Cohron's Manufactured Homes Introduce
Welcome to Cohron's Manufactured Homes, located at 9623 Pendleton Pike, Indianapolis, IN 46236, USA. Situated in Indianapolis, Indiana, Cohron's primarily offers manufactured homes and may, under certain circumstances, provide options for those seeking "RV parks near me" in the Marion County area. You can contact them at (317) 897-1043 or their mobile number, +1 317-897-1043, for inquiries. However, it is critical to carefully consider the information presented in customer reviews before making any decisions about residing in this community, whether in a manufactured home or an RV.
The available customer reviews for Cohron's Manufactured Homes are overwhelmingly negative, raising serious concerns about various aspects of the community, including management practices, financial transparency, undisclosed rules, and the condition of the homes and infrastructure. One reviewer strongly urges potential residents to "GET AN INSPECTOR" multiple times, indicating significant issues with the properties and potentially dishonest practices. This emphatic warning should be taken very seriously by anyone considering moving to Cohron's Manufactured Homes.
A primary concern raised by one reviewer involves alleged deceptive practices regarding rent increases. They state that upon moving in, they were informed that rent would only increase by a certain amount every four years. However, contrary to this initial agreement, the rent has reportedly been raised numerous times within a two-year period, with increases being "double to triple" the initially stated amount, citing economic factors as the justification. This suggests a potential lack of integrity in their agreements and unpredictable financial burdens for residents. Potential residents, including those considering long-term RV stays if offered, should be extremely cautious about any long-term financial commitments and seek written guarantees regarding rent stability.
The same reviewer also details significant issues with the installation and maintenance of their manufactured home. They report that after the trailer was moved in, no one returned to insulate and secure their water lines. Consequently, their water lines have frozen repeatedly over the past two years. Upon investigation, they discovered that a large portion of the water lines was left uninsulated on the ground. Additionally, they describe a "ridiculous" amount of construction debris left under the trailer. Furthermore, they mention that the floors are soft and appear to be on the verge of collapsing. These are serious structural and maintenance issues that indicate a potential lack of care and responsibility on the part of the management or previous contractors. Anyone considering purchasing a home in this community should heed the advice to "GET AN INSPECTOR" to thoroughly assess the property's condition.
Another reviewer expresses extreme dissatisfaction, stating, "I wouldn't buy a Dog House from these people." This strong condemnation further underscores the negative experiences reported by residents and suggests a fundamental lack of trust in the management and the quality of their offerings.
This second reviewer also warns potential residents not to move to Cohron's, alleging the existence of "20 thousand rules that they don’t tell you about until after you’ve signed the papers." This lack of transparency regarding community rules and regulations is a significant concern, as it could lead to unexpected restrictions and conflicts for residents after they have already committed to living there. Prospective residents must demand full disclosure of all community rules and regulations in writing before signing any agreements.
The reviewer further claims that the management is primarily focused on making a sale and shows little concern for residents afterward. They allege inconsistent enforcement of rules, with some residents constantly breaking them without consequence while others are unfairly targeted. This suggests a biased and potentially arbitrary application of community standards, leading to an unequal and potentially hostile living environment.
Concerns are also raised about the management's promises regarding assistance with selling a home within the community. The reviewer states that these promises are a "lie" and that the management does not provide the promised support. This could make it difficult for residents to move out in the future, potentially trapping them in an unfavorable situation.
Finally, the reviewer disputes the management's claim of a one-year period to report and have them fix issues with a new home. They state that despite multiple requests for repairs within the first year, no one was ever sent to address the problems. This further reinforces the impression of a management that is unresponsive to residents' needs and unwilling to fulfill their obligations. This lack of support for repairs and maintenance is a critical concern for anyone considering purchasing a manufactured home in Cohron's.
Considering the category "RV parks near me," the severely negative reviews regarding management practices, hidden rules, and the poor condition of homes and infrastructure strongly suggest that Cohron's Manufactured Homes is likely not a suitable option for RV travelers or those seeking long-term RV accommodations. The issues reported indicate a potentially unstable and unfavorable environment that could extend to any RV residents as well. It would be prudent to seek alternative RV parks in the Indianapolis area with more positive and transparent reputations.
In conclusion, the available customer reviews for Cohron's Manufactured Homes paint a deeply concerning picture of a community plagued by alleged deceptive practices, undisclosed rules, poor maintenance, and unresponsive management. Potential residents, whether considering purchasing a manufactured home or seeking RV accommodations, should exercise extreme caution and thoroughly investigate these claims. The strong and repeated warnings from former residents should not be ignored. It is highly recommended to explore other mobile home communities and RV parks in the Indianapolis area that offer a more transparent, reliable, and positive living experience. Contacting Cohron's Manufactured Homes at (317) 897-1043 or +1 317-897-1043 for further information should only be done with a clear understanding of the significant negative feedback and a comprehensive list of questions addressing these serious allegations.

⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️When we first moved in we were told rent would only go up a certain amount every 4 years. They've raised the rent numerous times in a 2 year span (citing economy) and it's been double to triple what they said it would be every 4 years. Also when our trailer was moved in no one came back to insulate and tie our water lines to the floor joist. The last 2 years our waters been freezing. Well low and behold a large portion of our water lines were left on the ground uninsulated. And the amount of building materials trash left under the trailer is ridiculous. The floors are also soft and about to fall through.I wouldn't buy a Dog House from these people.
Jan 26, 2025 · Cody BishopDo not move here. They have 20 thousand rules that they don’t tell you about until after you’ve signed the papers. All they care about is getting a sale and that’s it. Many people that live here are constantly breaking said rules but they never say anything to them about it. They pick and choose who they want to mess with concerning their stupid ass rules. And they say that if you want to sell the house eventually they’ll help you but that is a lie they don’t help. Not to mention that they say that if there’s anything wrong with the house that you have a year to ask them to send someone out to fix it but that is also a lie. We’ve asked them multiple times to send someone to fix things that we’ve noticed that need fixing and the year is up and they never sent anyone. All they want is your money.
