Twin Peaks Mobile Home Park Introduce
For local residents exploring "RV Parks Near Me" with the potential for longer-term accommodation, Twin Peaks Mobile Home Park, situated at 833 Dawn Ln, Dandridge, TN 37725, USA, warrants consideration. While the platform category is "RV Parks Near Me," it's important to note that Twin Peaks Mobile Home Park appears to operate primarily as a mobile home park, which may offer different services and features compared to a typical short-term RV park. Contact can be made at (865) 505-2998 or +1 865-505-2998 for further information.
Information regarding the environment of Twin Peaks Mobile Home Park is limited in the provided reviews. However, its location in Dandridge, Tennessee, suggests a setting within the broader landscape of the region, which is known for its natural beauty, including proximity to the Great Smoky Mountains and Douglas Lake. Mobile home parks can vary significantly in their environment, ranging from more open, community-style layouts to those with more trees and landscaping. Without specific details from the reviews, it's difficult to objectively describe the immediate surroundings of Twin Peaks Mobile Home Park. Local users may need to visit the location or contact the management to gain a better understanding of the environment, such as lot sizes, green spaces, and overall aesthetics.
The services and features of Twin Peaks Mobile Home Park are also not extensively detailed in the provided reviews. One review focuses heavily on issues with the property management, specifically mentioning difficulties in receiving a security deposit back and alleging miscommunication and unprofessional behavior. This suggests that the administrative services provided by the management might be a significant concern for potential residents. The review also touches upon potential charges for cleaning and lawn care, indicating that these services, or the billing thereof, could be areas of contention.
Another reviewer raises a point about the discrepancy between advertised "payment plans" or "rent to own" options on platforms like Zillow and Redfin and the actual policies of the park. This suggests a potential inconsistency in the information being presented to prospective residents. The lack of response to inquiries via phone, voicemail, website, and Zillow message further raises concerns about the accessibility and responsiveness of the management.
Typical services and features of a mobile home park often include:
- Lot Rentals: Residents typically rent a space or "lot" on which to place their mobile home.
- Utility Hookups: These usually include connections for electricity, water, and sewer.
- Trash Removal: Services for the collection and disposal of residents' trash.
- Common Areas: Some mobile home parks may offer common areas such as clubhouses, laundry facilities, or recreational spaces, though these are not mentioned in the reviews for Twin Peaks.
- Maintenance: Basic maintenance of common grounds and infrastructure.
Given the limited positive information and the negative experiences shared in the reviews, it is challenging to provide a comprehensive list of features for Twin Peaks Mobile Home Park. The absence of mentions of amenities like clubhouses, pools, or pet areas might indicate that these are not present or were not noteworthy to the reviewers. The primary focus of the feedback is on management-related issues.
Promotional information is also lacking in the provided reviews. The discrepancies noted between advertised "rent to own" options and the reality reported by a potential resident suggest that any promotional material should be carefully verified. The negative experiences shared by former and prospective residents might counteract any formal promotional efforts until the management concerns are addressed.
Local users considering Twin Peaks Mobile Home Park, especially those who might be looking for long-term RV or mobile home living options within the "RV Parks Near Me" category, should be particularly cautious and conduct thorough due diligence. The reviews highlight potential issues with property management, including communication problems, deposit handling, and discrepancies in advertised services. These are significant factors that can impact a resident's quality of life and financial well-being.
The mention of dealing with "actual owners from California" being a more positive experience suggests that the issues might be localized to the on-site property managers, John and Patty. However, the difficulty in contacting corporate and the alleged unprofessional behavior reported are serious concerns.
For local users who might be drawn by the advertised "payment plans" or "rent to own" options, it is crucial to verify the accuracy of this information directly with the owners or corporate management, if possible. The lack of response to multiple inquiries reported by one potential resident is a red flag regarding communication and customer service.
In conclusion, while Twin Peaks Mobile Home Park is located in Dandridge, Tennessee, and might appear as an option within the broader search for "RV Parks Near Me" that could accommodate longer-term stays in mobile homes, the available reviews raise significant concerns about the property management and the accuracy of advertised services. Local users should proceed with extreme caution, attempt to contact the owners directly, and seek clarification on all policies, fees, and advertised features before making any decisions. Visiting the property in person and speaking with current residents (if possible) could also provide valuable insights into the environment and living conditions. The negative feedback regarding management responsiveness and deposit handling should be carefully weighed by anyone considering residing at Twin Peaks Mobile Home Park.

Twin Peaks Mobile Home Park Reviews
Wow, I'm not even sure where to start.NEW PROPERTY MANAGERS NEEDED ASAP!First off, the actual owners from California were very nice and much easier to deal with than the property managers JOHN and PATTY.I could list numerous issues during our 18 months here. The last straw was Patty LIED to my wife numerous times over the phone after we waited over 6 weeks to get our DEPOSIT back. Eventually, we were not charged anything as we left the place in as good of condition as we received it. She tried to charge us $350 to clean a cleaned oven and $75 in lawn charges when we took care of our own lawn.Every time my wife called, Patty told her a different story as to why we hadn't received it. We wanted to speak with CORPORATE, and she said she didn't have the number then said she couldn't give it out. Then said WE COULD LOOK IT UP OURSELVES and HUNG UP.After finding the owners info (with little effort), we called him directly and received our deposit back within a week. I would never rent from this place as long as they are the property managers!
Jul 28, 2024 · J Hsomeone elses review mentioned that they don’t do rent to own, but all over Zillow and Redfin they say they do payment plans which is also known as rent to own. On top of that when I tried to contact them I haven’t gotten any sort of response. I called, left voice mail, inquired on their website, and messaged on Zillow and nothing. After seeing these reviews I’m kind of swayed not to live here.
Aug 26, 2024 · Q_ShroomTo anyone new looking to rent here don't they upped the rent to $1200 for trailers not even worth it most if not all are 2 bedrooms, 2nd they hire a company to mow grass to add on your rent and you know what that company does? They mow yards that have already been mowed just to get paid more and then be charged more on rent from the owners it's a nice and quite area but the set up is ridiculous
Apr 22, 2024 · Mike ManNot a legitimate business. Big scams going on with park owner that is under investigation. Baiting Tennants with rent to own, saying they work with century 21. Century 21 says they do not have anything to do with this park. Number for this place ends up a dead end business in California that says they have nothing to do with it. Charging more for rent than what they report to taxes. Won't take checks from churches for rent because theres a paper trail. Only does money orders so thry can cash them outside of bank account to hide paper trail so IRS doesn't find out. So many code violations, rights violations on Tennants, lots under investigation with this place.
Sep 25, 2023 · Michael SutherlandLiterally the rudest 10 second call ever. I asked if they have available lots, and got a seriously rude "no". The ladies attitude was super unprofessional for talking to someone interested in living there. Luckily they don't have any available so won't have to deal with a rude landlord.
