Oak Grove Manufactured Home Community Introduce
For individuals exploring "RV parks near me" as a potential avenue for residential options, it's important to also consider the landscape of mobile home parks and manufactured home communities. Oak Grove Manufactured Home Community, located at 2716 W Delmar Ave, Godfrey, IL 62035, USA, is one such community in the Illinois area. While our platform primarily focuses on RV parks designed for temporary stays, understanding the local availability and conditions of longer-term residential options like mobile home parks can be valuable for those seeking housing solutions in the region.
Oak Grove Manufactured Home Community can be contacted directly at phone number (618) 462-0997 or their mobile line +1 618-462-0997. These contact details are crucial for anyone considering residing in this community to obtain firsthand information about current availability, leasing terms, and any specific requirements for residency.
Based on the limited customer reviews available online, it is important to note that the feedback contains significant concerns regarding the living conditions and management responsiveness at Oak Grove Manufactured Home Community. One reviewer, who had been living in the community for several months, reported encountering issues with pests, including roaches and ants entering through unsealed walls. This suggests potential problems with the structural integrity or maintenance of some of the homes within the community. The same reviewer also mentioned a pre-existing loss problem that was allegedly not adequately addressed by the management, further highlighting potential maintenance concerns.
Another long-term resident, who had lived in the park for five years, initially described a quiet neighborhood that improved after some residents moved out. However, their review indicates a significant decline in the community environment over the past year and a half, citing a change in the type of residents being allowed into the park. This resident expressed concerns about the behavior of children within the park, including instances of profanity directed at adults, which allegedly made it unsafe for their own children to play outside. The reviewer stated that despite reporting these issues to the office, no action was taken, suggesting a lack of effective community management regarding resident behavior.
Furthermore, the long-term resident detailed a negative experience with maintenance responsiveness. They reported a sewage backup into their home and claimed that the office initially dismissed it as a house problem, delaying the dispatch of a plumber despite the resident's insistence that it was an underground issue. It took three days for a plumber to be sent, who confirmed it was indeed an in-ground problem. This account raises concerns about the efficiency and knowledge of the on-site maintenance and the responsiveness of the management to residents' maintenance needs.
The same reviewer also mentioned a long-standing issue regarding the tree line behind their property. They claimed that despite being told the trees were part of the field, the overgrowth of branches made it impossible to walk behind their home. This suggests potential neglect of common area maintenance or a lack of resolution to ongoing property-related issues raised by residents.
The long-term resident expressed strong dissatisfaction with the community, stating they would move if they could and would give the place a negative rating if possible. They also noted that the lot rent had increased by $100 over five years without any apparent improvements to the park. This raises concerns about the value proposition of residing in the community, especially if maintenance and community standards are perceived to be declining while costs are increasing.
Given the serious nature of the complaints in these reviews, including allegations of pest infestations, safety concerns due to disruptive behavior, slow or inadequate maintenance responses, and increasing costs without corresponding improvements, prospective residents should exercise extreme caution and conduct thorough due diligence before considering Oak Grove Manufactured Home Community. It is strongly recommended to visit the park in person, if possible, to assess the current environment and conditions firsthand. If tours of individual homes or lots are available, these should be carefully inspected for any signs of the issues reported in the reviews, such as pest problems or structural concerns.
It would also be prudent to speak with current residents, if feasible, to gain a broader perspective on the living conditions and management practices within the community. Asking about their experiences with maintenance, community rules enforcement, and overall satisfaction can provide valuable insights beyond the limited information available online. Additionally, prospective residents should carefully review the lease agreement and any community rules and regulations to understand their rights and responsibilities, as well as the park management's obligations.
Currently, there is no information available regarding any promotional offers or incentives for new residents at Oak Grove Manufactured Home Community. Interested individuals should directly inquire with the park management about any current specials or move-in deals that may be available. It is also crucial to obtain detailed information about the lot rental fees, utility costs, security deposits, and any other associated expenses to have a complete understanding of the financial commitment involved.
In conclusion, while Oak Grove Manufactured Home Community in Godfrey, IL, is presented as a potential residential option for those considering alternatives to traditional "RV parks near me," the limited customer reviews available online paint a concerning picture. Potential residents should be aware of the reported issues with pests, maintenance responsiveness, community disturbances, and increasing lot rent without perceived improvements. Thorough investigation, including a personal visit and direct communication with the management and possibly current residents, is strongly recommended to make an informed decision about residing in this community. The significant negative feedback warrants careful consideration before committing to living at Oak Grove Manufactured Home Community.

Oak Grove Manufactured Home Community Reviews
We have been living here for about 4 to 6 months or maybe a little longer. At first the place seemed fine But just in the first couple weeks We saw that there were Roaches, Ants coming out the unsealed walls at the top, Along with a horrible loss problem that apparently can’t be held even though they were here before we moved in. Do your research before you get a place out here Look at the places carefully Because problems that were already here and not taken care of.
Apr 10, 2025 · Jaida LondonI bought my trailer 5 years ago. It was quiet except about 3 other trailers. 2 of the trailers moved and it started being a good neighborhood. Then about the last year and a half they have starting to let just anyone move in here. My kids can't even go out and play outside because of these damn kids in the park. I can't even drive through the park without being called with profanity. The madison county cops have been here several times but can't do anything because it is parental problem. I tell the office and yet nothing happens. About a month ago my drains starting backing up into my home. They sent a maintenence man out to look at the pipe. No water there. So I told them to send a plumber out because I knew it was a under ground problem. The office kept telling me it was a house problem. Well after 3 days they finally sent a plumber and it was infact a in ground problem. I know my home. We live on a tree line which is another thing I have been fighting with them on for 5 years. They say the trees are the fields but yet I can't even walk behind my place because of all the branches. If I could move I would. If I could give this place a negative start I would. Until they start actually doing something about the rift raft here I will leave my rating. Also the lot rent has went up 100 dollars in five years but have done nothing to make the place better.
Aug 02, 2024 · Gina GlissonAfter I left my last review they called within a few days and DID send pest control but they would only pay for it once. So the comment left on my previous review, a full year later, is false. You didn’t call multiple time and fail to reach me, you DID reach me after one call. It’s no long a nice quiet neighborhood. There are now kids stealing things. They stole my lawnmower, and then threatened to destroy my sisters vehicle. We can’t even report the theft of they will target us. And before they comment that I don’t live there anymore. I left my lawnmower with someone living out there that I know very well so they can cut their grass because I don’t need it where I live.
Sep 11, 2023 · Andrea ReinhartThis place is nice and quiet. The homes are very nice. The only problem I have is when we first moved in we noticed roaches. I mentioned it to the office and they told me they don’t handle pest control. You let us move in here with a pest problem and we are paying for lot rent and to rent the home. It appears the people before had them really bad since I can see black gunk in the outlets. We intended to live here for a few years before buying our own home in a different state, but I don’t think I want to stay here that long. Now I’m afraid to move because we will take them with us unless we fork out money we don’t have to eradicate the issue. People have the option to buy out here or rent, so obviously you can’t control what other people do if they own the home, but have some sort of pest control for the people who are paying you money to rent the home or at least make sure it’s bug free before they move in or even for the first few months. The previous place we lived did not have bugs at all, and you can ask anyone that lives there. They took care of their tenets. The situation is getting worse every month and I now have to rewash dishes and my baby’s bottles because they are crawling on everything.
Jun 13, 2020 · Andrea ReinhartWould absolutely rate 0 stars if I could. “Management” of this park is a joke and have NO customer service skills, NO compassion, and NO organization. Before they post a response trying to shirk any blame or responsibility or to feign some sort of care for the situation all of a sudden- we have had to call a total of 10 different numbers to finally get in contact with someone who acted with any sort of compassion for our situation. We had to call the plumbers they said they called ourselves to get an ETA just to be told that no work order had ever been filed. (FOUR HOURS LATER) The assistant manager refused to call them to check in for an ETA. If she had called, she would have figured out no call had been scheduled. If you look up any of the homes they post on FB marketplace, people are constantly slamming them and talking about their lack of management and communication skills. We have found that to be true. When you call to voice a complaint, Tricia likes to let you know that you can place a complaint with corporate but it’s just going to come right back to her so she’ll see how far that goes. Absolute trash behavior. I regret ever buying a home here.
