Hunters Creek MHC Introduce
For local users searching within the category of "rv parks near me" and considering various housing options, including mobile home parks, Hunters Creek MHC, located at 725 Demille Rd, Lapeer, MI 48446, USA, presents a community with a reported rent-to-own program. Individuals seeking further information can contact the park at (810) 667-3098 or +1 810-667-3098. It is crucial for prospective residents to carefully evaluate the community based on the limited but significant feedback available from current and former residents.
Environment and Community: The available reviews provide very limited insight into the overall environment and community at Hunters Creek MHC. One reviewer describes a "rent to own" arrangement, which suggests a community where residents have the opportunity to eventually own their homes. However, the primary focus of the feedback is on the financial and maintenance aspects of this arrangement and the management of the park, rather than the aesthetic or social environment of the community itself. The lack of positive comments regarding the environment or community atmosphere in the provided reviews suggests that these aspects may not be standout features or that residents' experiences have been overshadowed by other concerns.
Prospective residents should be aware that the limited information makes it challenging to form a comprehensive understanding of the living environment at Hunters Creek MHC. It would be advisable to seek additional information from other sources or through direct inquiry to the park management and, if possible, current residents.
Services and Management: The reviews offer critical feedback regarding the services and management of Hunters Creek MHC:
- Rent-to-Own Terms: One reviewer highlights a significant aspect of the rent-to-own program: residents are reportedly responsible for all repairs to their homes, even for issues present at the time of move-in. This deviates from typical rental agreements where landlords are generally responsible for structural and major repairs. This financial responsibility for homeowners under the rent-to-own arrangement is a crucial point for potential residents to understand.
- Rent Increases: The same reviewer states that the rent is increased by 10% annually, even for homes that are 25 years old. This significant annual increase, especially on older properties where residents are also responsible for all repairs, raises concerns about affordability and value for money over time.
- Maintenance Responsiveness (Park Management): The reviewer explicitly states that "Maintenance does nothing," referring to the park's management's lack of action on maintenance issues. This is corroborated by the specific example of a leaking roof present upon move-in that the park "refused to fix." This suggests a significant deficiency in the park's service regarding the upkeep of the properties or common areas (though the latter is not explicitly mentioned).
- Snow Removal: The reviewer describes snow removal as "abysmal," indicating a potential safety and inconvenience issue for residents during winter months. Poor snow removal can affect accessibility within the park and pose risks to residents.
- Overall Management Issues: A brief but direct second review advises potential residents to "expect issues with management," reinforcing the negative sentiment expressed in the first review regarding the park's leadership and service provision.
The consistent negative feedback regarding maintenance, rent increases within the rent-to-own program, and overall management are serious concerns that prospective residents must carefully consider. The reported lack of support for repairs, even for pre-existing issues, and the substantial annual rent hikes could create significant financial burdens for homeowners in the rent-to-own program.
Features and Amenities: The provided reviews do not offer any information regarding specific features or amenities at Hunters Creek MHC. There is no mention of facilities such as clubhouses, pools, playgrounds, laundry services, or communal areas. The absence of such information in the negative reviews might suggest that these are either non-existent or not significant enough to be mentioned in the context of the residents' primary concerns about management and maintenance.
Prospective residents should not assume the presence of standard mobile home park amenities and should specifically inquire with the park management about any facilities or services offered beyond the basic provision of lots.
Promotional Information and Considerations for Local Users: Given the overwhelmingly negative feedback in the limited reviews, there is no explicit promotional information to highlight for Hunters Creek MHC. Instead, local users in the "rv parks near me" category who might be considering a mobile home park with a rent-to-own program should be extremely cautious and critically evaluate the terms and reported service levels at Hunters Creek MHC.
The concept of rent-to-own can be attractive to those seeking homeownership but may not have the immediate means for a traditional purchase. However, the terms reported by a resident at Hunters Creek MHC – where homeowners are responsible for all repairs from the outset and face significant annual rent increases – present a potentially unfavorable financial situation. The lack of park-provided maintenance, even for issues existing at move-in, further detracts from the value proposition.
The reported abysmal snow removal also suggests a lack of attention to basic community upkeep, which can impact residents' safety and quality of life, especially during Michigan winters.
The explicit warning to "expect issues with management" from a separate reviewer reinforces the concerns about the overall operation and resident relations at Hunters Creek MHC.
Recommendations for Local Users: Based on the severely negative feedback provided in the available reviews, local users considering Hunters Creek MHC should exercise extreme caution and conduct very thorough due diligence before making any commitments:
- Visit the Community: A personal visit is essential to observe the overall condition of the park and the individual homes. Pay close attention to the upkeep and any visible signs of disrepair.
- Inquire in Detail About the Rent-to-Own Program: Obtain a complete and written explanation of the terms of the rent-to-own agreement, including responsibilities for repairs (both pre-existing and future), the schedule and percentage of rent increases, and the process for eventual ownership transfer. Seek legal advice to fully understand the implications of these terms.
- Ask About Maintenance Services: Specifically inquire about what maintenance services the park management provides for homeowners and for the common areas. Understand the process for reporting and resolving maintenance issues.
- Inquire About Snow Removal Procedures: Understand the park's plan for snow removal during winter and the level of service residents can expect.
- Speak with Current Residents (Extensively): It is crucial to speak with multiple current residents to gain a broader understanding of their experiences with the rent-to-own program, maintenance, management, and the overall living environment. Look for patterns and consistent themes in their feedback.
- Compare with Other Options: Thoroughly research other mobile home parks and rent-to-own programs in the Lapeer, MI area (within the "rv parks near me" category and beyond) to compare terms, services, and resident satisfaction.
- Review All Agreements Carefully and Seek Legal Advice: Before signing any lease or rent-to-own agreement, carefully review all terms and conditions and consider seeking legal advice to ensure you fully understand your rights and obligations.
The information available for Hunters Creek MHC raises significant red flags regarding the rent-to-own program terms, lack of maintenance support, and overall management. Local users should proceed with extreme caution and prioritize thorough investigation before considering this community as a potential residence.

Hunters Creek MHC Reviews
So this is rent to own...if something goes wrong with the house. YOU pay for the repairs. Then every year they raise the rent 10%! For a home that's 25 years old? Maintenance does nothing. Snow removal is abysmal. My roof was leaking when we moved in the park refused to fix it. Guess what....so do i

Dec 10, 2024 · Lindsey HoweyI have lived here for almost a year. It is a nice quiet place to live. The yards are mowed, and you can tell many home owners apparently take pride in their homes because of the yard work. There are some homes that are in need of love but for the most part the community is nice and well kept. I especially appreciate the management. She works hard to make the place more attractive and enjoyable. I especially love the new work to the path and near the bridge behind the office. She responds quickly if I need work done to my home and is always very polite. She is dedicated to the company and the community. I don’t think things would be a great as they are if she were not the manager.
