work managment & maintenance.
Jul 07, 2018 · Mike PollickMy husband and I have been tenants for 4 years. Just paid off my home a couple of months ago and received my title within 30 days. We just renewed our lot lease because it's a really great place to live. Its quiet, safe and well maintained. The manager Beth is friendly, profession and I would highly recommend you give her a call and join our neighborhood.
Jul 12, 2018 · Ardy MartinI've lived here almost 4 yrs. I've seen alot of change and progress being made to the park. They've cleaned out the old abandoned trailers, Built a playground for the smaller kids, and continue to make it a better quiet place to live. I Don't see why people are so quick to bad mouth the park/management they've been doing a great job! Always quick to answer any questions/issues you may have. There not out to get people the way some have claimed. They simply want to make it.a quiet and safe place to live.
Jul 12, 2018 · Heather McCluskyThis is Charles Gilbert and I have lived here for seven going on right years now. Here's an email i sent today to arrowhead lake in swanton oh. This is Charles Gilbert I've repaired pipe . Turn the water on. It's illegal anyhow to turn the water complete my off. I told your worker we would only use it when necessary and turn it back off outside.as I've notified your office before and I am again we never had pipe issues until you worked on people behind us pipes. Imeadtely After that water began coming into and out of our pipes . Destroying our floors in our trailer and our yard that you keep saying to put seed down on which I have numerous times only for it to be flooded out because u have no proper stage. Your water is contaminated here and has been for yrs. You had someone bring a backhoe here and said it was our issue....it was never ever doing this until your maintenance men worked on neighbors issues. I will call health department and everyone else I can if u don't turn our water on including news. We can't take a shower, cook , clean, drink and that's illegal. You and your men have a week to repair our pipes you busted or I'm filing a small claims court petition and also filing for late charges when we have a legal fasting our rent isn't due until 15th. I'm submitting this to maumees court as they already have a file with all your harassing notice's that mysteriously stopped. I'm sure they will begin again once you receive this email. I can't flush.... your water backup into my trailer destroyed my new water heater .I have the receipt. Fix our skirting and turn our water on. You are not correcting contamination issues in water and never have. It's on YouTube n news from yrs ago. Ironic that you can put our private conf invoices on our door but won't notify us the same way that the water we've been cooking with is highly contaminated. I have health issues due to it. The relevant get to mailbox to see your one tiny notice of contaminated water. Then u say get one thing of water a week from your old office as a way to correct unhealthy water! Not a good place to live. Runnnnnnnn not to mention they tell you trains aren't bad. Morning to night not bad? Feels like trains are coming through your trailer not to mention airplanes from airport. People writing reviews are their workers and friends. Not telling whole truth. They destroy your pipes, water had two branches fall and bust car Windows out with receipts and head manager ms Granada said it's act of God. Wowwww . Then after I complained about not having trees trimmed in six yrs I've been here they hire tree trimmer and didn't even do trees over my cars !!!!! My wife stays to herself and is very quiet and peaceful they harassed her when I left for couple months. She likes the people here and tells me to leave it alone but would you????
