Cape Fear Estates Introduce
Cape Fear Estates, located at 2620 Cattail Cir, Fayetteville, NC 28312, USA, functions as a residential mobile home park. For those searching for "RV Parks Near Me" with an emphasis on long-term or permanent residency in a manufactured home, Cape Fear Estates offers a community setting in Fayetteville, North Carolina. This introduction will provide an objective overview of the park, drawing on available information and customer reviews to detail its environment, services, features, and relevant promotional aspects.
Cape Fear Estates is situated in Fayetteville, North Carolina, a city that offers a blend of urban amenities and proximity to natural areas. As a mobile home park, its environment is characterized by a layout of individual manufactured homes on leased lots. The community is described as having a focus on safety for children, with one resident highlighting the importance of this aspect for mothers whose children play outside. This suggests a desire to create a secure and family-friendly atmosphere within the park.
However, the perception of the park's environment can be mixed, largely influenced by resident experiences with property management and maintenance. While one resident praises the park for being a community they are "happy being a part of," indicating a generally positive living environment, another review expresses significant frustration. Concerns about units reaching 93 degrees Fahrenheit without air conditioning suggest potential issues with the comfort and habitability of some homes, especially during warmer months. This highlights a discrepancy in the living conditions experienced by different residents or units. The physical environment of the park, therefore, seems to be under ongoing management and maintenance efforts, with varying degrees of success or resident satisfaction.
The address in Fayetteville, NC, places Cape Fear Estates within a region that typically experiences a humid subtropical climate, with hot summers. The need for functional air conditioning is critical during these periods, underscoring the importance of proper unit maintenance.
The services at Cape Fear Estates primarily revolve around the management and maintenance of the mobile home park for its long-term residents. These services, as gleaned from customer reviews, present a dual narrative of efficiency and frustration.
- Management Communication: The park utilizes a system where residents text the park number for issues, leading to a "ticket" being created for maintenance. One resident found this system efficient, noting that Ms. V, presumably a key member of the management team, was "courteous, professional and efficient" when handling an extension request. However, another review paints a starkly different picture, citing "horrible attitude" from "Miss V," claiming she is "VERY RUDE & IGNORANT," and that communication is often limited to an answering machine or text messages with delayed responses. This suggests a significant inconsistency in communication and customer service experiences.
- Maintenance Responsiveness: One resident highly praises the maintenance team, stating they "come to solve my issue same day on numerous occasions, especially when a pipe busted under my home they came pronto." This indicates a strong capability for urgent repairs. Conversely, the critical review implies that essential services, such as ensuring functional air conditioning in units, might be neglected, leading to uninhabitable conditions. This stark contrast suggests that maintenance responsiveness might depend on the type of issue or the resident's relationship with management.
- Pet Policy: The park is pet-friendly, which is a significant service for many residents seeking "RV Parks Near Me" for long-term stays.
The conflicting reviews regarding management and maintenance suggest that while some residents experience prompt and helpful service, others face considerable challenges. This highlights the importance of thorough due diligence for prospective residents, perhaps by speaking with multiple current tenants if possible, to gain a balanced understanding of the day-to-day operational services.
Cape Fear Estates offers features typical of a residential mobile home park, providing lots for manufactured homes that serve as permanent residences.
- Residential Living: The park provides space for manufactured homes, catering to individuals and families seeking a long-term housing solution rather than transient RV camping.
- Unit Conditions: There is a clear divergence in the perceived condition of the homes. One resident describes their home as having "all been redone" inside and "painted" outside, looking "beautiful inside and like a home," with a roof redone after a hurricane. This suggests that some units are well-maintained or have undergone recent renovations, offering comfortable living spaces. However, the severe complaint about a lack of AC in 93-degree units points to some homes potentially being in very poor condition or not receiving necessary upkeep.
- Community Focus: Despite the operational challenges mentioned by one reviewer, the positive review emphasizes a sense of community, noting that management "ensures that the park is safe for the kids." This suggests an effort to create a secure and family-oriented environment, where children can play outside.
- Affordability: While not explicitly stated for Cape Fear Estates, mobile home parks generally offer more affordable housing options compared to traditional stick-built homes, making them an attractive entry point for many looking for permanent residence.
- Pet-Friendly: As mentioned, the park's pet-friendly policy is a desirable feature for pet owners.
The disparity in reviews regarding the condition of units and the effectiveness of services suggests that the quality of living at Cape Fear Estates may vary significantly from home to home or from resident to resident, depending on their individual experiences with the property and its management.
For those exploring "RV Parks Near Me" with an interest in a long-term manufactured home community, Cape Fear Estates in Fayetteville, NC, presents itself as an option. It is crucial for prospective residents to weigh the various aspects highlighted by current tenants.
On one hand, the park offers:
- A family-friendly atmosphere where children can safely play.
- Prompt maintenance for some issues, particularly emergencies like burst pipes.
- A community where some residents feel happy and supported by management.
- The convenience of pet-friendly living.
On the other hand, serious concerns have been raised regarding:
- The attitude and responsiveness of certain management personnel, specifically "Miss V," with complaints of rudeness, yelling, and difficulty in communication (relying on answering machines and text messages).
- Allegations of neglect regarding essential amenities like air conditioning, leading to uncomfortable or potentially unsafe living conditions in some units.
- The difficulty in getting issues addressed when a perceived lack of timely rent payment is involved, as indicated by a resident who heard this as a potential issue for others.
Given the conflicting nature of the reviews, prospective residents are strongly advised to perform thorough due diligence. This should include contacting the park directly via the provided phone numbers, (252) 219-3228 or +1 252-219-3228, to inquire about available units, rental agreements, and to understand their policies regarding maintenance and tenant relations. More importantly, visiting the park, observing the general condition of the properties, and attempting to speak with multiple current residents (if possible and appropriate) could provide a more comprehensive and balanced perspective before making a decision. Cape Fear Estates could be a suitable long-term residence for some, but potential tenants should ensure their specific needs and expectations regarding management responsiveness and home conditions are clearly met.

Cape Fear Estates Reviews
Horrible attitude from MISS V she has a mouth on her because she’s on a high horse VERY RUDE & IGNORANT!! Won’t let you talk because she thinks she has power kept yelling how many properties she has. Tries to talk louder than you because she thinks what’s she’s saying is right, said she not obligated to put AC in the units. DO NOT RENT HERE TAKE YOUR MONEY SOMEWHERE ELSE. I will post everyday until I get a call back. They don’t even have a number to call and talk to it an answering machine or you have to text and wait. She needs to Be FIRED MISS V IS NOT A GOOD REPRESENTATION OF THE NEW MANAGEMENT AT ALL ! Nothing will be done until someone’s Mother or Grandmother passes away in one of those 93 degree units!
Jul 09, 2024 · Tatyani BrownI've been a resident here for 9 months and I'm happy being a part of this community. When I have a issue , a simple text message to the park number and a ticket is put in on my behalf . Maintenance has come to solve my issue same day on numerous occasions especially when a pipe busted under my home they came pronto. I've had the pleasure to work with with Ms. V when I need a extension and she was very courteous, professional and efficient. She ensures that the park is safe for the kids which is very important as a mom of 4 who children play outside. I'm happy to be a tenant out here in Cape fear :)

Dec 03, 2024 · Jasmine ReidNow ima be honest when I first moved in I didn’t like it so much here. Maintenance on the property when Time Out Communities was in charge was not good at all but ever since it’s been under new management it’s been a breeze they take care of you in a timely manner and make sure all your needs are met with the property. Ms. V does a good job staying on top of everything on the property and because of that I would 100% recommend.
