Rancho Valley Introduce
If you are searching for "RV parks near me" in the El Cajon, California area, Rancho Valley, located at 12970 Hwy 8 Business, El Cajon, CA 92021, USA, is a mobile home park that may offer services or accommodations relevant to RV owners. You can contact them at (888) 525-5427 or their mobile number +1 888-525-5427 for inquiries regarding RV availability and policies.
When considering Rancho Valley as one of the potential "RV parks near me," it is essential to take into account the feedback shared by individuals who have experience with this property. The available reviews raise some significant concerns regarding safety, security, and management practices, which should be carefully evaluated as part of your decision-making process.
One customer reported an incident involving the towing of their vehicle for allegedly protruding slightly into a lane, despite observing other vehicles parked in a fire lane. This suggests a potentially strict enforcement of parking regulations in some instances. Simultaneously, this reviewer also detailed a concerning situation where their father's camper, parked in a rented space on the property described as secure and locked, was stolen. The management reportedly disclaimed liability and stated they had no security footage of the theft. This lack of accountability and security in a paid, supposedly secure area is a serious issue to consider for anyone entrusting their valuable RV or vehicle to this property.
Another review paints a concerning picture of the community's safety. This resident shared a personal experience of their mother being robbed of her wallet from her unlocked car in the driveway. Despite the park purportedly having security cameras and paid security personnel, no assistance was offered in response to this incident. This raises questions about the effectiveness and responsiveness of the security measures in place at Rancho Valley. For individuals prioritizing safety and security when choosing "RV parks near me," this feedback warrants careful consideration.
In addition to safety concerns, this same reviewer also expressed significant issues with the utility billing process at Rancho Valley. They reported receiving a $300 electric bill for a two-bedroom, two-bathroom single-wide mobile home, despite both the resident and their brother working full-time and being away from home for the majority of the week. The resident voiced a lack of trust in the park's billing practices, suggesting potential inaccuracies or overcharging. For RV owners considering a longer stay where utilities might be billed through the park, this lack of transparency and potential for high utility costs is a crucial factor to investigate further.
Based on the limited information available, it is challenging to provide a comprehensive overview of the environment, services, and features of Rancho Valley that would typically be attractive to those seeking "RV parks near me." The existing reviews primarily highlight negative experiences related to towing, security, and billing. There is no mention of typical RV park amenities such as hookups for water, electricity, and sewage, laundry facilities, communal areas, or recreational facilities.
Given the serious nature of the concerns raised in the customer reviews, it is strongly recommended that anyone considering Rancho Valley for their RV needs conduct thorough due diligence. This should include direct and detailed inquiries with the park management regarding their policies on security, parking, utility billing for RVs, and the availability of services and amenities relevant to RV owners. It would also be beneficial to seek out additional, more recent reviews or testimonials from RV owners specifically, if available, to gain a broader perspective.
Prospective residents should ask specific questions about the security measures in place, including the presence and functionality of security cameras, the hours and responsibilities of any security personnel, and the park's liability in case of theft or damage to personal property. Clarification on parking rules and enforcement policies, as well as a detailed explanation of how utilities are billed to RV residents and the associated costs, is also essential.
Without further information confirming the availability of standard RV amenities and addressing the significant safety and billing concerns raised by previous residents, it is difficult to recommend Rancho Valley as a suitable option for "RV parks near me." The current feedback suggests potential risks and a lack of transparency in certain operational aspects. Therefore, proceeding with caution and conducting thorough personal investigation is paramount before making any decisions regarding Rancho Valley for your RV needs.
In your search for "RV parks near me" in El Cajon, it would be prudent to explore other options that have a more positive and transparent track record regarding safety, security, amenities, and fair billing practices. The limited information available for Rancho Valley does not currently offer any promotional information or highlight features that would typically attract RV travelers or long-term residents. The focus of the existing feedback is on negative experiences that potential residents should be aware of.

Rancho Valley Reviews
Our car was quick to be towed from here since my car was sticking out even though i saw plenty of cars being parked in the fire lane, They were quick to call a towing truck company but when my dad had rented a parking space for his camper just in front of the property that claimed to be safe (should have been since we spent good money on just the spot alone) his camper was stolen and moved off the property that was claimed to be locked up and that no one else had the key. They said they weren’t liable and had no security footage of the camper being taken. How fortunate..
Mar 22, 2025 · flor garciaNot a safe community, my mom was staying with us for a few months and she was robbed of her wallet out of her car in the driveway. She accidentally left the car unlocked but she suffers from a brain injury and is forgetful. The park offered no assistance whatsoever despite having security cameras and paid security. On top of that, this month my electric bill has reached 300 dollars for a two bedroom two bathroom single wide mobile home. We are billed through the park and I don’t trust them to bill us correctly. I live with my brother and he works 7 days a week and is barley home. I also work full time and I’m barley home. Something is not adding up…
Apr 29, 2021 · Hilam MandweeDo not ever live here , dont waste your money. We lived here for 3 yrs and it is ran by greedy property management owners. The rent space is outrageous and not worth it. Might as well buy a home or condo. On top of rent space you have your mortgage, which is normal but rent space forget it. People in other trailer communities have much lower rent space but this company will not budge. Dont get locked into a deal. Also this park always has 5 or more homes available to buy. That there tells me there must be something wrong
Sep 06, 2019 · Richard 3rdWe visited friends. We were amazed how cute this place is. Most of the trailers are well maintained and in good shape. Parking can be tricky (come on, it’s Caifornia!) but we were able to park outside the community
