River Ridge MHP Introduce
For local individuals seeking "rv parks near me" that cater specifically to the senior (potentially 54 or 55 years and older) and disabled community for long-term living, River Ridge MHP, located at 1750 North View, Lapeer, MI 48446, presents itself as a specialized mobile home park. While categorized under "rv parks near me," it's crucial to understand that this community focuses on providing housing for a specific demographic in manufactured or mobile homes rather than typical short-term RV stays. Based on available customer reviews, River Ridge MHP offers a peaceful environment with friendly neighbors, but potential residents should also be aware of some concerns raised regarding rent increases, maintenance responsiveness, water quality, and management practices.
The environment of River Ridge MHP is described by one reviewer as "beautiful" and a "quiet area." The presence of occasional wildlife, such as deer coming from the nearby cornfields, suggests a serene and possibly semi-rural setting. The park's designation as a "disabled and senior park," with a potential age requirement of 54 or 55 years or older, indicates a community tailored to the needs and lifestyle of this demographic. The friendly nature of the neighbors is also highlighted as a positive aspect, contributing to a welcoming community atmosphere.
In terms of services and features, the information available presents a mixed picture. Initially, during a lease period of almost three years for one reviewer, everything was reported to be "fine." This suggests that the initial experience of living at River Ridge MHP can be positive. The inclusion of water due to a well is mentioned as a potential benefit, seemingly eliminating a separate water bill. However, this is contradicted by the subsequent experience of the same reviewer after transitioning to a month-to-month lease.
Once the tenancy moved to a month-to-month basis, this reviewer reported several issues. These include "numerous" rent increases totaling "well over $200 in under 6 months," which could be a significant concern for residents on a fixed income. Reports of maintenance problems with "their home" (presumably a rental unit owned by the park) not being addressed unless "dire" (such as a stove or water heater) suggest a potentially slow or reluctant response to routine maintenance needs. The policy of "quarterly home inspections" with a requirement for the resident to be home for a "whole day" (or a 9-hour window) is also cited as an inconvenience and a lack of respect for the resident's time.
The inclusion of water due to the well, initially presented as a benefit, is heavily criticized by the same reviewer. They report "multiple months throughout the year" when water tests come back negatively, and residents are "not allowed to use it." When the water is usable, it is described as "so rusty that it ruins everything," with instances of "orange water coming out of my faucets numerous times." The management's explanation that it is "like that sometimes" appears unsatisfactory to the reviewer, raising significant concerns about the reliability and quality of the water supply.
The management is described as "lazy" by the reviewer experiencing these issues, further contributing to a negative overall impression of the park's administration. The final comment from this reviewer, "Stay away for this place," is a strong indication of their dissatisfaction with the living conditions and management practices, particularly after the initial lease period.
In contrast, the positive review from someone whose father-in-law has lived in River Ridge MHP for nearly seven years paints a different picture. This reviewer describes it as a "beautiful park to live in" with "friendly neighbors" and a "quiet area." The mention of occasional wildlife adds to the appeal of the environment for this reviewer. The information about it being a "disabled and senior park" is also provided, along with the potential age requirement of 54 or 55 years or older. This long-term positive experience suggests that some residents find the community to be a pleasant place to live.
The significant discrepancy between the two reviews highlights the importance for potential residents to weigh both perspectives carefully. The long-term positive experience of one resident suggests that the park can be a good fit for some, particularly those who value a quiet, senior-focused community with friendly neighbors. However, the more recent negative review raises serious concerns about rent stability after the initial lease, the responsiveness of maintenance, the reliability and quality of the water supply, and the management's approach to resident relations and inspections.
Given the conflicting information, there are no specific promotional details available for River Ridge MHP. Local users considering this park as a potential long-term living option should contact the provided phone number, (810) 245-2323 or +1 810-245-2323, to inquire about current lot rental rates, the age and disability requirements for residency, the terms of the lease agreement (including policies on rent increases, especially after the initial term), the procedures for reporting and addressing maintenance issues, and detailed information about the water system, including its reliability and quality. It would be prudent to ask for recent water quality reports and to understand any potential limitations or issues with the water supply.
Prospective residents should also inquire about the frequency and scope of home inspections and the required resident presence. It may also be beneficial to ask about the average length of residency and if there have been any recent changes in management or park policies. Visiting River Ridge MHP in person would allow potential residents to assess the environment and the overall appearance of the community. If possible, and if comfortable, speaking with current residents could provide additional insights into their experiences living in the park, both positive and negative, to gain a more well-rounded understanding before making a decision.
In conclusion, River Ridge MHP in Lapeer, Michigan, offers a mobile home park environment tailored to seniors and disabled individuals, with a reputation for being beautiful and quiet with friendly neighbors, at least according to one long-term perspective. However, more recent feedback raises significant concerns regarding unpredictable rent increases after the initial lease, potentially slow maintenance response, issues with water quality and reliability, and inconvenient management practices such as frequent and demanding home inspections. Local users considering River Ridge MHP should carefully weigh these contrasting experiences and conduct thorough due diligence, including direct communication with the management and, if possible, current residents, to determine if this community meets their needs and expectations for long-term living.

River Ridge MHP Reviews
This is a beautiful park to live in. My father in law has lived here going on 7 years and loves it. Friendly neighbors....quiet area.....occasionally a deer comes out of the back corn fields.....Oh and this is a disabled and senior park. I believe you have to be 54+ or disabled but not positive on age requirements....dad is 87 so he just barely qualified....lol
Apr 03, 2025 · curt butterfieldWe’ve lived here for almost 3 years. During the lease everything was fine, but then we went month to month and the problems started occurring. They’ve raised our rent numerous times. Well over $200 in under 6 months. We report problems with their home and they don’t fix them unless it’s dire (stove, water heater, etc). They insist on quarterly home inspections and give you a whole day they expect you to be home or they’ll just enter the home. They gave us a 9 hour window that they want us to be home for. The water is included here because of the well. Sounds great. No water bill. Haha. Yeah ok. There is multiple months throughout the year the water test comes back and you’re not allowed to use it. When you’re able to use it it’s so rusty that it ruins everything. I’ve seen orange water coming out of my faucets numerous times. They say it’s like that sometimes. The managers are lazy. Stay away for this place. The grass looked pretty green at first then you realize it’s just dirt.
Jan 07, 2024 · Chad ChadswickDo not rent here. We rented for a year with a option to buy at the end of the year. We decided not to buy. However we replaced the trim around the doors as they were falling off. The trim on walls were falling off. We replaced shower heads. Toilet seats. Built a brick flower bed. The carpet they put down is so cheap we put wood flooring in the dining area. The screen door broke, garbage disposal, the side porch completely fell apart. The stairs are stapled! Cheap! Cheap! They fixed nothing! They would always say they would be out in a couple days. They never came. Then they charged us for the repairs we reported needing done while we lived there! And when we moved they kept the 1500 security deposit. Ironically they said 1500 in damage. Coincidence!? I think not! Yes we should not have thrown money into it but at the time we had thought we were going to purchase! Horrible park managers! Lazy! Thats trailer trash! Cheap made homes! BEWARE!!!!
Jun 15, 2018 · Courtney BlissHad to put something..... my wife has been verbally assulted by a neighbor in this park and the police called on her because she wouldn't move her vehicle out of communal parking. She felt like she was in danger and what does the park do..... side with the person who intimidated my wife who is also a stage 4 cancer patient. Not worth the headach to live here..... Yes I am bisgruntelex because of the treatmen from the neighbor and the park. They will not take care of the CANCER that lives in the park but bow down to it!
Jun 17, 2020 · Ken HandRiver Ridge is a very nice clean and friendly Mobile home community . It's just minutes away from beautiful downtown Lapeer . Lapeer has stores to meet any and all of your shopping needs . Lapeer county is very safe place to live ! I has several different police stations . You will see them patrolling the streets often . The have Lapeer county police - Michigan state police . But as we all know there's no place that doesn't have a few bad Apple's . But it's a great retirement community . I gave it 5 stars for a good reason . You're just minutes away from a hospital and beautiful downtown historical Lapeer . I've never let my followers down yet and I'm not gonna ever let them down !!!
