Treehaven Mobile Home Park Introduce
When searching for "RV parks near me" in the Winchester, Kentucky area, Treehaven Mobile Home Park, situated at 100 Mimosa Dr # A, Winchester, KY 40391, USA, is a mobile home park that warrants consideration. While primarily serving as a residential community for mobile homes, many such parks also accommodate recreational vehicles, especially for those seeking longer-term arrangements. To determine its suitability as an "RV park near me," it's essential to analyze the available information and consider that direct inquiry may be needed for comprehensive details regarding RV-specific services and policies.
One positive aspect highlighted in the limited available reviews is the aesthetic appeal of the park. A customer noted a "really good experience driving through," praising the "perfection of how to layout," the "clean yards," "nice trees," and the overall beautiful scenery. This suggests that the environment within Treehaven Mobile Home Park may be visually pleasing and well-maintained in terms of general appearance. For individuals considering "RV parks near me," a clean and attractive setting can contribute positively to their living experience.
However, it is crucial to address significant negative feedback present in another detailed review. This review raises serious concerns regarding the park owner's alleged treatment of cats, including claims of illegally setting traps, relocating both stray and pet cats to unfamiliar and potentially dangerous locations, and threatening eviction to those attempting to assist these animals. For RVers who are also pet owners, particularly cat owners, these allegations are deeply concerning and would likely be a significant factor in their decision-making process when searching for "RV parks near me" that are pet-friendly and ensure the humane treatment of animals.
Furthermore, the same detailed review outlines other potential issues that arose for long-term residents. These include alleged inconsistencies in property maintenance expectations (specifically regarding grass height and permitted decorations), increasing rent at a rate higher than perceived elsewhere, and changes in billing practices for sewer services. The review suggests a decline in the quality of the resident experience over time, particularly after residents approached paying off their homes. These points are relevant for those considering Treehaven Mobile Home Park for long-term RV stays, as they indicate potential instability or unfavorable management practices that could impact their living situation and costs.
The specific issue regarding sewer billing, where residents were initially billed through the water bill but later paid a third-party company (ostensibly managed by the park owner for collection purposes), raises questions about transparency and potential financial burdens. The claim that late sewer payments were ultimately owed to the park owner, despite the third-party intermediary, is described as "suspect" and indicative of potentially problematic management practices. For RVers considering long-term stays and associated utility costs, clarity and consistency in billing are important factors.
The reviewer's overall assessment strongly advises against choosing Treehaven Mobile Home Park as a residence, citing experiences of being "patronized, talked down to, harassed, ignored, and outright swindled." While this is a single, albeit detailed, account, it presents serious allegations that prospective residents, including those with RVs seeking a longer-term spot, should consider carefully. The recommendation to explore other mobile home parks in the vicinity further suggests that there may be alternative options in Winchester, KY, that offer a more positive living experience.
Considering the "RV parks near me" category, the lack of specific information about RV amenities and services at Treehaven Mobile Home Park is a significant gap. Typical RV park features such as dedicated RV sites with varying hookup options (electricity, water, sewer), laundry facilities, restrooms, showers, and recreational areas are not mentioned in the provided reviews. It is unknown whether Treehaven Mobile Home Park offers these amenities to any RV occupants they might accommodate. Therefore, RVers would need to directly inquire about the availability and quality of such services.
Similarly, there is no promotional information available regarding RV stays at Treehaven Mobile Home Park. Details about daily, weekly, or monthly rates for RV sites, the size and type of available sites, or any special offers for RV travelers are not provided. Individuals interested in potentially parking their RV at Treehaven Mobile Home Park would need to contact the park management directly using the provided phone numbers, (859) 744-7762 or +1 859-744-7762, to obtain this crucial information.
In conclusion, while Treehaven Mobile Home Park in Winchester, KY, might be geographically relevant for those searching for "RV parks near me," the limited and conflicting information necessitates extreme caution and thorough due diligence. The positive mention of the park's aesthetic appeal is overshadowed by serious allegations concerning animal treatment and potentially unfavorable management practices that could impact the living experience of any resident, including those in RVs. Prospective RVers should directly contact the park to inquire about RV-specific amenities, services, rates, and policies. Furthermore, given the negative feedback, it would be prudent to explore alternative "RV parks near me" in the Winchester, KY, area and, if possible, speak with current RV residents of Treehaven Mobile Home Park to gain a more comprehensive and balanced understanding before making any decisions.

Treehaven Mobile Home Park Reviews
I had really good experience driving through sending edition trailers perfection of how to layout is all the scenery is clean yards nice trees everything looks beautiful
Jan 13, 2025 · Michael HagerIf you can be swayed, I urge you to reconsider this park as a residence. While the park manager is great, and the majority of the residents are great, the OWNER could not be further from great. He illegally sets traps for, and relocates, ANY cats he catches. He dumps them in a field, where they then attempt to run back home, and get killed or maimed seriously in the process. He claims it is for the "wild" cats, but he has removed PET cats that are indoor/outdoor with cat doors more than once. If anyone is caught trying to HELP these cats, they are threatened with eviction, regardless of their standing.Furthermore, our first couple of years here WERE great. But as we got closer to paying off our home, the problems started piling. Suddenly the same grass height we always had was no longer sufficient. Certain decorations were no longer permitted. Despite no reason to, rent would increase at a higher rate than anywhere else we have been or seen. There's more. Sewer used to be included with your Water bill. Then it wasn't. It was now paid to a company that was out of state. However? If you are late, guess who you owe? That's right, the owner of the park. He claims he bulk pays for sewage removal for the whole park. Which itself is not unusual. But the fact that he intentionally sought to hire a third party to halfway act as middlemen for collecting these payments, so that he was not involved, but then would threaten you and your rental with "you owe me" because you owed sewer? That, is suspect. If you enjoy being patronized, talked down to, harassed, ignored, and outright swindled, this is the perfect park for you. Otherwise, I implore you to look elsewhere. There are multiple other parks on this very road that are far better suited. ESPECIALLY if you love animals and their humane treatment. Trust me when I say I speak from experience, you don't want to hear or see animals with bent, broken, or gashed legs from being shoved and tricked into traps that are being illegally set. And you certainly don't want to wait 3 years for your pet cat, WITH COLLAR, to show back up, missing half of his tail and a chunk of his ear because he had to hike however many miles down a dangerous road to get back home to you.
Mar 07, 2021 · Athena HackerBeen here two years, had no problem with the management people watch out for each other, you show respect you get respect, have alot of older people here and that's good, people keep their homes and yards clean, there are a few here that don't but that's their choice to live that way, the only thing I don't agree with is the sewer being high, but that goes along with the pleasure of owning your own home, only met the owner a few times, no problem, the overseer of the park, Jerry and Ann, love them they are sweet and understanding, nice place to live
Jan 31, 2021 · Debra HarrisPeople who live here are wonderful neighbors. The management is another story, I have lived here 5 years and have been constantly harassed. I was told my children can only come and visit during daylight hours. Then I was told that my son was not allowed to visit period! With no reason given!!! The sewer bill is a whole other issue, Kentucky American Water says I used 8,000 gallons however I have somehow wasted 20,000 gallons and it’s literally the same every month. The billing address is someone’s house in Nicholsville and you can never get ahold of someone. Oddly enough if your late the park owner says you owe him $$$ the whole thing is just sketchy and he will literally try to evict you over ANYTHING! I will be glad to put the stress of this place behind me and be able to see my kids and grandchildren again!
Jun 22, 2022 · samaria huffActually, a great mobile home park, and as the name suggest, a lot of trees. I was there to clean up debris from storm damage, when the owner of the park came by and sent some of his crew. Apparently, owner managed, which is usually the best kind.
