Lake View Trailer Court Introduce
For individuals searching for "RV parks near me" in the Sanford, Michigan area, and potentially considering a longer-term stay in a mobile home park, it is crucial to be fully informed about any potential community. Lake View Trailer Court, located at 67 W Center St, Sanford, MI 48657, USA, has received significant negative feedback from former residents that warrants serious attention before making any decisions.
Multiple reviews paint a concerning picture of the living conditions and management practices at Lake View Trailer Court. One former resident detailed a series of serious issues encountered during their year-long stay, ultimately recommending against moving to the park and suggesting that even a motel would be a preferable alternative. These are strong words that should not be taken lightly by anyone considering residing at this location.
One of the most alarming allegations made by a former resident is regarding the park manager, identified as Terry Duby. This individual is alleged to be a "multiple time convicted child sex offender," a fact that the reviewer claims was not disclosed upon their move-in, despite having two small children. This is an extremely serious accusation that raises significant safety concerns, particularly for families with children. Any potential resident should independently verify this information through publicly available records and consider the implications for the safety and well-being of their family.
Furthermore, the same reviewer reported issues with the return of their security deposit upon moving out. They claim it took two months to receive the deposit, double the one-month legal requirement, and that there was an attempt to improperly withhold funds. This indicates potential mismanagement and a disregard for tenant rights regarding financial transactions upon departure.
Another significant concern raised involves the park's infrastructure, specifically the electrical grid. The former resident stated that representatives from Valley Electric allegedly informed them that the entire electrical grid was "illegal," which purportedly explained the "extremely high" electric bills experienced. This is a serious safety and financial issue, suggesting potential code violations and unsafe living conditions. Potential residents should inquire about the state of the electrical system and whether it meets safety standards.
The quality of maintenance and repairs at Lake View Trailer Court is also heavily criticized. The reviewer stated that despite being told that their electrical issues would be resolved, the repairs were never completed during their entire stay. They described exposed hot wires that were merely covered up, indicating a negligent approach to essential safety repairs. This lack of responsiveness to maintenance needs and potentially dangerous band-aid fixes are significant red flags for potential residents.
In addition to infrastructure and management concerns, a former resident also reported experiencing harassment from the park manager's wife, Telina. The allegations include claims of her being frequently intoxicated, engaging in inappropriate physical behavior such as unwanted kissing, and causing disturbances. The reviewer also recounted an incident where Telina allegedly attempted to enter a resident's trailer without permission and physically threatened another resident who intervened. Such behavior, if substantiated, creates a hostile and unsafe living environment.
Adding to the list of concerning physical conditions within the park, the reviewer noted that "the septic pipes for a few trailers are above ground!" This is an unusual and potentially unsanitary situation that could pose health risks and indicate inadequate infrastructure or maintenance of the sewage system.
Finally, the former resident characterized the owner, Gerald Burton, as "a very cheap man" and a "slum lord" based on their observations of what were described as substandard repairs. This overall negative assessment of the owner's approach to maintenance and property management further reinforces the concerns about the living conditions at Lake View Trailer Court.
Another brief review simply states, "A two time convicted sex offender is running this place. Be aware." This concise but powerful statement echoes the most serious allegation made in the more detailed review, again emphasizing the potential safety risks associated with the park management.
Given the gravity and consistency of the negative feedback, anyone searching for "RV parks near me" in Sanford, MI, with the possibility of long-term residency, should exercise extreme caution regarding Lake View Trailer Court. The allegations of a convicted child sex offender managing the park, illegal electrical infrastructure, unaddressed and potentially dangerous repairs, harassment by the manager's wife, unsanitary septic conditions, and poor overall management paint a picture of a potentially unsafe and unpleasant living environment.
Due to the serious nature of these allegations, it is strongly recommended that potential residents conduct thorough independent research and verification before considering Lake View Trailer Court. This should include checking publicly available records regarding the alleged criminal history of the park manager and contacting local authorities or tenant rights organizations for information or guidance.
It would also be prudent to explore alternative "RV parks near me" or mobile home communities in the Sanford area that have a more positive and verifiable history of safety, ethical management, and well-maintained facilities. The negative experiences reported by former residents of Lake View Trailer Court suggest that there may be significant risks associated with residing at this location.
In conclusion, the information available regarding Lake View Trailer Court in Sanford, MI, is overwhelmingly negative and raises serious concerns about safety, management practices, infrastructure, and the overall living environment. Potential residents actively searching for "RV parks near me" or considering long-term mobile home living in this area are strongly advised to proceed with extreme caution and conduct thorough due diligence, including independent verification of the serious allegations made by former residents, before considering this property. The reported issues suggest that alternative living arrangements in the Sanford area would likely offer a safer and more stable environment.
