Greenbriar Mobile Park Introduce
Are you searching for "RV parks near me" in the Indianapolis area that offer a blend of affordability, community, and convenience? Look no further than Greenbriar Mobile Park, located at 9901 Pendleton Pike, Indianapolis, IN 46236, USA. This established mobile home park presents an opportunity for individuals and families seeking a long-term living solution within a well-situated community.
Greenbriar Mobile Park offers a unique living experience that caters to those looking for an alternative to traditional housing. While primarily a mobile home park, it aligns with the needs of individuals searching within the "RV parks near me" category by providing a stable and community-oriented environment that can accommodate various manufactured homes and potentially some RV setups on a long-term basis. It's important to note that the focus here is on longer-term residency rather than short-term RV stays typically associated with transient RV parks.
Based on available information, Greenbriar Mobile Park aims to provide a relatively quiet and neighborly atmosphere. One long-term resident, having lived there since mid-2019, describes it as a "pretty quiet neighborhood for the most part" with "friendly" neighbors and minimal noise or police activity. This suggests a community where residents can enjoy a sense of peace and security.
The inclusion of water and trash services in the lot rent is another notable feature mentioned by a resident, with the lot rent reportedly being around $380 per month at the time of their review. This can offer a degree of predictability in monthly expenses, simplifying budgeting for residents.
The purchasing process for moving into Greenbriar Mobile Park has been described as "easy" by at least one resident, indicating a potentially smooth transition for new homeowners looking to establish themselves within the community.
However, it is crucial to consider all available feedback when making a decision. Several concerning reviews highlight potential issues that prospective residents should be aware of and thoroughly investigate. Multiple reviewers strongly advise getting an independent inspector before committing to purchasing a home within the park. These warnings suggest potential problems with the condition of existing homes and possibly the infrastructure within the park.
One particularly critical review details experiences of significant rent increases within a short two-year period, contradicting initial information about rent adjustments. This raises concerns about the transparency and predictability of lot rental fees. The same review also mentions a lack of follow-through on essential maintenance and installation tasks, such as insulating and securing water lines, leading to issues like frozen pipes and potential property damage. Furthermore, this reviewer points out the accumulation of construction debris under homes and soft, potentially failing floors, indicating possible neglect of underlying property conditions.
The sentiment expressed in the negative reviews suggests a disparity between the park's stated services and the actual experiences of some residents. While the common areas and roadside mowing appear to be maintained, concerns are raised about the responsiveness to individual property maintenance needs.
For individuals actively searching within the "RV parks near me" category and considering Greenbriar Mobile Park, it is essential to understand that this is primarily a mobile home park catering to long-term residents. While the sense of community and the inclusion of some utilities are positive aspects, the strong recommendations for independent inspections and the reported issues with rent increases and maintenance cannot be ignored. Potential residents should thoroughly investigate the current state of the park's infrastructure, management practices, and the specific conditions of any home they are considering purchasing.
To gain a comprehensive understanding of Greenbriar Mobile Park, prospective residents are strongly encouraged to:
- Contact the park management directly at (317) 898-8395 or +1 317-898-8395 to inquire about current lot rental rates, park rules and regulations, and the availability of spaces.
- Schedule a visit to the park to personally assess the environment, the condition of the common areas, and any available homes.
- If considering purchasing a home within the park, absolutely hire an independent, qualified inspector to thoroughly evaluate the property's condition.
- Speak with current residents to gather a range of perspectives on life within the community.
- Carefully review the lease agreement and any other documentation provided by the park management to fully understand the terms and conditions of residency.
While Greenbriar Mobile Park may offer an affordable housing option and a sense of community in a convenient Indianapolis location, the feedback from some residents necessitates thorough due diligence. By taking a proactive approach and conducting thorough research, potential residents can make an informed decision about whether this mobile home park aligns with their individual needs and expectations within the broader landscape of "RV parks near me" and long-term living options.

Greenbriar Mobile Park Reviews
⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️⚠️⚠️⚠️GET AN INSPECTOR⚠️⚠️⚠️When we first moved in we were told rent would only go up a certain amount every 4 years. They've raised the rent numerous times in a 2 year span (citing economy) and it's been double to triple what they said it would be every 4 years. Also when our trailer was moved in no one came back to insulate and tie our water lines to the floor joist. The last 2 years our waters been freezing. Well low and behold a large portion of our water lines were left on the ground uninsulated. And the amount of building materials trash left under the trailer is ridiculous. The floors are also soft and about to fall through. All they care about is collecting rent mowing the commons area and along the roads. And staffing their Voting Poll Place with only democrats.I wouldn't buy a Dog House from these people.
Jan 26, 2025 · Cody BishopHave lived here since mid 2019 with no issues. Pretty quiet neighborhood for the most part. My neighbors are friendly and not a lot of noise or police calls out here for issues. Our water and trash is included in the lot rent which is $380/mo now I believe. The purchasing process was easy and we are happy here so far.
Jul 06, 2021 · Jennifer ParksWell kept. Lowest lot rent! After 90 days, if you buy, it's all your responsibility, we were told & it's true. (New, you have a year warranty.) We didn't get a walk-thru and they didn't finish painting our deck area on the top. Minor, but noticeable. Most neighbors are nice. Their staff is nice.

It’s amazing, not so much drama. love it here. The house is really nice. Nothing is wrong with it. Well not for me. It’s so pretty and really good quality and everything. Totally recommend.
