Gray's Creek Mobile Home Community Introduce
Gray's Creek Mobile Home Community, located at 1301 Bill Dr, Fayetteville, NC 28306, operates within the broader context of mobile home parks and, by extension, can be considered under the 'RV Parks Near Me' category for those seeking long-term parking or residential solutions for manufactured homes. This community presents a mixed picture, reflecting a history of changing ownership and varying levels of maintenance and resident satisfaction. For local users considering this community, a detailed and objective overview is essential.
The environment of Gray's Creek Mobile Home Community has undergone notable changes, particularly concerning its infrastructure. A significant positive development highlighted by a resident is that "The owners paved the roads with new asphalt in October 2020. The roads used to be awful and now they look great. The new roads make a huge positive difference in the community." This indicates a considerable investment in improving the internal road network, which can enhance accessibility and the overall aesthetic appeal of the park. Smooth, well-maintained roads contribute significantly to a sense of order and care within a community.
However, alongside this improvement, there are considerable environmental concerns raised by a long-term resident. Despite the new roads, the "land has changed 'owners' thrice" in the last six years, and concurrently, "things have worsened." The resident explicitly states, "They don't maintain the land, and trash is everywhere." This suggests a decline in general upkeep beyond the paved roads, leading to issues with cleanliness and aesthetic appeal in common areas or vacant lots. Furthermore, a serious safety concern is raised: "Trees have fallen both this year and last, almost hitting our homes, and nothing, even though we've mentioned it many many times." This indicates a critical lack of tree maintenance, posing potential hazards to residents' property and safety. This neglect suggests that while some visible improvements have been made, comprehensive groundskeeping and hazard mitigation may be lacking.
The broader Gray's Creek area in Fayetteville is described as a "rural North Carolina community" that offers "proximity to Fort Bragg military base," making it "a popular spot for the service men and women stationed there." The area boasts a "great school system" (Gray's Creek Elementary, Middle, and High schools, part of the Cumberland County Schools district, earning "solid B Niche grades") and a "low crime score of 2 out of 10," which is "significantly lower than the national average." This suggests that the external environment surrounding the mobile home community is generally safe and family-oriented, which could be a positive factor for residents despite internal park issues.
Gray's Creek Mobile Home Community primarily offers lots for mobile homes, where residents typically own their trailers. The core services provided revolve around lot rental and associated utilities. One long-term resident confirms, "We pay for the lot and water, and we cut our grass." This indicates that lot rent usually includes water, but lawn care is the responsibility of the individual homeowner. The previous owners reportedly "well maintained the land, it was peaceful, and everything was included in the lot payment," suggesting a shift in what is covered or how services are managed under new ownership.
A recurring theme in the reviews is the change in management and its impact on services. The resident states, "The previous owners well maintained the land, it was peaceful, and everything was included in the lot payment. In these last six years, the land has changed 'owners' thrice. Every year it goes up $25. This year they are going up another $50, and things have worsened." This highlights a pattern of increasing lot rent without a corresponding improvement, or even a decline, in included services and maintenance. The direct payment system under previous ownership ("We used to pay management in person we never had an issue") has also changed, leading to difficulties in addressing concerns: "We get the run around when an issue arises. And we have yet to meet the owners. It is always management." This suggests a lack of direct accountability from ownership and a reliance on intermediaries for problem-solving, which can be frustrating for residents.
Regarding specific amenities beyond basic utilities, the provided information does not detail common mobile home park features such as a clubhouse, pool, playgrounds, or organized community events. The focus of resident feedback is heavily on fundamental issues like land maintenance, trash removal, and responsiveness to property hazards like falling trees, indicating that the park may prioritize basic lot provision over extensive communal facilities.
Under the 'RV Parks Near Me' platform category, Gray's Creek Mobile Home Community would primarily target individuals and families seeking long-term, affordable mobile home living in the Fayetteville, NC area. Its appeal lies in its location within the Gray's Creek neighborhood, which is desirable for its "great school system" and "proximity to Fort Bragg military base," attracting "military families." This demographic often seeks cost-effective housing solutions.
However, any promotional information must be carefully balanced with the realities conveyed by long-term residents. While the newly paved roads are a significant visual and practical improvement that could be highlighted, transparency about the ongoing challenges with land maintenance, trash management, tree hazards, and unresponsive ownership/management is crucial. The pattern of annual rent increases, as described by a resident, is also a vital piece of information for prospective tenants to consider for their long-term financial planning.
For potential residents, especially those who "own trailer" or are considering purchasing one within the park, it's essential to understand that while lot rent may initially seem appealing, the value proposition is heavily influenced by the level of park maintenance and management responsiveness. The telephone number provided (no phone number was provided in the prompt, only address and customer review) would be for general inquiries, but direct, on-site inspection of the park's current condition and discussions with current residents are strongly recommended to get a full picture. The community's appeal will largely depend on a prospective resident's tolerance for self-maintenance of their lot and acceptance of the broader park's condition, especially concerning communal areas and hazard management. It appears to be a community where affordability and location within a desirable school district might be the primary draws, but these benefits come with the noted challenges in ongoing park management and maintenance.

Mar 24, 2023 · Jay JonesAbsolutely insane. Cannot even contact new owners after weeks of them sending 10 day notices and not responding (Trying to claim rent paid before they were even owner). YOU CAN'T 10 DAY NOTICE AN OWNED HOME.WHAT ARE YOU PEOPLE DOING ASKING ME FOR RENT WITHOUT EVEN SPEAKING TO ME YET?!
Oct 11, 2021 · Sean SmithIt was horrific, there's a toothless turkey running a muck! There's no way to know if it's solo or part of a pack but judging by the amount of empty Busch light cans I think its safe to say that there's more than one. I'd take caution if you hear the call of the toothless turkey in Pummil Park! It's sounds like this "Ohh God, my back"!
