This resident notes the visible efforts of the new management in undertaking "needed landscaping and up keep of the park," and expresses that "it looks really nice!" The reviewer also specifically mentions the positive state of the pool during the current year, describing it as "beautiful." Furthermore, this resident feels a sense of peace within the community and appreciates the responsiveness of the management, stating they have "never had an issue that wasn’t resolved," leading to a 5-star rating.
This positive feedback suggests that the new management has made tangible improvements to the physical appearance and amenities of Pine Hills Mobile Home Park, and that at least some residents have experienced satisfactory issue resolution and a peaceful living environment.
Serious Allegations Regarding Lease Adherence, Charges, and Safety:
In stark contrast, another reviewer expresses severe dissatisfaction and raises significant concerns about their experience at Pine Hills Mobile Home Park. This resident claims to have been "waiting 4 years for my lease agreement to be adhered to," indicating a prolonged and unresolved issue with the management's fulfillment of their contractual obligations. Specific financial grievances include being "charged for sewer but corrected to septic, but no refund was offered," and being charged a "lot rent that was never agreed upon." These allegations point to potential issues with billing transparency and adherence to agreed-upon terms.
Beyond financial concerns, this reviewer also reports "activity throughout the night," suggesting potential disturbances to peace and quiet within the community. More alarmingly, they allege "harassment and threats are common place," raising serious questions about the safety and well-being of residents. Additionally, the reviewer mentions "constant water leaks and erosion causing trees to fall regularly endangering lives," highlighting significant safety hazards related to infrastructure and environmental conditions within the park.
Potential Services and Features (Based on General Knowledge of Mobile Home Parks and RV Parks):
Given that Pine Hills Mobile Home Park is a mobile home park and listed under the platform category "rv parks near me," it likely offers services and features common to both types of communities. These may include:
- Utility Hookups: Residents and potentially RVers would typically have access to essential utilities such as water, sewer (or septic, as mentioned in the review), and electricity. The discrepancies in billing and the reported water leaks suggest potential issues with the reliability or management of these utilities.
- Road Maintenance: The upkeep of the internal roads within the park is generally the responsibility of the park management.
- Waste Management: Provisions for the collection and disposal of trash and recyclable materials are usually in place.
- Lot Rentals: The primary offering of a mobile home park is the rental of lots for residents to place their manufactured homes.
- Pool: The positive review mentions a "beautiful" pool, indicating this as an amenity within the park. Its availability, maintenance, and rules would be relevant for prospective residents.
- Landscaping and Upkeep: The positive reviewer notes the efforts in "landscaping and up keep," suggesting that the management is actively working on the aesthetics of the park, at least in some areas.
- Tree Management: The negative review highlights concerns about falling trees due to erosion, indicating that tree management and erosion control may be issues within the park.

Suitability for RVs:
The inclusion of Pine Hills Mobile Home Park in the "rv parks near me" category suggests a possibility of accommodating recreational vehicles. If you are looking for an "RV park near me" in the Stockbridge area and are considering Pine Hills, it is essential to directly inquire with the park management about:
- Availability of RV sites: Are there designated spaces for RVs within the community?
- RV Hookups: What types of utility hookups (water, sewer/septic, electricity) are available at the RV sites? What are the power specifications (e.g., 30 amp, 50 amp)? Given the billing issues reported by one resident, it would be prudent to clarify all associated costs and billing procedures for RV sites.
- Size Restrictions: Are there any limitations on the length, height, or type of RVs that are permitted?
- Amenities for RVers: Does Pine Hills offer any amenities specifically catering to RV travelers, such as laundry facilities, showers, or dump stations?
- Rental Terms for RVs: What are the options for short-term or long-term RV stays, and what are the associated rental agreements and rates? It would be advisable to carefully review any lease agreements to ensure adherence and clarity.
- Safety and Security: Inquire about any security measures in place and how the management addresses issues of harassment and safety within the community, as raised in one of the reviews. Also, inquire about the management's approach to infrastructure issues like water leaks and erosion that could impact RV sites.
Contacting the provided phone number is the most reliable way to get information about RV accommodations, but prospective RVers should be diligent in their inquiries due to the serious concerns raised by a long-term resident.
Environment and Location:
Located on Elizabeth Ln in Stockbridge, GA, Pine Hills Mobile Home Park is situated in a suburban area south of Atlanta. Stockbridge offers a mix of residential neighborhoods, commercial areas, and natural spaces. The positive review mentions landscaping and upkeep, suggesting a visual improvement in the park's environment. The presence of a pool is also a positive environmental and recreational feature. However, the negative review paints a concerning picture with mentions of constant water leaks and erosion leading to falling trees, which could significantly impact the safety and aesthetic appeal of the environment within the park.
Prospective residents or RVers would need to visit the location to assess the current environment and determine if the management is effectively addressing the infrastructure and safety issues raised in the negative review, alongside the positive improvements noted by the other resident.
Promotional Information:
Based on the available reviews, the positive promotional aspects of Pine Hills Mobile Home Park include the recent efforts in landscaping and upkeep, the presence of a "beautiful" pool, and the positive experience of one resident regarding issue resolution. To learn about any specific promotional offers, it is recommended to contact the community directly at (770) 474-1870. However, prospective residents should do so with caution and a thorough list of questions addressing the significant concerns raised in the negative review.
The contrasting reviews suggest that the living experience at Pine Hills Mobile Home Park may vary significantly depending on individual circumstances and interactions with the management. Therefore, a comprehensive investigation is warranted.

Sep 23, 2023 · Connie JohnsonHave been waiting 4 years for my lease agreement to be adhered to. Was charged for sewer but corrected to septic, but no refund was offered. Property management charges a lot rent that was never agreed upon, and there is activity throughout the night. Harassment and threats are common place. Constant water leaks and erosion causing trees to fall regularly endangering lives.
Sep 30, 2023 · Jason VaurhesVerrrryyyy run down. Poor maintenance on the lots. Will not remove the deadly limbs from damaged pine trees. There are several septic tanks that are running over. Sewer running down the streets. Some vacant lots are piled up with old trees and trash. I was looking at moving in but NO WAY !!!! Talked to a few tenants that wished that they never moved there. Lot rent goes up after you move in. Can't get anything done. Management always has some excuse to not do anything. Etc. Etc. Etc. Looking somewhere else. You should do the same.
Aug 02, 2022 · David MorrowIt's not a terrible place. The homes are decently spaced apart compared to some mobile home parks I've seen. The overall community keeps to themselves and don't cause any issues with eachother. The office times could be better but I can't say I've been to the office enough times to care about the hours. They have a pool. Brand new mailboxes. I'd say overall it's a pretty decent place to live. It's close to a Walmart which is pretty nice. There's a park nearby.
Jan 03, 2022 · P MUnder new management and so far not so good. They just sent out notice to raise lot rent by $25 starting March 2020. They also sent notices that if your leaves were not cleared or your home not pressure washed they would do it for you and charge back. I pay a septic fee and when it filled I requested to have it pumped but all they did was connect a hose running into the neighboring place. It is now Jan 30 2020 and I have yet to receive a 1098 mortgage interest form and the office is of course closed for the day. Also not surprisingly the number listed under the Google listing is no longer valid. Things like this have happened to me on and off but progresses the longer I am here. On a side note they did not even bother to bury the pipe, or rig, they used for my septic. On a good note I have had no issues whatsoever with my neighbors or with anyone trying to steal.
