Interested parties can contact the park directly at (303) 681-2300 or +1 303-681-2300 to inquire about their policies regarding RVs, the availability of suitable lots, and the terms of residency.
Online reviews for Larkspur Station Mobile Home offer a bifurcated view of the community, with some residents expressing highly positive experiences while others detail significant concerns, particularly regarding the management. One recent reviewer describes the park as a "beautiful spot to call home" over several years, emphasizing the "wonderful community" and the exceptional people they have met. They praise the location for feeling secluded in the mountains despite being conveniently located off the highway. The reviewer also highlights the quiet and peaceful atmosphere, the "unmatched views of the stars," and the proximity to local events such as a bi-weekly music event with food trucks and the nearby Renaissance Faire. This positive feedback paints a picture of a desirable living environment with a strong sense of community and access to local attractions.
However, a contrasting review from a former resident offers a starkly different perspective, particularly regarding changes that occurred after 2013-2014. This reviewer, who moved out in 2015, recalls a time when the park was "awesome," affordable, peaceful, and well-maintained by residents. They express gratitude for leaving when they did, as they detail a significant decline in management practices under the current owner, "Jennifer," who reportedly lives in Wisconsin and "micro manages from a far."
The former resident alleges that the owner has raised lot rent several times, citing questionable reasons. They also claim that the owner's son regularly drives through the park to "spy" on residents. Furthermore, this reviewer states that the owner is excessively demanding about yard appearance, threatening to charge residents for clean-up services if their yards do not meet her standards, despite the park not being "trashy." The review also mentions an alleged plan to have a "contractor friend" assess residents' roofs and mandate replacements if deemed necessary.
The former resident further describes the owner as wanting uniform green lawns with no personal touches like plants, gardens, flowers, or patio sets. They recount an instance of the owner screaming at a resident and strongly advise potential residents to "stay far away," giving the park a zero or negative star rating if possible. This detailed negative feedback raises serious concerns about the current management style, affordability, resident autonomy, and overall living experience at Larkspur Station Mobile Home.
When considering Larkspur Station Mobile Home as a potential long-term RV living option within the context of "RV parks near me," it is essential to carefully evaluate these contrasting viewpoints. The positive review highlights the appealing location, community, and environment, while the negative review paints a concerning picture of the current management and its impact on residents.
To obtain a balanced and up-to-date understanding of Larkspur Station Mobile Home, prospective residents should contact the management directly using the provided phone numbers. Key areas of inquiry should include:
- The park's current policies regarding long-term RV residency, including the availability of suitable lots with necessary utility hookups (electricity, water, sewer).
- Specific details about the size and type of RVs accommodated and any associated restrictions.
- The current monthly lot rental fees for RVs and any history or expectations of future rent increases.
- All additional charges, including utilities, maintenance fees, and any community fees.
- The amenities and services offered within the park, such as laundry facilities, recreational areas, waste disposal, and security measures.
- The current management policies regarding yard maintenance, property improvements, and resident communications.
- Any specific rules or regulations that RV residents would need to adhere to.
Given the serious allegations in the negative review, it would also be prudent to inquire about the management's policies on rent increases, property maintenance standards, and resident rights. Understanding the management's approach to these areas is crucial for assessing the potential long-term stability and quality of life at Larkspur Station Mobile Home.
If possible, a visit to Larkspur Station Mobile Home would be highly recommended. This would allow prospective residents to assess the beauty and quietness of the location mentioned in the positive review firsthand. It would also provide an opportunity to observe the overall atmosphere of the community and potentially speak with current residents (beyond those who have posted online reviews) to gain a broader range of perspectives on the management and living conditions.
The proximity to the highway mentioned in the positive review suggests convenient access, while the feeling of being "deep in the mountains" indicates a potentially scenic and tranquil setting. Larkspur itself is a smaller town south of Denver, known for its natural beauty and the annual Colorado Renaissance Festival.
In conclusion, Larkspur Station Mobile Home in Larkspur, Colorado, presents a mobile home park with a seemingly appealing location and community for long-term living. However, significant concerns have been raised regarding the current management practices, particularly regarding rent increases and restrictive rules. Prospective residents searching for "RV parks near me" with long-term options should contact the management directly to obtain current and detailed information on RV policies, fees, amenities, and management practices. Additionally, a visit to the park and, if possible, conversations with current residents are strongly recommended to form a well-rounded assessment before making a decision about long-term residency at Larkspur Station Mobile Home.

Larkspur Station Mobile Home Reviews
This place has been such a beautiful spot to call home over the last several years. There truly aren’t words to describe how wonderful the community is here, some of the best humans I’ve ever had the opportunity to meet! We love the location, right off the highway, but it feels as if you’re deep in the mountains. It’s quiet and peaceful, and there are unmatched views of the stars on any given night. The community park down the road hosts a bi-weekly music in the park event, complete with food trucks and free admission! The Renaissance Faire is just a few miles down the road, which is such a fun summer activity! We hope to stay here forever!
Jan 20, 2023 · Plant Based RetreatPrior to 2013-2014 this park was an awesome place to live. It was affordable and for the most part you were left alone and able to live in peace. This IS NOT a trashy park. People keep their lots in good order. I am so thankful we were able to move from there in 2015. We got out when it was manageable. Since then the Owner of the park "Jennifer" has raised the lot rent several times. Her excuses were that her son in college and he is taking flying lessons. She also lives in Wisconsin and "micro manages from a far". She has her son drive through on a regular basis to "spy" on residences. I have spoke to two different residents who still live there and she is very, very demanding of how she thinks your yard should look. She is even threatening that if people do not clean up their lots she is going to hire someone to come into their yards and clean it up for them and then she is going to charge them for it! AGAIN, they are not trashy! She also, stated, that she is going to have a "contractor friend" come around and tell people if they need a new roof on their house and If he says they need it, then they are required to get it. If she had her way, there would only be nice green grass growing in every yard. No plants, no garden, no flowers, not paver stones, no outdoor patio set. Recently she even screamed at one of the residents. Jennifer is a VERY NASTY woman and you want no part of this park! Trust me, stay far away! If I could give it 0 or negative stars, I would!
