Excalibur Village Introduce
For local users searching for "RV parks near me," it's important to understand the broader housing landscape, which includes mobile home parks that can offer long-term living solutions and a sense of community. Excalibur Village, located at 23470 South, 23421 OR-213, Oregon City, OR 97045, USA, presents itself as a mobile home park in the Oregon City area. While not directly catering to RVs for temporary stays, it offers a residential setting that might appeal to those seeking a more permanent housing option within a community environment.
Based on the limited customer reviews available online, Excalibur Village exhibits both positive and negative aspects that potential residents should consider. One prospective resident who visited the park to view homes for sale reported a positive initial impression. They found the park to be "clean and kept up very nicely compared to other parks," indicating a level of maintenance and aesthetic appeal that can contribute to a pleasant living environment. This positive observation suggests that the management places some emphasis on the upkeep of the community grounds.
The same reviewer also had a positive interaction with the office staff, specifically mentioning Tianna, who answered the phone even on a holiday. Tianna was described as "very pleasant" and helpful, answering all the reviewer's questions regarding the homes and the park. This positive interaction with the management staff can be a crucial factor in a resident's overall satisfaction, suggesting that the on-site team is responsive and helpful to potential and perhaps current residents.
However, another reviewer raises significant concerns regarding the location and accessibility of Excalibur Village, particularly in terms of public transportation and bike-friendliness. They state that "The bus service is horrible" and that "The highway is barely car friendly; not bike friendly." This lack of convenient public transit and safe cycling infrastructure could be a major drawback for individuals who rely on these modes of transportation or who prefer a more walkable or bikeable community. The reviewer strongly advises potential residents to "plan to get a car" if they move to Excalibur Village, indicating a relative isolation from metro-friendly transit access.
This reviewer also expresses a concern that "park ownership acknowledges they and the community would benefit from lobbying for better transit or safe bike lanes" but does not seem to be taking action. This suggests a potential disconnect between the needs of some residents and the priorities of the park ownership regarding infrastructure improvements that could benefit the community's connectivity.
Furthermore, the same reviewer brings up an unrelated but noteworthy point regarding tenant responsibilities for structural improvements, drawing a parallel to Oregon's squatter rights laws. While this comment might be specific to their family's experience with leased farmland, it could indirectly suggest a potential perspective on tenant responsibilities or the power dynamics between ownership and residents within a leased property context, though this is speculative in the context of Excalibur Village.
A third, very brief review offers a more nuanced perspective on the people and management within Excalibur Village. It states that "People are okay" and that "Management does their best but ownership is just in for the bucks." This suggests that while the residents and on-site management might contribute positively to the community, there is a perception that the park ownership's primary motivation is financial gain, potentially at the expense of reinvestment in the community or addressing resident concerns like transportation access.
Considering the platform category "RV parks near me," Excalibur Village, as a mobile home park with fixed units, does not directly compete for the same temporary stays as RV parks. However, individuals exploring long-term housing options in the Oregon City area, perhaps after an extended period of RV living, might find mobile home communities like Excalibur Village relevant to their search for a permanent or semi-permanent residence.
To provide a more detailed introduction to Excalibur Village based on the available information:
- Clean and Well-Maintained: At least one visitor noted the park's cleanliness and upkeep compared to other similar communities.
- Pleasant Management: Initial interactions with the office staff, particularly Tianna, were reported as pleasant and helpful.
- Established Community: As a mobile home park, it offers a more permanent residential setting compared to transient RV parks.
However, potential residents should also be aware of the concerns raised:
- Poor Public Transportation: Bus service is described as "horrible," limiting accessibility for those without a personal vehicle.
- Unsafe for Biking: The adjacent highway is reportedly not bike-friendly, further restricting transportation options.
- Potential Ownership Priorities: There is a suggestion that the park ownership's focus might be primarily financial, potentially impacting investment in community improvements.
To gather more comprehensive information about Excalibur Village, interested individuals are encouraged to contact them directly at (503) 632-6166 or +1 503-632-6166. Key questions to ask could include:
- Availability of mobile homes for sale or rent within the park.
- Lot rental fees and any associated community fees.
- Specific amenities and services offered to residents (e.g., laundry facilities, communal areas, pet policies, landscaping).
- Rules and regulations of the park.
- Security measures in place within the community.
- Any initiatives or plans to address transportation issues or improve bike safety in the area.
Visiting Excalibur Village in person would also be beneficial to assess the cleanliness and upkeep for oneself, observe the traffic conditions on the adjacent highway, and get a feel for the community atmosphere. If possible, speaking with current residents could provide additional insights into their experiences living in the park and their perspectives on management and ownership.
In conclusion, Excalibur Village in Oregon City presents a mobile home community that appears to be well-maintained with pleasant on-site management. However, potential residents should carefully consider the significant concerns raised regarding the poor public transportation options and the lack of bike-friendly infrastructure in the surrounding area. The perceived focus of the ownership on financial aspects is also a factor to keep in mind. For local users searching for "RV parks near me" who might be open to a more permanent housing solution in a mobile home park, Excalibur Village warrants further investigation, with a particular emphasis on assessing its suitability in terms of transportation and long-term community satisfaction.

Excalibur Village Reviews
I came to Excalibur village to look at homes for sale in the park. The park was clean and kept up very nicely compared to other parks. I called the office and Tianna answered the phone even on a holiday and was very pleasant with me. She answered all the question’s I had regarding the home and park. I will be submitting an application with her this week!
Jan 21, 2025 · Jessica BoydThe bus service is horrible. The highway is barely car friendly; not bike friendly. If you move here, plan to get a car because this is the beginning of the end of the metro friendly transit access area. I don't think park ownership acknowledges they and the community would benefit from lobbying for better transit or safe bike lanes. Also my family owns a farm that we lease, and we make all structural improvements to the land, not only because it says so in the lease our tenant signs but because allowing (let alone forcing) tenants to make structural improvements with their own capital is #triggering if you happen to be Oregon squatters rights laws.People are okay. Management does their best but ownership is just in for the bucks.
Aug 28, 2020 · Rodney “Thom” ParhamNot a terrible place my mom lives here the only bad thing about this place is managment chooses witch rules to enforce from person to person. If you want proof for yourself just drive in and look around one side has nice houses yards kept up.Then the other side is like you drifted past your location and ended up in hoarders heaven it's just nasty.
Mar 17, 2020 · Strain HunterIt's a nice little manufactured home community. Friendly neighbors.
Jan 21, 2025 · Daniel TurnbowWon't return calls, Investment Property Group ( IPG ) is the management company, they don't return calls either, all of their Corporate email's are blocked, so you can't contact them, situation is the Garbage Service, I asked (back in August 2022 for a 20 gallon roll Cart instead of the 35 gallon roll Cart the park manager told me I couldn't downsize, but that I could pay for a larger roll Cart, Molalla Garbage Company has brought me the 20 gallon roll Cart, as I requested, but IPG (INVESTMENT PROPERTY GROUP) continues to charge me for the 35 gallon roll Cart, currently they owe me a credit of $6.80, why does a simple request have to be so difficult, I pay my bill on time. The money to pay this bill comes out of my checking account, and the garbage comes out of my house, ( it's about half a bag weekly). I believe I'm being taken advantage of
