Franklin Mobile Home Park Introduce
This introduction provides a detailed overview of Franklin Mobile Home Park, situated at 1616 E 78th Ave, Denver, CO 80229, USA. This community serves as a relevant option for individuals and families searching for "mobile home parks near me." While its primary focus is manufactured homes, the general category of "RV parks near me" might sometimes yield results for such communities due to shared infrastructure for lot rentals and utility provisions, particularly for long-term residential solutions.
Franklin Mobile Home Park is located in Denver, Colorado, a major metropolitan area. Its specific address places it within a part of Denver that offers a mix of urban and suburban characteristics. Denver is known for its vibrant culture, diverse economy, numerous parks, and proximity to the Rocky Mountains, offering a wide array of recreational and employment opportunities. The community's location on East 78th Avenue suggests accessibility to major transportation routes, making it convenient for residents to commute and access various city amenities. As a mobile home park within a large city, it aims to provide a more affordable housing solution compared to traditional stick-built homes, often attracting a diverse resident base.
The environment within Franklin Mobile Home Park, based on customer reviews, has seen significant changes over time. Historically, it was described as a "decent park" primarily populated by "old folks," with a functional pool and better-maintained roads. This suggests an earlier environment that was more stable and perhaps amenity-rich. However, recent updates indicate a decline in certain aspects of the environment. Specifically, there are severe concerns regarding trash management, with reports of "dumpsters always full and overflowing" and "rats scurrying around," which are described as "unsanitary." This directly impacts the visual cleanliness and public health aspects of the park's environment. A more recent update from April 2023 mentions that residents now have their own trash bins, which could indicate an improvement in the specific overflowing dumpster issue. Despite these challenges, there's a note that the "new front office lady seems pretty nice" and "decorates for holidays," which suggests an effort to improve the aesthetic and atmosphere around the office area. The general environment is that of a dense mobile home community, with individual lots for homes and internal roads, but the level of maintenance appears to have fluctuated.
In terms of services, Franklin Mobile Home Park primarily offers leased lots for manufactured homes. This means residents own their homes but rent the land beneath them. Essential services include access to utility hookups for water, sewage, and potentially garbage collection. Customer reviews indicate that residents now "pay water, sewage and garbage," implying these are billed separately or included in the lot rent. Previously, there was a pool, indicating a recreational service, though its current status as "up" (functional) is questioned by older reviews. The presence of a front office suggests management services for inquiries, rent collection, and addressing resident concerns, though the effectiveness of these services has been a point of contention in reviews. While mobile home parks generally do not provide RV parking for transient stays, like some manufactured home communities, they may offer residents long-term RV storage options, although this specific service is not detailed for Franklin Mobile Home Park. The core service remains providing a serviced lot for manufactured home placement.
The features of Franklin Mobile Home Park, from the provided information, suggest a community that has undergone changes in its amenities and maintenance. A historical feature was a functioning pool, which may or may not be active now. The layout of the park involves individual mobile home lots and internal roads. The community's location in Denver is a significant feature, offering residents access to a vast urban landscape. This includes proximity to employment centers, diverse educational institutions, healthcare facilities, and recreational opportunities throughout the city. The affordability of manufactured home living, generally lower than traditional housing in Denver, is an inherent feature that attracts residents. The update regarding individual trash bins is a notable change in a service feature, aiming to address past sanitation issues. The presence of a new, seemingly friendly front office lady suggests a feature of improving interpersonal relations in management. The demographic has shifted from "mostly old folks" to a more diverse population, which can change the community dynamics and features. As a mobile home park, it primarily caters to those seeking a permanent or long-term residential solution rather than a temporary stay like an RV park.
For promotional information, Franklin Mobile Home Park could emphasize its location in Denver, providing access to a major metropolitan area. It might highlight the affordability of manufactured home living as an alternative to traditional housing in the city. Any positive changes in management or improvements in cleanliness, such as the provision of individual trash bins, could be used to promote a better living environment. If the pool is indeed functional or restored, it would be a key amenity to promote. The community's contact information, (303) 287-4036 and +1 303-287-4036, would be essential for inquiries. For individuals searching for "mobile home parks near me," the park would be presented as a residential option within Denver.
However, an objective introduction must heavily weigh the consistent and severe negative customer feedback. Reviewers describe a significant deterioration in conditions over time. The most prominent and concerning issue is the "trash situation," with reports of "rats in the dumpsters" and overflowing trash, leading to unsanitary conditions. While the update about individual trash bins in April 2023 offers hope for improvement, the prior state was clearly unacceptable. Another major concern is management: "Management was rude the few times I dealt with them," and an unnamed "Doretta" was noted for keeping the place "in check," implying a decline after her tenure. Residents also report a significant increase in lot rent, with the added burden of paying for water, sewage, and garbage, which can severely impact affordability, especially for those on fixed incomes. The sentiment of "I wouldn't let my dog live here" from one reviewer underscores extreme dissatisfaction with the living conditions and management. Furthermore, the comment about "neighbors all have their nose in everybody else's business" suggests a potential issue with community dynamics and privacy. For anyone considering "mobile home parks near me," these detailed and consistent negative reviews regarding sanitation, management, affordability, and overall living quality are critical. Prospective residents are strongly advised to visit the park in person, observe the current conditions of trash management and roads, and attempt to speak with multiple residents about their experiences before making any decision. Direct communication with management about these specific concerns is also crucial to ascertain their current policies and improvement plans. This comprehensive approach is necessary to gain a realistic understanding of living at Franklin Mobile Home Park.

Franklin Mobile Home Park Reviews
My family first moved in 11 years ago. Was a decent park then mostly old folks. The pool was up the roads weren't as bad. Doretta kept this place in check. Now it's over run with rats in the dumpsters. Like seriously in the time to throw my trash I counted more than 10 scurrying aroundUpdate 5/10/2020 trashes are always full and overflowing out beside behind everywhere. Its unsanitary they need to have them emptied more often. Bringing a roll in for a week isnt gonna fix this problemUpdate April 2023. We have our own trash bins outside our trailers now. Rents increased so much we pay water, sewage and garbage now too... the new front office lady seems pretty nice she decorates for holidays so it looks less depressing by the office
Apr 03, 2023 · MichiiI would give it zero stars if I could. I bought my son a mobile home here years ago, it was already in place. Seemed like a nice park, but services are really lacking, and the neighbors all have their nose in everybody else's business. Management was rude the few times I dealt with them. The trash situation is just beyond belief and it's right out there in the open to see the first thing when you drive into the park! I wouldn't let my dog live here.
May 28, 2022 · Pam KHi this is my review to the so called" people" their parking lot sucks badly and we cant do anything on our free hands so we always have to inform them and also ask them everything cuz have big dogs or anything lile that also they want us to have our house spot less?!??!And they come leave papers uncomtrolabley. Also the owner is incredibly rude and as alot of people know nobody likes that. And thats why I will be moving very very soon.
Oct 01, 2021 · Adriana HerediaThis is a quiet little community tucked away in the big city. It's old school. Neighborly. Very low crime and if it does pop up in here...we as residents don't tolerate it and get rid of it quick as we can. People watch out after each other here.
Jan 02, 2017 · Jane ReevesThe place is a dump, full of contractors that can't afford a yard to run their business out of..Management is poor at best..Can barely drive into the place on any given night..
