Elm Point Mobile Village Introduce
Are you a local resident in the St Charles, Missouri area considering mobile home park options? Elm Point Mobile Village, located at 1408 N Rue St, St Charles, MO 63301, USA, can be contacted at (636) 206-2100 or their mobile number +1 636-206-2100. The available information regarding this community presents a mixed picture, with one review suggesting a quiet and well-maintained environment, while another raises serious concerns about costs, management, and the behavior of some residents and maintenance personnel. Potential local users must carefully consider both perspectives when evaluating Elm Point Mobile Village.
While our platform category is "RV parks near me," we aim to provide information on various housing options that local users might be exploring. In this case, the limited but contrasting feedback necessitates an objective introduction that acknowledges both the positive and negative perspectives presented in the customer reviews. Potential local users are strongly encouraged to conduct thorough due diligence and seek further information before making any decisions regarding Elm Point Mobile Village.
Environment and Atmosphere (Based on Mixed Reviews):
One reviewer describes Elm Point Mobile Village as "a quiet well maintained park." This positive observation suggests that at least some areas or aspects of the community are perceived as peaceful and well-kept. The reviewer, who drives through the park regularly, also noted that the children they encounter are "fairly well mannered," which could indicate a generally respectful atmosphere among the younger residents, at least during certain times.
However, a starkly contrasting review paints a much more negative picture of the community's environment. This reviewer alleges the presence of "thieves, liars, drunks and druggies," creating a concerning image of the social environment within the park. Such accusations, if accurate, could significantly impact the safety and comfort of residents.
The discrepancy between these two reviews highlights the potential for varying experiences or perceptions within the community. It is possible that different areas of the park or different time periods might be characterized differently. Potential local users would need to investigate further to understand the prevailing atmosphere and whether the positive or negative descriptions more accurately reflect the current environment.
Services and Management (Based on Negative Reviews):
The negative review raises serious allegations regarding the management and services at Elm Point Mobile Village. The reviewer claims that the park is an "overpriced dump" and accuses the individual named Dave Hauser of being "dishonest." These are strong accusations that potential residents should take into consideration.
Specific concerns are raised about the utility charges, with the reviewer stating that the water department allegedly charged $200 per month and electricity also cost $200 per month. The reviewer labels this a "racket," suggesting that these costs were perceived as excessive and potentially unfair. It is important to note that this review is from September 2019, and the situation may have changed since then. However, potential local users should inquire about current utility costs and how they are billed.
The reviewer also recounts a negative experience with maintenance, alleging that a broken water pipe leading to their residence resulted in a $2,000 water bill. They further claim that the maintenance personnel who responded were "druggies" and misdiagnosed the issue. Additionally, the reviewer alleges that electricity was being stolen due to shared power lines. These are serious accusations that suggest potential mismanagement, unreliable maintenance, and even illegal activity.
Given the gravity of these claims, potential local users must exercise extreme caution and seek concrete information from the current management regarding utility billing practices, maintenance procedures, and security measures. It would also be prudent to speak with current residents (if possible and safe) to gain additional perspectives on these issues.
Features and Highlights (Based on Limited Information):
The positive review does not mention any specific features or highlights of Elm Point Mobile Village beyond its perceived quietness and the seemingly well-mannered children. The negative review focuses entirely on the alleged problems and does not provide any information about potential amenities or positive aspects of the community.
Typically, mobile home parks might offer features such as paved roads, street lighting, community centers, laundry facilities, playgrounds, or designated parking areas. However, without more comprehensive and balanced information, it is impossible to ascertain which of these features, if any, are present at Elm Point Mobile Village or the condition and quality of these features.
Potential local users should inquire with the management about the specific amenities and features offered within the community. Understanding what the park provides in terms of infrastructure and communal spaces will be important in evaluating its suitability as a place to live.
Promotional Information and Local Appeal (Based on Limited Information):
Given the severely negative nature of one of the two available reviews, it is unlikely that Elm Point Mobile Village would actively promote itself based solely on this limited public feedback. The positive review, while encouraging, is brief and lacks specific details that could be used for promotional purposes.
For local users in St Charles, MO, considering mobile home parks, the mixed feedback on Elm Point Mobile Village necessitates a cautious approach. The claim of a quiet and seemingly well-maintained park might be appealing to some, but the serious allegations of dishonesty, exorbitant utility costs, unreliable maintenance, and the presence of individuals engaging in negative behaviors are significant red flags that cannot be ignored.
Potential local residents should directly contact the management to address the concerns raised in the negative review and to obtain clear and verifiable information regarding utility billing, maintenance protocols, security measures, and the overall management practices. It would also be beneficial to seek perspectives from current residents who have had positive experiences, if possible, to gain a more balanced understanding of life at Elm Point Mobile Village.
Conclusion:
The available information regarding Elm Point Mobile Village in St Charles, MO, presents a stark contrast. One reviewer describes a quiet and seemingly well-maintained park, while another alleges serious issues with management dishonesty, exorbitant utility costs, unreliable maintenance, and the presence of problematic individuals. This mixed feedback necessitates a cautious and thorough investigation by any potential local users considering this community.
The serious allegations in the negative review, particularly those concerning financial exploitation, negligence, and the presence of individuals described as "thieves, liars, drunks and druggies," should not be taken lightly. Potential residents must seek clear and verifiable information from the current management regarding these issues and, if possible, gather insights from current residents to form an informed opinion about the living conditions and overall environment at Elm Point Mobile Village before making any decisions.

Elm Point Mobile Village Reviews
Seems like a quiet well maintained park. I only drive through a few times a week picking up kids for church. They are all fairly well mannered.
Feb 17, 2024 · Mike SheehyStay away from this overpriced dump. Dave Hauser is dishonest. The water department charge 200 dollars a month the electricity is 200 dollars a month. What a racket. Not sure if it has changed since I moved out in September 2019. They broke the water pipe leading in my place, racking up 2,000 in water bill charges. When the maintenance guys came over (druggies, no doubt) they said I had a leak in the bathroom. I did not. They also steal your electricity, some power lines run shared with your place. Thieves, liars, drunks and druggies
Jun 21, 2024 · John BartolomeiGuy in the office is disrespectful, roads are not maintained they will just throw gravel with nails and screws in a pot hole. They like to give notices over holiday weekends so you would have to work on power washing trailer during holidays. Doesn’t follow state regulations. Don’t park on the street they will have your vehicle towed without notice.
Sep 20, 2022 · Alex ZykanKinda 'shaddy' place. What I mean by that is when I went to retireve a friend I wondered why at 2 pm were most of the driveways pared up with 2 vehicles. Sevetal midle age men gietting in and out vehicles Just had the feeling that 2 adults were home not working. Hopefully most were not dissabled and sad if able to work are living off wellfare. I HOPE IM WRONG on both accounts. Perhaps it's mostly retired folks...I will hope so.
Dec 23, 2023 · Eric StombaughI lived here in my mobile home for two years. The office and their rules and attitudes make it an unpleasant place to live. They have a lot of rules and regulations as part of the lot rental agreement. They patrol every week looking for any and all violations. The lot rent doesn't cover any utilities or trash pickup. They don't plow the streets in the winter not do they put any salt down to help melt the snow/ice. Vehicles can be parked anywhere on the streets but if any of the tires are on any grass, they will stick a nasty warning sticker on the vehicle. They make it difficult for owners to sell because any new owner / tenant has to go thru a rigorous application process. Owners are not allowed to rent out their mobile home. I am trying to sell my mobile home, but they slowly process and turn down new owner/tenant applications so I am forced to look for any prospective buyers that are willing to move it out of the mobile home park. Lot rent increases every year, even though the park office doesn't provide any utilities or services, and they don't have a pool, tennis courts, or clubhouse. I considered moving my mobile home when I first bought it, now I wish I had.
