Another corporate buyout with more corporate promises broken . They have raised our rent 3 times this year and promised to raise it again . Nice to know our rent goes up before my payday can keep up with it . But what can you do when they hang your head over a barrel . We are not happy residents here as we scramble to keep up with this new cost of living !My advice, don't rent here , don't even apply here . This place deserves to die out due to the way they betrayed those of us who lived here before bedrock llc took over .Update 3/2025,Bedrock sold out to inspire communities, and have even less heart (if you can call it that )than the previous owners ! I lived here for 9 years up until Hurricane miltons winds caused debris to dam up the drainage system leaving about half of us sitting in water for 24 hours . Needless to say , coming home to this was devastating. But lets add insult to injury.the week before milton i was being released from the hospital with serious lung problems to go home and prepare for hurricane helene. So during this time i lost work, whatever i had was used to survive. Then im approached by park management demanding 2 months rent, mind you im only 3 weeks overdue. To which i tried to negotiate reminding them of my recent stay in the hospital topped off with natural disaster, sitting amongst the ruins of my house which i lost everything .i mentioned how they worked with me during the pandemic. This is when i realised what she was doing."Yeah the ability to negotiate the rent ended yesterday" she says, so this was the loophole she needed to exploit me out of my home. I shared this with my mother. Im destitute ,in poor health ,wasnt able to work for weeks so what are my options ? 1. pay 2 months rent , 2. Sign the title over to them to satisfy the overdue 3. Eviction .3 was not an option as it would affect my mother , so i vacated as quickly as i could in my condition ,when i got all that i could and still left behind so much, i went to the office and signed the ownership over to them . I asked is this all ? Its done , im free ?this takes care of everything? She says yes this takes care of everything im now current and free to go .But she lied , i left there homeless , i am still struggling with homelessness 5 months later , then she had the nerve to send me into collections for 2 months rent !Isnt that why i gave you my house ? She said i was clear that satisfied my debt then turns around and stabs me again . But since i was "unhomed" i was hard to reach so they went after my 84 year old mother and they frieghtened her so much she paid them !So if you want to know what kind of company you're renting from just be aware of this place because what they say and what they do is solely for themselves, and she will try anything to trip you up to take your home , i dont know how they sleep at night knowing full well the good people they have no problem putting on the street . I really do hope hell has a very special place for them too - Troy Elder

Rose Lake Estates Introduce

For individuals searching for 'RV parks near me' or considering mobile home communities in Tampa, Florida, Rose Lake Estates, located at 201 Sun Terrace, might appear as an option. However, recent and detailed accounts from former residents paint a severely negative picture of the community under its recent changes in ownership and management, specifically after being acquired by Bedrock LLC and subsequently sold to Inspire Communities.

One particularly harrowing review details a precipitous decline in the living conditions and management practices following the initial corporate buyout. The former resident reports that their rent was raised three times in a single year, with a promise of further increases. They express the financial strain of these rapid rent hikes, struggling to keep up with the rising cost of living imposed by the new management. This individual strongly advises against renting or even applying at Rose Lake Estates, stating that the way the new owners "betrayed those of us who lived here before bedrock llc took over" warrants the park's demise.

An update from the same reviewer in March 2025 further exacerbates these concerns. They report that Bedrock sold the property to Inspire Communities, whom they perceive as having "even less heart" than the previous owners. This update recounts a devastating personal experience. Following a hospital release for serious lung problems to prepare for a hurricane, Hurricane Milton's winds caused debris to block the drainage system, leaving the resident's home and about half the community flooded for 24 hours. Adding to this hardship, park management allegedly demanded two months' rent despite the resident being only three weeks overdue, during a period of lost work and financial strain due to their health and the natural disaster. Attempts to negotiate, referencing prior flexibility during the pandemic, were met with the manager stating that the ability to negotiate had ended the day before, allegedly a deliberate tactic to exploit the resident.

The situation escalated to an ultimatum: pay two months' rent, sign the title of the home over to the management, or face eviction. To protect their mother, the resident chose to vacate as quickly as their poor health allowed, leaving behind belongings. They then signed the ownership of the home over to the management after being assured that this would resolve the debt and they would be "current and free to go." However, this promise was allegedly a lie. The former resident found themselves homeless and continued to struggle with homelessness five months later. Shockingly, the management then sent them to collections for the two months' rent that they believed was settled by relinquishing their home. Subsequently, the collection efforts targeted their 84-year-old mother, allegedly frightening her into paying the debt.

This detailed account paints a picture of ruthless and unethical management practices, prioritizing financial gain over the well-being of residents, even those facing severe health issues and natural disasters. The reviewer concludes with a strong warning about the company's untrustworthiness and their alleged willingness to exploit residents to take their homes, expressing disbelief at their lack of empathy.

Another review echoes the sentiment of a significant decline in the community due to new management. This former long-term resident, who enjoyed living there for 19 years, now describes it as a "very sad place to live." They report being treated rudely by a manager who "bullies residents." Consequently, they note a significant number of people selling their homes and moving out. This suggests a widespread dissatisfaction with the current management and a deterioration of the community atmosphere.

Adding to the concerns about management and resident well-being, this reviewer also highlights significant issues with maintenance. They state that there have been four maintenance men in the last six or seven months, with each lasting only about a week. The most recent one left after just four days, despite being described as nice and friendly. This rapid turnover in maintenance staff indicates potential systemic problems in this crucial area, which could impact the upkeep and quality of life within the community.

Faced with these conditions, the long-term resident has decided it is "time to move on before it gets worse," further underscoring the severity of the issues perceived by those who have experienced the community under the new management.

Given these overwhelmingly negative and detailed accounts, anyone searching for 'RV parks near me' or considering Rose Lake Estates for mobile home living must proceed with extreme caution. The allegations of frequent and substantial rent increases, broken promises, mistreatment of vulnerable residents, and instability in maintenance services paint a deeply concerning picture. While the platform category might include RV parks, the experiences shared by these former mobile home residents strongly suggest potential risks associated with residing in this community under its current management.

Prospective residents or RV visitors should be aware that the environment at Rose Lake Estates appears to be one of instability and potential exploitation, according to these reviews. The sense of community that may have existed under previous ownership seems to have been severely eroded by the practices of the new management.

Due to the severity of the allegations, it is strongly recommended that anyone considering Rose Lake Estates:

  • Exercise extreme caution and carefully weigh the negative experiences shared by former residents.
  • Attempt to contact current residents (if possible through external channels) to gain a broader understanding of the current living conditions and management practices.
  • Thoroughly research the management companies, Bedrock LLC and Inspire Communities, to understand their track records and reputations.
  • Consider alternative mobile home parks or RV parks in the Tampa area that have more positive and stable reviews.

Given the detailed and distressing nature of the provided feedback, it would be prudent for most individuals to avoid Rose Lake Estates unless they can obtain compelling and verifiable information that contradicts these serious concerns. The potential for financial instability, mistreatment, and a negative living environment appears to be significant based on the experiences shared by those who have lived there.

In conclusion, Rose Lake Estates in Tampa, FL, has received overwhelmingly negative reviews citing frequent and substantial rent increases, broken promises, alleged bullying and mistreatment of residents by management, and significant issues with maintenance. Potential residents searching for 'RV parks near me' or mobile home options in Tampa are strongly advised to carefully consider these serious concerns and conduct thorough due diligence before considering this community.
