Sunnydale Mobile Home Park Introduce
If you are searching for "RV parks near me" in the St. Charles, Missouri area, or exploring options for long-term residency in a mobile home park, Sunnydale Mobile Home Park, located at 301 Sunnydale Dr, St Charles, MO 63301, USA, is one community to consider. They can be reached at their phone number: (636) 946-1151 or their mobile number: +1 636-946-1151 for inquiries about availability and terms of residency.
Mobile home parks can provide a community setting and sometimes offer a more affordable housing alternative. Situated in St. Charles, a city with a rich history and various amenities, Sunnydale Mobile Home Park offers its residents access to local shops, restaurants, services, and the attractions of the St. Charles area. This includes proximity to the Missouri River, parks, and cultural events.
Sunnydale Mobile Home Park likely operates on a land-lease model, where residents own their mobile homes but lease the land or lot from the park management. This arrangement is common in mobile home communities and can offer a pathway to homeownership without the costs associated with purchasing land.
To form an objective understanding of Sunnydale Mobile Home Park, it is important to consider feedback from individuals who have experienced living in this community. Online reviews can offer insights into the perspectives of current and former residents, although it is crucial to remember that these are individual accounts and may not represent the experiences of everyone.
One review expresses significant dissatisfaction with the management, specifically mentioning an individual named Mary. The reviewer alleges rude behavior from the management and describes an incident where workers were sent to cut grass that supposedly did not need it, with a subsequent charge of $75.00. The reviewer expresses a desire to challenge this in court. Additionally, this review highlights a high water bill of $335.39 for a three-month period. The reviewer concludes by stating that if one desires to be harassed, this is the place to live.
Another recent resident shares a negative experience regarding frequent communications ("insane" amount of letters) and unexpected increases in lot rent shortly after moving in. This reviewer, who owns their trailer and has a small yard, states that the initially quoted lot rent of $400 increased to $425 upon moving in, and then again to $460 within the first month, with a subsequent increase to $495 within a few months. This suggests potential issues with transparency and stability regarding rental costs. The reviewer also mentions that the demands and deadlines imposed by the park could be financially burdensome. On a more positive note, they mention that the community is generally quiet and that the pool is a nice amenity, particularly for those without central air conditioning. However, this seems to be the extent of the positive feedback from this reviewer.
When considering Sunnydale Mobile Home Park, these reviews raise concerns about management practices, the stability and transparency of lot rental fees, and potentially high utility costs (as indicated by the water bill). These are significant factors that prospective residents should carefully consider and investigate further.
While your search might include "RV parks near me," it is important to determine if Sunnydale Mobile Home Park accommodates RVs for long-term stays or if it is primarily intended for manufactured homes. Mobile home parks typically cater to residents living in manufactured homes on a long-term basis, whereas RV parks usually serve recreational vehicles for shorter durations.
To obtain a comprehensive understanding of Sunnydale Mobile Home Park, it is essential to contact the management directly at (636) 946-1151 or +1 636-946-1151. Inquiries should focus on:
- Current availability of lots or spaces for mobile homes.
- The application process and any associated fees.
- The current monthly lot rental fees and what services are included (e.g., water, sewer, trash).
- The terms and conditions of the lease agreement, including policies on rent increases.
- Rules and regulations of the community.
- Any amenities offered to residents (e.g., pool, laundry facilities, community areas).
- Policies regarding lot maintenance and any associated charges.
- Procedures for addressing resident concerns and maintenance requests.
A visit to Sunnydale Mobile Home Park can also provide valuable insights. Observing the overall condition of the park, the appearance of the homes and lots, and any common areas can help in forming a personal impression. If possible, and if you feel comfortable, speaking with current residents (outside of the management's presence) might offer additional perspectives on the living experience in the community.
Given the serious allegations in the online reviews regarding management conduct and unexpected rent increases, it is particularly important for prospective residents to seek clear and transparent information from the management on these issues. Understanding the policies regarding rent adjustments, utility billing, and lot maintenance charges is crucial before making any decisions.
While the second reviewer mentions a pool as a nice amenity, this positive aspect seems to be overshadowed by concerns about the financial and administrative aspects of living in the park. Any potential promotional aspects, such as a quiet environment and a pool, need to be weighed against the reported negative experiences.
Prospective residents should be prepared to ask detailed questions and seek clarification on any points of concern arising from the online reviews. Understanding the full terms of residency, including all costs and community rules, is essential for making an informed decision about whether Sunnydale Mobile Home Park is a suitable living option in St. Charles, Missouri.

Sunnydale Mobile Home Park Reviews
The management here is extremely rude (mary). Now she sends her workers to cut grass that doesn't need it and wants to charge 75.00. I wish she would take me to court!! The water bill is ridiculous $335.39 for 3 months. She thinks that by bullying people she will continue to get her way. If you want to be harassed this is the place for you!
Apr 30, 2025 · Lorraine MicheoI recently moved here, and the amount of letters you get is insane. I own my trailer and barely have a yard, was here not even a month before the raised the lot rent, just because they could. The lots posted online are more that wat is listed. Was listed for 400, was told 425, and now I pay 460. (They raise rent again and now it is $495 I have been year in a couple month.) I hope you have a good chunk saved before considering moving here. Between the demands asked of you and the dead lines given its going to cost a pretty penny. It is quite over all and the pool is nice when you don't have central ac but that's pretty much it.
Mar 14, 2025 · Katie FarrisParents do not leave your children out of your sight, the maintenance man Joe has extreme anger issues . Mary the landlord told a resident, no more Latinos.
Mar 21, 2025 · Bob TurnerOmg I called to ask a question about the mobile homes spoke with the lady name Lisa she was rude from the time she picked up the phone. She hung up in my face before I can ask her anything. This is ridiculous. I cannot believe it still racist people out here she is one of them. I went to the office, they open back up at 1 o’clock. I was there at 12:58. She looked at me out the door and said we’re not open. What is two minutes OMG I will never buy a home that little bitty subdivision. I was asking her about this Pacific location
Sep 24, 2024 · Mz DeeThe park is nice, clean and safe. The neighbors are friendly. That's the only reason its even getting 2 stars. If you want to get extremely micromanaged, then this is the park for you! The property manager gets to dictate what you do to you house, keep outside your house and what you put and keep on your porch. You can have something outside your home for 1+ years then out of nowhere you'll get a letter saying to get rid of it or remove it. You will 100% get at least 1-2 letters a month. I've gotten 17+ letters in just this year alone. I keep every single letter. Your house can be clean and nice, and your neighbors look like a hoarding situation, but you'll get the letter/ citation. There's alot of, this house gets away with things but you can't. The maintenance guy will absolutely go through your yard and circle your house all the time coming up with crazy thing's to report to property manager. There is no privacy or sense of self here. If you don't comply you get threatened with eviction. My biggest advice is get cameras so when you get falsely accused of stuff you have evidence. Also, both the manager and maintenance guy just circle the neighborhood looking in everyone's yards and around your house just to find something to complain about. It's asinine and CREEPY. So if this sounds good to you, then welcome!
