Cottonwood Mobile Home Park Introduce
For local residents in the Montrose, Colorado area who are exploring housing options and may come across listings for mobile home parks under the category of 'RV parks near me', it is important to differentiate between temporary recreational vehicle accommodations and long-term residential communities for manufactured homes. Cottonwood Mobile Home Park, located at 1601 Locust Rd in Montrose, appears to be the latter. Recent customer reviews suggest a community that has faced challenges in the past but is currently undergoing significant positive changes under new management.
One particularly insightful review comes from an individual who grew up in Cottonwood Mobile Home Park and witnessed a period of decline. This long-term perspective makes their recent observation all the more significant: "It is nice to see it look so much better. The maintenance crew is top notch. Thank you for the great work." This feedback indicates a tangible and noticeable improvement in the park's overall appearance and upkeep. The specific praise for the "top notch" maintenance crew suggests that the new management is prioritizing the physical condition of the community and ensuring that maintenance issues are being addressed effectively. This positive change could significantly enhance the living experience for residents.
Another review corroborates this sentiment of positive transformation. The reviewer acknowledges that Cottonwood Mobile Home Park "was a little rough in the past" but notes a significant shift since a company (implied to be the same one managing other major parks in the town) acquired it. According to this feedback, the new management has been actively involved in a substantial cleanup effort, including evictions and vehicle towing, primarily focused on tidying up the community. The reviewer mentions seeing "dumpster after dumpster" being filled over the past few weeks, indicating a large-scale effort to remove debris and improve the overall cleanliness of the park. Based on these observations, the reviewer concludes that "all in all I would say it's getting better," suggesting a positive trajectory for Cottonwood Mobile Home Park.
Considering these two recent reviews, Cottonwood Mobile Home Park appears to be a community that has experienced a turnaround. The long-time resident's observation of significant improvement and the new resident's account of active cleanup efforts under new management both point towards a revitalization of the park. This suggests that while the park may have had a less favorable reputation in the past, current conditions and future prospects are likely more positive. For local users seeking long-term housing in a mobile home park setting, Cottonwood Mobile Home Park might now be a community worth considering, especially if previous concerns about its condition were a deterrent.
In terms of the environment of Cottonwood Mobile Home Park, the reviews suggest a positive shift. The long-time resident's comment about it looking "so much better" implies visible improvements to the landscaping, common areas, or overall tidiness of the park. The active cleanup efforts described in the second review, with the removal of substantial amounts of waste and the towing of vehicles, would undoubtedly contribute to a more pleasant and organized environment. While specific details about green spaces, amenities, or the layout of the park are not provided, the overarching theme is one of positive change and improvement.
Regarding services and features, the praise for the "top notch" maintenance crew indicates that residents can likely expect timely and effective handling of maintenance requests and upkeep of the park's infrastructure. The active management presence, as evidenced by the cleanup efforts, evictions, and vehicle towing, suggests a proactive approach to maintaining community standards and addressing issues that may have negatively impacted the park in the past. Beyond these aspects, the limited information does not provide details about specific amenities such as laundry facilities, community centers, or recreational areas. However, a well-maintained environment and responsive maintenance are crucial services for any long-term residential community.
The key feature of Cottonwood Mobile Home Park, based on the recent reviews, is its ongoing transformation under new management. The commitment to cleanup and maintenance appears to be a significant positive change that could attract residents seeking a stable and improving living environment. The long-term resident's perspective adds credibility to the idea that these improvements are substantial and meaningful. For local users looking for a mobile home park in Montrose that is actively working to enhance its community, Cottonwood Mobile Home Park seems to be on a positive trajectory.
Currently, no specific promotional information, such as special rates, incentives for new residents, or details about available homes or lots, is provided in the available reviews. Individuals interested in learning more about residency at Cottonwood Mobile Home Park would need to contact the park directly at (970) 249-5248 or +1 970-249-5248 to inquire about current opportunities and any potential promotions. Given the positive changes underway, it might be beneficial to inquire about the long-term vision for the park and any planned upgrades or amenities.
For local users searching for 'RV parks near me' for short-term stays, Cottonwood Mobile Home Park, as a long-term residential community for manufactured homes, is likely not the appropriate option. RV parks typically offer different amenities and services tailored to temporary visitors. However, for those in the Montrose area seeking a mobile home park for permanent living, the recent positive developments at Cottonwood Mobile Home Park make it a community worth investigating.
In conclusion, Cottonwood Mobile Home Park in Montrose, Colorado, appears to be a mobile home community undergoing a significant and positive transformation under new management. Recent reviews from both a long-time observer and a more recent observer highlight substantial cleanup efforts and a "top notch" maintenance crew, indicating a commitment to improving the park's environment and upkeep. For local residents seeking long-term housing in a mobile home park that is actively working to enhance its community, Cottonwood Mobile Home Park presents a potentially promising option. Interested individuals should contact the park directly to learn more about residency opportunities and the ongoing improvements.

Cottonwood Mobile Home Park Reviews
I grew up in this park and saw this park go down hill. It is nice to see it look so much better. The maintenance crew is top notch. Thank you for the great work
Jan 28, 2025 · Noah NashWell it was a little rough in the past but from what I understand the company's bought that one more the major ones around town and they're doing a lot of cleanup evictions vehicle towing mostly clean up filling up dumpster after dumpster for the last few weeks so all in all I would say it's getting better
Nov 30, 2021 · Mark MetcalfHorrible....sad that people have to live like that!!! Guess if the trailers were nicer and made to be kept clean and neat people would take better care of them. Although I didn't drive through the whole place, just most of it, I really only saw one place that was fairly neat with a couple of hanging baskets...horrible really.
Jul 21, 2019 · Laurie StewardThis mobile home park could be so much better managed! Clean up all the abandoned trailers, trees, yards and would be decent place for people to live. Management does nothing, lady just sits in the office in Montrose, complaints are ignored
Aug 02, 2021 · Patti BarksI don't know call me krazy.thank but I have to say that this mobile home park is a home everyone for the majority of the residents all get along. Very kind people always willing to offer their help if you need it. Check it out and you see. Lot's of history in the grounds you walk upon ;)
