Wikiup Manufactured Home Community Introduce
When searching for "RV parks near me," individuals often seek communities that offer a safe, comfortable, and well-managed living environment. Wikiup Manufactured Home Community, located at 6500 E 88th Ave, Henderson, CO 80640, USA, is presented here within the context of this search, as some mobile home communities might be considered for long-term RV living or offer amenities similar to RV parks. However, it is crucial to approach this community with significant caution due to serious concerns raised in the available customer reviews.
The online feedback for Wikiup Manufactured Home Community paints a concerning picture regarding safety and community management. One reviewer expresses significant fear related to the frequent presence of ATVs and dirt bikes being driven around the streets by children and teenagers. This activity is described as occurring daily, creating a dangerous environment for vehicular traffic, particularly for residents returning home from work. The reviewer explicitly states the fear of potential collisions with these off-road vehicles.
Adding to the safety concerns, the same reviewer alleges that attempting to address the noise or safety issues with the parents of the children involved often leads to violent reactions. This suggests a lack of community cohesion and potentially confrontational interactions between residents. Furthermore, the reviewer claims that the community manager does not effectively enforce rules related to the peaceful enjoyment of the property. The perceived lack of action from management on these safety and noise concerns is a significant point of criticism.
The reviewer further opines that the manager's apparent lack of concern may stem from not residing within the community herself, suggesting a disconnect between management and the daily living experiences of the residents. The reviewer also portrays the manager as being idle in the office, implying a lack of proactive engagement in addressing community issues.
Another concerning review highlights significant problems with the community's infrastructure and amenities. This resident, who has lived in Wikiup Manufactured Home Community for four years and is actively looking to move, reports frequent and prolonged water outages. Such disruptions to essential utilities can severely impact the quality of life for residents. Additionally, this reviewer describes the community pool as consistently unclean, often appearing "green." The inability to maintain a clean and usable communal amenity like a swimming pool suggests potential broader issues with maintenance and upkeep within the community.
The second reviewer also expresses dissatisfaction with the cost of living relative to the perceived quality of the community. They mention paying $1,208.41 for lot rent and deem this amount not worth it for what they describe as a "run down place." This indicates a significant discrepancy between the financial investment required to live in Wikiup Manufactured Home Community and the perceived value in terms of infrastructure, amenities, and overall living conditions.
Given the serious nature of the complaints in both reviews, including safety hazards, lack of management intervention, infrastructure problems (water outages), and poorly maintained amenities (unclean pool), it is impossible to provide a positive or even neutral introduction to Wikiup Manufactured Home Community based solely on this information. The absence of any positive feedback or official information online further underscores the need for extreme caution for anyone considering this location as a potential residence when searching for "RV parks near me" or similar housing options.
For individuals seeking a long-term living situation within the context of "RV parks near me," factors such as safety, peace and quiet, reliable utilities, well-maintained amenities, and responsive management are typically high priorities. The available reviews for Wikiup Manufactured Home Community raise significant concerns across several of these critical areas. The alleged safety issues related to off-road vehicles and potential for violent interactions with other residents are particularly alarming.
The reported lack of management enforcement of community rules and the perceived indifference to resident concerns are also major drawbacks. Effective community management is essential for ensuring a positive and functional living environment. The complaints about frequent water outages and an unusable swimming pool point to potential systemic issues with the infrastructure and maintenance of the community.
The high lot rent mentioned by one reviewer, coupled with the description of the community as "run down," suggests a potential lack of value for money. Prospective residents typically expect a certain level of quality and service commensurate with the costs involved in residing in a community.
Due to the overwhelmingly negative feedback and the lack of any counterbalancing positive information, it is impossible to objectively describe appealing services, features, or promotional aspects of Wikiup Manufactured Home Community based on the provided data. Anyone considering this location should proceed with extreme caution and conduct thorough independent research. This should include visiting the property in person, observing the conditions firsthand (including the presence of off-road vehicles, the state of the pool, and the general upkeep of the community), and attempting to speak with current residents to gain a broader range of perspectives beyond the available online reviews. Direct engagement with the management to address the serious concerns raised in the reviews is also crucial.
In conclusion, the available online reviews for Wikiup Manufactured Home Community present a concerning picture characterized by safety issues related to the operation of off-road vehicles, allegations of violent interactions with other residents, a perceived lack of effective management, frequent water outages, and a poorly maintained swimming pool. The high lot rent reported by one resident further raises questions about the value proposition of this community. For local users searching for "RV parks near me" or similar long-term residential options, Wikiup Manufactured Home Community warrants significant caution and extensive due diligence before any consideration.

Apr 09, 2025 · Claudia BravoThis place is not a place you want to live unless you like being without water all the time and they can’t keep their pool clean it’s always green looking me and my family have only been here 4 years and we are already looking to moving paying$1,208.41 for lot rent isn’t worth it not for a run down place like this
Mar 17, 2025 · Schylar AstiIve lived in this community for 20 years never had issues. Since 2022 the new office manager has taken her job way to seriously and is harassing tenants. no place should be ran by those kinds of people. She even had the audacity to deny my child entry to the community pool. Cant wait to sell our property here and move far away im filing a complaint everywhere
Sep 15, 2023 · Maria LIt's OK. Some of the neighbors are very loud late into the night with their music and people cross through our yard, day and night, killing the grass and leaving trash for me to clean up. I'm not allowed to put up a fence, so I just have to deal with it.
Oct 21, 2024 · Samantha SchobitzThe homes are tightly packed in and driving/parking can be tricky. Peoples dogs are regularly allowed to roam the neighborhood freely.Children seem to come out and play in the street's mostly at night. Making driving through the neighborhood even more sketchy. The lot rents are ridiculously over priced. However the people living their are decent, hard working, and peaceful.
