HACIENDA (formerly Country Woods Estates) Introduce
For local residents in Indianapolis, Indiana, searching under the category of "rv parks near me" or considering mobile home living options, HACIENDA, formerly known as Country Woods Estates, located at 1102 S Franklin Rd, Indianapolis, IN 46239, presents a mobile home park with a specific set of characteristics and considerations based on available customer reviews. It is important to note that while the platform category is "rv parks near me," the information provided pertains to a mobile home park, which typically involves longer-term residency and the renting of lots for manufactured homes rather than short-term stays for recreational vehicles. Therefore, local users should understand this distinction as they explore their housing options.
Based on the limited information and the provided customer reviews, describing the environment of HACIENDA with certainty is challenging. However, mobile home parks generally consist of individual lots where residents place their manufactured homes. The environment can vary significantly depending on the park's management and maintenance. One review mentions "abandoned and dilapidated trailers," suggesting that the overall aesthetic environment may be a concern for some residents. Conversely, another review mentions "nice trailer" and the presence of lots suitable for placing such homes. The presence of "critters" being harbored by abandoned trailers also indicates potential environmental issues related to upkeep and property maintenance within the park. The reviews do not provide details about landscaping, communal green spaces, or specific natural features within or surrounding HACIENDA.
The services at HACIENDA, as perceived through the lens of the customer reviews, appear to have areas needing improvement. One review highlights issues with the office staff, describing them as "unqualified" and detailing problems with obtaining a lease and access to a post office box. The responsibility for obtaining a post office box key being shifted to the new tenant is specifically mentioned as a point of dissatisfaction. The same review also raises concerns about potential water shut-offs due to water main breaks, suggesting possible infrastructure issues. The lack of qualified maintenance is also noted as a concern, potentially contributing to the presence of dilapidated trailers and pest issues. On a more positive note, one instance of flexibility regarding interior modifications to a purchased trailer is mentioned. However, the overall impression of the administrative and maintenance services is negative based on the provided feedback.
The features of HACIENDA, as gleaned from the reviews, are somewhat mixed. The park offers individual lots for mobile homes, providing a degree of autonomy for homeowners regarding their dwellings. The allowance for interior modifications on purchased trailers could be seen as a positive feature for those wanting to personalize their living spaces. However, the recurring themes of unqualified office staff, potential infrastructure problems (like water main breaks), and inadequate maintenance leading to abandoned trailers and pest concerns (specifically roaches) present significant negative features. The mention of a "notice of tenant rights and responsibilities" being given to residents who own their trailers highlights a potential misunderstanding of the rights of mobile home owners versus lot renters, which could be a point of confusion or concern for residents.
Promotional information for HACIENDA is not explicitly provided in the given data. Typically, mobile home parks might promote affordable lot rentals, community amenities (if available, though none are mentioned in the reviews), or the availability of move-in ready homes (though the focus here seems to be on residents owning their trailers and renting lots). The review mentioning a "nice trailer and affordable" purchase suggests that affordability might be a potential draw for some. However, this affordability needs to be weighed against the concerns raised in other reviews regarding the park's management and maintenance. Local users would need to contact HACIENDA directly via the provided phone numbers ((317) 356-4275 or +1 317-356-4275) to inquire about current lot rental rates, availability, and any specific promotions they might be offering. It would be prudent for prospective residents to ask detailed questions about the park's policies, maintenance procedures, and the handling of issues raised in the online reviews.
For local users considering HACIENDA as a potential "rv park near me" (understanding it to be a mobile home park), it is crucial to carefully consider the information presented in the customer reviews. The negative feedback regarding management, maintenance, and potential health and safety issues (like abandoned trailers harboring pests and alleged non-compliance with the board of health) should be taken seriously. While one review mentions an affordable trailer purchase and the allowance for interior changes, the overall sentiment leans towards dissatisfaction with the park's operation. The discrepancy between providing a "notice of tenant rights" to homeowners (who primarily rent the lot) also suggests potential administrative misunderstandings that could impact residents.
Given the concerns raised, local users are strongly advised to conduct thorough due diligence before committing to HACIENDA. This could include visiting the park in person to assess its environment and the condition of the properties, speaking with current residents to get a broader perspective on the living conditions and management responsiveness, and inquiring specifically about the issues mentioned in the reviews, such as pest control, maintenance of abandoned trailers, water service reliability, and the qualifications of the office staff. Understanding the terms of the lease agreement and the responsibilities of both the park management and the lot renter is also essential. If affordability is a primary factor, comparing the lot rental rates and any associated fees at HACIENDA with those of other mobile home parks or even traditional RV parks in the Indianapolis area would be a prudent step.
In conclusion, HACIENDA (formerly Country Woods Estates) in Indianapolis, IN, appears to be a mobile home park where affordability might be a potential initial attraction. However, the available customer reviews raise significant concerns regarding the qualifications and effectiveness of the office staff, the adequacy of maintenance, the presence of abandoned and dilapidated trailers potentially harboring pests (like roaches), and possible issues with infrastructure like water mains. Local users searching for "rv parks near me" who might be considering this as a longer-term mobile home living option should proceed with caution, conduct thorough personal investigation, and seek clarification on the issues raised in the reviews before making any decisions. Contacting the park directly for current promotional information and availability is recommended, but this should be supplemented with on-site visits and conversations with current residents to gain a comprehensive understanding of the living experience at HACIENDA.

HACIENDA (formerly Country Woods Estates) Reviews
Bought my son a nice trailer and affordable he is 21 we went in because we wanted to change things on the inside they allowed us to. The office stuff is unqualified to do their job. It took multiple phone calls and multiple phone calls to get a lease but yet they wanted the money before the lease was signed. We refuse to give them the money till the lease was signed. Then they didn't have no key to the post office box. Instead we have to go pay for a key from the post office which should be their job. I'm not a new tenants job. If I did not already pay for the trailer, I would have told my son to forget it. We'll go elsewhere, but since I've already paid for the trailer, I'll just find him a nice lot somewhere to put the trailer on sooner or later or we'll sell that trailer and buy him another one someone posted that these trailers had roaches but we have not found any in that trailer. Thank God and we have not had a problem like that yet. If we find that they are shutting the water off due to water main breaks for 8, 9, 10 hours in a day where in any month. I told my son to ask for credit if he doesn't have water Plus, since I work for the Indiana housing community, I know who to call they need a qualified person to run the office and they need a qualified maintenance to keep the park up what is funny is they give these residents in their notice of tenant rights and responsibilities. When most people in their own their trailer, there is no tenant rights. They own the trailer. That means they can do whatever they want to the trailer at any time. They only rent the lot since my son is going to be becoming a police officer he will be keeping a close watch around that place. Hopefully things will get better
Feb 15, 2025 · Nintendo kid blogsGo ahead and live there if you feel the need to be discriminated against, ripped off, and taken advantage of by owners and staff. Staff is rude. Place is Non-compliant with board of health. So many abandoned and dilapidated trailers, harboring many types of critters....... And fighting to keep roaches away Will be a forever job..... Due to park not doing anything about the abandoned trailers
Dec 04, 2021 · Steve PinkstonThis should be condemned. Trailers burned out so run down true meaning of trailer trash I have ever witnessed. Reported to the police.
Mar 13, 2024 · Jack SenesacThis establishment is so crooked. They don't accept payments from the trustee's office they won't let the trustees help you with your rent your water or anyting. They have water main breaks once to twice a month almost every month when water is turned off for 6 8 10 hours. I hope this place gets stuff together I've been here 12 years and I'm ready to leave
