Magnolia Ridge mobile home community Introduce
For local users exploring "RV Parks Near Me" with an interest in long-term residential options, specifically mobile home communities, Magnolia Ridge mobile home community, located at 1370 US-25W, Newport, TN 37821, USA, is a place that may appear in your search. They can be contacted at (833) 354-8853 or their mobile number +1 833-354-8853. It is important to consider all available feedback to gain a comprehensive understanding of the living experience at this community. The online reviews for Magnolia Ridge present a contrasting view, with some residents reporting positive experiences while others have raised significant concerns regarding management practices, maintenance, and lease renewals.
One resident who has lived at Magnolia Ridge for a few years shared a positive initial impression. They described it as a "very nice little neighborhood" with "neighbors are all very nice." This suggests that the community fosters a friendly and welcoming environment, which is a significant draw for those seeking a sense of belonging in their long-term living situation within the "RV Parks Near Me" category. The reviewer also praised the "management team" for doing a "great job at keeping the neighborhood a safe and friendly place to live," indicating a proactive approach to community well-being. Furthermore, they reported a positive experience with maintenance, stating that a single request was handled "very quickly and took care of things." Finally, they considered the "Rent is fair considering the market these days" and expressed gratitude for finding the place.
However, another resident who also lived at Magnolia Ridge for a few years shared a significantly different and concerning experience. They initially "loved it" but reported negative changes after their first year. A major issue was the practice of "upping the rent every six months," which could lead to unpredictable and potentially unaffordable living costs for long-term residents. This is a critical factor to consider when evaluating the financial stability of residing in a mobile home community.
The second reviewer also raised serious concerns about the management's responsiveness to maintenance issues, particularly plumbing problems. They recounted a distressing situation where a "toilet that was clogged for 8 months" went unaddressed until the residents threatened to hire their own plumber and deduct the cost from the rent. Only then did the management send someone to fix it. A second plumbing issue involving a "toilet was leaking sewage so bad we couldn’t use the back side of our house" was also reportedly ignored by the management, despite the residents undertaking temporary fixes. These accounts suggest a significant lack of attention to essential maintenance, potentially impacting the health and living conditions of residents.
Adding to these concerns, the second reviewer stated they were "told they kick people out for 'bothering them' with maintenance issues." This alleged retaliatory practice is deeply troubling and suggests a potentially hostile environment for residents who require necessary repairs. The reviewer further claimed that despite the unresolved plumbing issues and their adherence to the lease terms and timely rent payments, they received a "notice that they would not be renewing our lease out of nowhere and gave us thirty days to move out." They also alleged that this happened to "multiple other people at the exact same time," indicating a potentially widespread and arbitrary practice of non-renewal.
The stark contrast between the two reviews highlights the importance of considering all available feedback when evaluating Magnolia Ridge mobile home community as a long-term living option within the "RV Parks Near Me" category. While some residents may experience a nice neighborhood and responsive management, others have reported significant issues with rent increases, neglected maintenance, and unexpected lease non-renewals. These negative experiences raise serious questions about the long-term stability and reliability of residing in this community.
Given the conflicting reports, it is challenging to provide a definitive overview of the environment, services, and features of Magnolia Ridge. While one reviewer praised the neighborhood and management's efforts to maintain safety and friendliness, the other's experience suggests a potential decline in management quality or a selective approach to resident satisfaction. The availability of standard mobile home park amenities such as utility hookups, laundry facilities, community areas, or on-site management offices is not explicitly mentioned in the reviews. Therefore, prospective residents should inquire about these aspects directly.
For local users in the Newport, Tennessee area who are searching for "RV Parks Near Me" with a focus on long-term mobile home living, Magnolia Ridge presents a complex risk-reward scenario based on the available feedback. The potential for a friendly neighborhood and initially responsive management is appealing, but the reported issues with rent increases, neglected maintenance, and arbitrary lease non-renewals are significant red flags. Potential residents should weigh these factors carefully and conduct thorough due diligence before making a decision.
To gain a comprehensive understanding of Magnolia Ridge mobile home community, it is highly recommended to contact the management directly at the provided phone numbers to inquire about current policies regarding rent increases, maintenance procedures, lease renewal practices, and the specific amenities offered. It would also be beneficial to visit the property to assess the environment and, if possible, speak with current residents to gather a broader range of perspectives on the living experience. Asking specific questions about the reported issues in the negative review would also be prudent.
As the available information does not include any specific promotional offers, it is advisable to inquire with the management about any current incentives or special deals for new residents. Understanding all the costs and terms associated with living at Magnolia Ridge, including the potential for frequent rent increases and the risk of unexpected lease non-renewal, is crucial before making a commitment to long-term residency within the broader context of "RV Parks Near Me" in Newport, Tennessee.

Magnolia Ridge mobile home community Reviews
We have lived here for a few years now. It's a very nice little neighborhood, the neighbors are all very nice. The management team does a great job at keeping the neighborhood a safe and friendly place to live. I've luckily only had 1 maintenance request and they responded very quickly and took care of things. Rent is fair considering the market these days. We're very thankful to have found this place.
Nov 29, 2023 · Ashley LucasLives here for a few years we loved it at first . But after our first year they started upping the rent every six months. They refused to look at or fix maintenance plumbing issues we had a toilet that was clogged for 8 months before we finally said we would hire our own plumber and take the cost off of our rent then they sent someone out and fixed it . The second time we had a plumbing issue one of our toilets was leaking sewage so bad we couldn’t use the back side of our house we replaced a few things that were temporary fixes but they never would send anyone out to fix our toilet or even look at it . We were told they kick people out for “bothering them” with maintenance issues and sure enough even without them ever attempting to fix any plumbing issues we had they sent a notice that they would not be renewing our lease out of nowhere and gave us thirty days to move out . After years of us paying rent early never breaking any rules of our lease or doing anything wrong and living with such plumbing issues. Just be weary after your year lease is up you are subject to be kicked out at anytime with no reason given they not only did this to us but multiple other people at the exact same time .

Nov 06, 2024 · Deb RuthenbergTenant for one year and I can I say I enjoy this community. Not a five star resort by any means but marginally better than any other community in Newport. Plenty of room and fantastic staff.
