Pine Lakes Community Introduce
For local individuals and families exploring "rv parks near me" with the potential for long-term residency in a mobile home community, Pine Lakes Community, located at 110 Pine Lakes Dr W, Lapeer, MI 48446, presents itself as a generally well-regarded option. While the platform category is "rv parks near me," it's important to understand that mobile home communities typically cater to those seeking a more permanent or semi-permanent housing solution in manufactured or mobile homes rather than short-term RV stays. Pine Lakes Community, based on customer reviews spanning several years, is noted for its cleanliness, friendly atmosphere, and various amenities, although recent changes in utility billing have become a point of concern for some residents.
The environment of Pine Lakes Community is consistently described as "very clean" and "quite." One initial impression was of a "clean, friendly community," and a long-term resident of six years reiterates that "Everything here at Pine Lakes Community is very very good! ... Everything is still very clean & quiet!" The community also boasts "plenty of well lit paved streets to walk or ride bikes," suggesting a safe and pleasant environment for outdoor activities within the neighborhood. The presence of a "nice little gym n equipment for exercise" and a "clean pool for swimming in the summer time" further enhances the quality of life and recreational opportunities for residents within the community.
In terms of services and features, Pine Lakes Community appears to offer several amenities aimed at enhancing the residents' living experience. The mention of "excellent Managers, Debbie Day, many Thanks to you and Dan Day!" by a long-term resident indicates positive interactions with the community's management. The staff is generally perceived as friendly, contributing to the overall welcoming atmosphere. The availability of a gym and a swimming pool are significant features that promote health, wellness, and social interaction among residents, particularly during warmer months. The community also organizes "some activities going on when covid allows," suggesting an effort to foster a sense of community and engagement through social events, although the frequency and nature of these activities may vary based on external circumstances.
A significant point of contention that has emerged in more recent reviews concerns the billing for water and sewage. A long-term resident who initially praised the community noted that after 2.5 years, residents began having to pay for water and sewage, despite contracts stating these would be included in the lot rent. Subsequent updates from the same resident indicate that the "PARK OWNERS have once again raised our cost for water/sewage!" with the reviewer stating that "The cost for water/sewage is outrageous!" This change in billing policy and the increasing costs associated with it are clearly a major concern for some residents and should be a significant consideration for prospective residents.
Despite the concerns about water and sewage costs, the positive aspects of Pine Lakes Community, such as its cleanliness, quiet environment, friendly residents, well-lit paved streets, and amenities like the gym and pool, remain notable features. The long-term residency of some individuals speaks to the overall positive living experience that the community has offered over the years. The management also appears to be responsive and well-regarded by at least one long-term resident.
One brief review from a friend of a resident mentions "New modular prices. Not worth the price," which could be related to the cost of purchasing new modular homes within the community, rather than the lot rent or utility costs. This comment suggests that the pricing of new homes within Pine Lakes Community might be perceived as high by some, although it doesn't directly reflect on the experience of renting a lot or a pre-existing home within the community.
For local users searching for "rv parks near me" with the intention of finding a long-term living situation in a mobile home park, Pine Lakes Community in Lapeer, Michigan, offers a generally positive picture of a clean, friendly, and well-maintained environment with appealing amenities. However, the significant and recurring concern regarding the cost of water and sewage, especially the apparent deviation from initial contract terms and subsequent price increases, is a critical factor that potential residents must be aware of and investigate thoroughly.
Given the information available, there are no specific promotional details mentioned for Pine Lakes Community. Local users interested in learning more about this community should contact the provided phone number, (810) 245-5800 or +1 810-245-5800. When calling, prospective residents should inquire about current lot rental rates, the costs associated with water and sewage (and how they are billed), the availability of homes for rent or sale, the terms of the lease or purchase agreement, and a comprehensive list of all amenities and services included. It would be particularly important to clarify the current policy and costs related to water and sewage and to understand if these costs are subject to further increases.
Visiting Pine Lakes Community in person would also be a valuable step for those considering moving to the community. A visit would allow potential residents to assess the cleanliness and quietness of the environment firsthand, observe the amenities such as the gym and pool, and potentially speak with current residents (if possible and comfortable) to gain additional perspectives on the community and the management. Asking residents about their experiences with the water and sewage billing would be particularly pertinent given the concerns raised in the reviews.
In conclusion, Pine Lakes Community in Lapeer, Michigan, presents itself as a mobile home park with several positive attributes, including its cleanliness, friendly atmosphere, and amenities like a gym and pool. The long-term residency of some individuals suggests an overall satisfaction with the community. However, the significant and repeated concerns raised by a long-term resident regarding the increasing and seemingly high costs of water and sewage, coupled with a perceived deviation from initial contract terms, are critical points that prospective residents must carefully consider and investigate before making a decision. Direct communication with the management and, if possible, current residents is strongly recommended to obtain a comprehensive and up-to-date understanding of all aspects of living in Pine Lakes Community.

Pine Lakes Community Reviews
Very clean, friendly community, We hope to make it our home soon!It has now been 4 years since my original post so I'll update now. We've now made our home in the Pine Lakes Community. It is indeed a Wonderful place to live. Always very clean, quite. People are very nice friendly. Plenty of well lit paved streets to walk or ride bikes. A nice little gym n equipment for excercise. A clean pool for swimming in the summer time. Always some activities going on when covid allows. Honestly, a real nice place to live🌹With that said, I will be honest, residents here are not to happy about now having to pay Water n Sewage bills here now. We signed contracts stating water n sewage will be included in the lot rent. For us, that only lasted 2 1/2 years....December 24, 2024 UpdateWe have now lived ther 6 years!Everything here at Pine Lakes Community is very very good! Excellent Managers, Debbie Day, many Thanks to you and Dan Day! Everything is still very clean & quiet! Our only complaint here is the Water Bills! The PARK OWNERS have once again raised our cost for water/sewage! The cost is ridiculous, so be aware of that fact when considering Pine Lks Community as your home! The cost for water/sewage is outrageous!
Dec 24, 2024 · Doreen JuddFriends live there. Nice park. New modular prices. Not worth the price
Oct 29, 2024 · C NealI agree with everything that Doreen Judd has said in her review! It is a nice place with a pool, and small gym, small lakes to fish with my kids. Then, just like Doreen said, we had signed a contract that said water was included in rent, and on the same page it said that we have to water our grass to keep the grass looking healthy and green. [Universal Utilities] is the company they use and they have a 1 Star on everything including BBB, for overcharging, terrible customer service, among a list of other complaints. Many of which I’ve gone thru and have had happen to me. If you’re not set for auto pay they charge you a service charge every time you pay your bill. Cause you never know when they’ll charge your account and slam you with NSF fees and a list of extra charges. I bought a partially redone home that had a list of broken things hidden just good enough for the owner to sell it, before we noticed problems needing repairs one by one. A handful of them I found Less than a month after I moved in.* one example is new tile over rotten subfloor in master bathroom.*I also have 3 porches to replace any broken/rotten wood, chip off old stain, & restrain all three or Pine Lakes Will pay someone and then I’ll be charged an amount that I’m sure I wouldn’t be able to afford.
Jul 13, 2023 · 810 Cards & CollectiblesNice neighborhood to trick or treat in. Pretty community as well. Not close to anything but woods so its perfect for anyone that likes quiet. A few small ponds to enjoy close to the clubhouse and they have a pool and basketball court. Big playground as well. Just watch for the goose poop :)
