Pecan Branch Introduce
For local residents in Georgetown, Texas, and those seeking information about "RV parks near me" who might also be open to exploring mobile home communities, Pecan Branch, situated at 1555 Mink Lp, Georgetown, TX 78626, USA, offers a residential option to consider. While the platform category is "RV parks near me," it's important for local users to understand that Pecan Branch operates as a mobile home park, catering to individuals and families who own or are looking to purchase manufactured homes within a community setting. The available reviews provide a glimpse into the environment, services, and features of Pecan Branch, highlighting both positive and negative experiences reported by residents.
The environment of Pecan Branch, based on the limited reviews, presents a somewhat mixed perspective. One long-term resident expressed significant dissatisfaction with the increasing lot rent over the past two years, questioning the justification for these raises, especially in light of stagnant personal income and child support. This suggests a potential concern regarding the affordability and cost of living within the community for some residents. The same reviewer also raised issues about the deterioration of the land and the lack of attention to property maintenance by the management, specifically mentioning a dead tree outside their home that was deemed not the management's responsibility despite being on their land. This paints a picture of potential neglect in maintaining the overall aesthetic and safety of the community's environment.
The negative feedback extended to the community atmosphere, with the disgruntled resident noting a disconnect between one side of the neighborhood and the management, evidenced by a lack of participation in community events like chili cook-offs and movies in the park. This suggests potential underlying tensions or dissatisfaction among a segment of the residents, possibly stemming from the aforementioned concerns about rent and maintenance. The mention of "fees" for minor issues like a shovel on the side of the house further contributes to a perception of management that may be perceived as unsympathetic to the financial constraints of residents living paycheck to paycheck.
In contrast to this negative experience, another reviewer described Pecan Branch as a "great place" and expressed excitement about calling this "beautiful little community" their new home. This positive feedback highlights the subjective nature of community living and suggests that some residents find the environment appealing. This positive reviewer specifically commended Tera, the community manager, for being "so helpful," "very kind," and "patient" during the process of purchasing a new home for themselves and their daughters. This positive interaction with the community manager suggests that at least some aspects of the management and the community are welcoming and supportive.
Regarding services and features, the reviews provide limited specific details. The mention of lot rent implies that residents lease the land on which their mobile homes are situated. The fact that lot rent has been raised suggests that this is a primary service provided by the park management. Beyond this, the reference to property management indicates that the park likely offers some level of maintenance and upkeep for common areas, although the negative review suggests inconsistencies in this service. The presence of community events like chili cook-offs and movies in the park, despite the lack of participation from some residents, indicates an effort to foster a sense of community and provide social activities.
The positive review mentioning the purchase of a new home suggests that Pecan Branch may facilitate the process of acquiring manufactured homes within the community, potentially partnering with sellers or having model homes available. The helpfulness of the community manager in navigating this process is a significant positive feature for those looking to move into the park. However, the lack of detail about other amenities, such as recreational facilities, laundry services, or specific utilities included in the lot rent, makes it difficult to provide a comprehensive overview of the services offered.
Currently, there is no explicit promotional information available in the provided reviews. The focus is on personal experiences with lot rent, property maintenance, and community management. Local users interested in potential promotions, such as reduced lot rent for new residents or incentives for purchasing a home within the community, would need to contact Pecan Branch directly at (512) 763-8017 or +1 512-763-8017 to inquire about any current offers.
For local users in Georgetown, Texas, searching for "RV parks near me" who might also consider the option of a mobile home community, Pecan Branch offers a location with potentially appealing aspects, such as a seemingly supportive community manager and the possibility of purchasing a new home within the community. However, it is crucial to be aware of the concerns raised by at least one long-term resident regarding increasing lot rent and perceived inadequacies in property maintenance. These contrasting experiences highlight the importance of thorough research and potentially a visit to the community to assess whether it meets individual needs and expectations.
Local users considering Pecan Branch should contact the management directly to inquire about current lot rent fees, the services included, the process of purchasing a home within the community, and the policies regarding property maintenance. It would also be beneficial to speak with current residents, if possible, to gain a broader understanding of the community environment and the responsiveness of the management to resident concerns. While the positive feedback about the community manager is encouraging, the negative feedback regarding costs and maintenance should be carefully considered by those looking for a stable and well-maintained living environment in Georgetown.
In conclusion, Pecan Branch in Georgetown, Texas, presents itself as a mobile home community with both positive attributes, particularly in its community management, and potential drawbacks related to cost and property maintenance, as reported by some residents. Local users exploring "RV parks near me" should recognize that Pecan Branch offers a different type of long-term living arrangement and should conduct thorough research to determine if it aligns with their housing needs and preferences.

Pecan Branch Reviews
Why are you guys raising lot rent two years in a row? Did I get a raise that I wasn’t aware of. My child support hasn’t even gone up. I’m curious why lot rent has been raised the past two years. But the land that I live on has deteriorated and when I tell you guys that the tree outside my house is dead you say it’s not your problem well it is your problem because it’s your land that I’m renting from you so as the property managers you should be taking care of the property. Unless you would like me to cut it down myself and I can come drop it off at the office for you and it can become your problemThen you guys wonder why nobody from this side of the neighborhood comes to the chili cook off’s or the movies in the park.Thankssincerely every person that lives in Pecan branch that’s trying to get by paycheck to paycheck while you guys raise rent and throw fees at us for a shovel on the side of the house.Get bent
Feb 02, 2023 · Austin LeeGreat place. I'm excited to call this beautiful little community my new home. Tera the community manager has so helpful. As a hospitality manager for over 30 years she was so very kind and patient with me as we walked thru the process of purchasing a new home for my daughters and I.
Sep 29, 2024 · Pablo RangelI have been at Pecan Branch for just over a year now. I’m very pleased with the location and the service of staff. I think Tara is amazing. She was so super helpful when I was first looking at moving into the community, and very promptly responded to a couple of early issues I had. I recently (at the one year mark) had issues with the online process of renewing my lease and was charged an extra fee. Within the same day of me noticing and bringing up my concerns, Tara immediately came up with a solution and credited back my extra fee to my account so I now have a credit for next month. I feel like the management here is amazing and cares about the people on its property. I’m very happy to be a member of this community
Jul 03, 2024 · Wesley Alan SamuelsonProbably one of the worst places to live. We tried to move out last year and the manager told us we had to pay a little over $4000 to move out and forfit our deposit. We stayed another year so we wouldnt have to do that and we finally moved out, a month later got back what was supposed to be our deposit and ( which was $1699.00 ) got back only $260.00. Called the manager of the property and she keeps telling me she cant disclose why they took out almost $1300.00 in "damages" when there wasnt any. They also make you trim the hedges even though you're paying $45 a month for a "yard care" service that barely even comes out maybe every other month and you have to do most of the work. We repainted pretty much the whole home with our own money, even though we were told just to cover up the patches on the wall, redid the baseboards for them, cleaned up the entire house, spotless. I had the worst experience living here. Now i have to go threw all these hoops just to get a damn response. It really should not be that hard just to talk to someone higher up because management at this property is just giving you the runaround.
Aug 16, 2024 · Chaynee hallMy son and his wife rent a place here. The homes are beautiful. And what they're paying for a 4 bed 2 bath unit is so much less than an apartment complex. Plus you don't have anyone living under or on top of you. The park itself is clean, quiet and the people seem friendly. And about a mile away is a gas station/convenience store which is always a plus too.
