Livingston Introduce
Are you searching for "RV parks near me" or considering the benefits of mobile home living in the Lutz, Florida area? Livingston mobile home park, located at 15812 Livingston Ave, Lutz, FL 33549, USA, presents a unique option for those seeking a long-term residential community. You can reach them at (813) 374-0981 or +1 813-374-0981 for inquiries.
To provide a comprehensive and objective overview of Livingston, it's essential to consider various aspects, including its environment, services, features, and the experiences of its residents. Based on publicly available information, including customer reviews, a nuanced picture of this mobile home park emerges.
Livingston offers a setting within Lutz, a suburb of Tampa known for its blend of residential areas and natural landscapes. The park's location on Livingston Avenue suggests accessibility to local amenities and transportation routes within the broader Tampa Bay region. For individuals searching for "RV parks near me" with a longer-term perspective, Livingston provides a fixed residential option rather than temporary RV stays.
However, it's crucial to acknowledge the feedback shared by some residents. One review describes a negative experience, citing issues with management rudeness, infrequent maintenance (reportedly once a week, potentially causing delays for critical repairs like AC breakdowns), and frequent notices for minor infractions. This review also mentions pest problems, specifically roaches, and a lack of extermination services, along with concerns about the condition of some of the mobile homes.
In contrast, another long-term resident of 20 years offers a different perspective. This resident notes a significant increase in lot rent over time, from $200 to $895 per month, which they justify by mentioning the addition of new mailboxes and tar on the roads. It's important to note the absence of common amenities typically found in many mobile home or RV parks, such as a clubhouse, laundry facilities, sports courts (basketball, tennis, racquetball), or a swimming pool. The presence of three garbage bins for the entire community is also mentioned.
This long-term resident further indicates a shift in ownership within the park. Originally, there were 65 homeowners, but currently, the park owns 50 of the units, leaving only 15 individual homeowners. This suggests that potential residents might have the option to either purchase or rent a mobile home within Livingston. The resident also details significant personal investments in their own mobile home, including a new roof, flooring, bathroom, lawn, AC unit, and hot water heater, expressing their intention to remain in the community long-term and even consider donating their upgraded home to the park in the future to enhance its value.
Considering these contrasting viewpoints, prospective residents should conduct thorough due diligence. While the long-term resident highlights the potential for creating a comfortable living space through personal investment and expresses satisfaction with the community despite the limited amenities, the negative review raises concerns about management and maintenance responsiveness, as well as the overall condition of the park.
For those specifically searching for "RV parks near me" for short-term stays, Livingston might not be the appropriate choice as it appears to function primarily as a long-term mobile home community. However, for individuals interested in establishing a more permanent residence in the Lutz area and exploring options for mobile homes for sale or rent, Livingston could be a consideration. The fact that the park owns a significant number of the mobile homes suggests potential availability of rental units or park-owned homes for purchase.
Features of Livingston mobile home park, based on the available information, include:
- Long-term residential community
- Located in Lutz, Florida, with access to the Tampa Bay area
- Potential availability of mobile homes for sale or rent (park-owned and privately owned)
- Basic infrastructure, including mailboxes and paved roads (tarred)
- Garbage disposal facilities (three bins for the community)
Services mentioned, although with contrasting experiences, include:
- On-site management (with reported concerns about rudeness and responsiveness)
- Maintenance services (reportedly limited to once a week)
- Potentially, the sale or rental of mobile homes by the park
Promotional information is limited based on the provided data. However, the long-term resident's perspective suggests that Livingston can be a place where individuals can invest in and personalize their living spaces, potentially creating a comfortable and long-lasting home within a community setting. The lower initial rent mentioned from 20 years ago, while significantly increased, might still represent a more affordable housing option compared to traditional single-family homes or apartments in the area.
It is strongly recommended that prospective residents contact Livingston directly at (813) 374-0981 or +1 813-374-0981 to inquire about current availability, pricing, rules and regulations, and to schedule a visit to assess the park and available units firsthand. It would also be beneficial to seek out additional reviews or information from other sources to gain a more comprehensive understanding of the community.
When comparing Livingston to other "RV parks near me," it's important to differentiate between temporary recreational vehicle sites and permanent mobile home communities. Livingston appears to fall into the latter category, offering a different lifestyle and set of considerations for potential residents. Factors such as lot rent, community amenities (or lack thereof), management responsiveness, and the condition of individual homes and the overall park should be carefully evaluated.
In conclusion, Livingston mobile home park in Lutz, Florida, presents a long-term residential option with a mix of experiences reported by its residents. While one review highlights significant concerns regarding management and maintenance, another long-term resident expresses satisfaction and a commitment to the community. Potential residents should weigh these perspectives carefully and conduct their own thorough investigation to determine if Livingston aligns with their housing needs and expectations. For those specifically seeking short-term "RV parks near me," alternative options designed for recreational vehicles would likely be more suitable.

Worst place ever. Manager Daniel is very rude. Can't speak to you and look at you while talking. RUDE. maintance is only once a week. So if your ac breaks in the middle of summer. And it's a Sunday noone will go till Thursday. Notice on door for every little thing. Those trailer should all be knocked down. Roaches and they won't even exterminate. I had the worse 2 years there till we finally were able to move out to a house. I don't recommend this place to anyone.

Oct 30, 2024 · Jerome CantorI would give 0 stars if I could! I lived here for 2 years, closer to 3. Property manager is TERRIBLE, she’s rude, disrespectful and nasty. I had rats in my ceiling and roaches so bad that pest control couldn’t kill them. I had to get a storage unit and bomb my things multiple times before moving out of this hell hole. Water damage from the back of the shower, when I noticed it I made the property manager aware of the issue and she made me spend 100$’s of dollars to repair the wall or threatens eviction so we unfortunately having nowhere to go had no choice but to repair the wall. There was mold in the bathroom which she told me to just “clean” with bleach and it kept coming back. when I moved in I was told I would have central air and heat. From the day that we moved in we had issues with the ac to which they sent out someone to “repair” and still did not work for the duration of my stay and refused to repair so we had to spend hundreds of more dollars to buy AC units to which after installing ourselves we were informed my management that we had to pay $50 per ac unit even though we installed ourselves. Those mobile homes are nothing but a health hazard and if I could save someone time and money and their health I would highly recommend to not move in here. The property manager is ghetto and regularly cusses at and degrades tenants. For the duration of our stay we were never late on rent and constantly received threats from the manager. Please please please avoid and stay clear of Livingston MHP aka Livingston family communities. Also they don’t let you know that this is a hotel/motel lease as well as you will never get your deposit back. There are several different properties joint with this location BEWARE!
Mar 20, 2024 · Aiden BoganWell now it's been 10 months. I saw a few adds online for their community and decided to go check them out in person. Nice enough places, some of the better trailers on the lot.I (on my second try) finally catch the manager in the office. My partner and I are immediately approved, we pay the fees and a (i believe) $400 holding fee. But wait, the unit's that were listed are unavailable. Okay, fine, not the end of the world. The only ones that are available are trash. We express that our lease is up and we need to move as we are paying week to week. We were told that wasn't a problem and it shouldnt be more than 2 weeks, 3 max. This was our quickest option. Nicer places were around, but they all had 1-2 month waiting times.Great, we go on vacation, come back 2 weeks later and still nothing. One month, nothing. Two months nothing. After the 6 week mark, I call weekly. Never once answers the phone. After 2 months I visit the office every 2 weeks. "sorry, not yet" I start going weekly after 3 months and am firmly told that there's no need to come up again, we'll be contacted when something is available. after 4 months we gave up. It's been 10 months now, we've moved to an entirely different state but I still check my email and voicemail to just see if she'll ever call. Same with my partner. Nothing as of yet.
Apr 27, 2022 · Patrick LarkinDO NOT MOVE HERE! You're better off living in your car for a month or two... Rat and roach infested. They never fix or clean anything before you move in or after. Floors falling through, they won't return your deposit. The previous owner was a thief. It's no better under new management.
