North County Village Introduce
If you are searching for "rv parks near me" in the Thornton, Colorado area, you might also want to consider exploring mobile home communities like North County Village, located at 9700 Riverdale Rd, Thornton, CO 80229, USA. While not an RV park, North County Village offers a residential setting for mobile and manufactured homes and may appeal to those seeking a more permanent living arrangement. You can reach their office at (303) 252-4551 or +1 303-252-4551 for inquiries about residency and community details.
Based on the limited customer feedback available online, North County Village presents a community with both positive and negative aspects. One reviewer shared a particularly negative experience regarding parking enforcement. They reported that their car was booted within 40 minutes of parking without any warning signs present. The booting fee was stated to be a substantial $160. Additionally, they claimed that the booting service did not arrive at the promised time to remove the boot, describing the situation as a "brutal way to extort money from not so wealthy people." The absence of a "no parking" sign further exacerbated their frustration.
Another reviewer provided a more comprehensive overview of the community, highlighting both pros and cons. A significant point of contention was the park's rules, which were described as "absurd." Specifically, they mentioned being charged pet rent for indoor cats and dogs despite owning their home. While residents rent the lot their home sits on, they are responsible for all maintenance to the park's specifications. Complaints were reportedly met with the ultimatum to "move your trailer" if residents were dissatisfied with the rules.
Despite these criticisms, the second reviewer also noted some positive aspects of North County Village. They described the park itself as "pretty quiet" and mentioned the presence of two pools and a "shadeless gravel playground." The location was cited as advantageous, being near "great walking paths" and "close to shops and things." A new, "bright LOUD ballpark" was recently built next door, which could be a benefit for some and a drawback for others depending on noise sensitivity and interest in baseball. The reviewer acknowledged that, like any park, North County Village has its "pros and cons." A notable positive mentioned was the presence of "many free-range children who actually play outside," which the reviewer found "awesome," suggesting a family-friendly atmosphere in this regard.
The second reviewer concluded by recommending that prospective residents "do your homework and make sure you can live with the rules before you buy," emphasizing the importance of understanding the community's regulations before making a commitment.
Based on this information, the environment of North County Village can be characterized as relatively quiet, with some recreational facilities like two pools and a playground. Its location offers proximity to walking paths and commercial areas, providing convenience for residents. However, the recent construction of a potentially noisy ballpark adjacent to the community is an environmental factor to consider.
In terms of services, the reviews do not explicitly detail services provided by the park management beyond enforcing rules and potentially maintaining common areas (though lot maintenance is the responsibility of the homeowner). The presence of pools suggests some level of maintenance for these facilities. The negative parking experience indicates the enforcement of parking rules through a third-party booting service, which was described as punitive and lacking warning.
Features of North County Village include individual lots for mobile homes owned by the residents, two swimming pools, and a gravel playground. The proximity to walking paths and shops is an off-site feature that enhances the location's appeal. The presence of children playing outside suggests a family-oriented aspect to the community.
Promotional information is not included in the provided reviews. Local users interested in North County Village should contact the park directly to inquire about the availability of lots or homes for sale, the cost of lot rent, pet fees, and any other community fees. It would be crucial to obtain a comprehensive list of the park's rules and regulations to fully understand the expectations and restrictions of living in the community. Inquiring about parking policies, guest parking, and the process for resolving issues with management would also be advisable given the negative experiences reported.
For local users in Thornton and surrounding areas searching for "mobile home parks near me," North County Village offers a community with some appealing features like quiet surroundings, recreational facilities, and a convenient location near amenities. However, the serious concerns raised about aggressive parking enforcement, restrictive and potentially costly rules (such as pet rent for indoor pets and homeowner-funded lot maintenance to specific standards), and the reported lack of responsiveness from management to complaints are significant drawbacks that need careful consideration. The potential impact of the adjacent noisy ballpark should also be evaluated based on individual preferences.
Prospective residents should weigh the benefits of a potentially quiet environment and a family-friendly atmosphere against the potential downsides of strict and costly rules, punitive parking enforcement, and reported management issues. It is highly recommended to visit North County Village, speak with current residents if possible, and thoroughly review all community rules and fees before making a decision. Understanding the specifics of the lot rental agreement and the responsibilities of homeowners regarding maintenance is also essential.
In conclusion, North County Village in Thornton, CO, offers a mobile home community with a mix of positive locational and social aspects alongside potentially challenging rules and management practices. Local users considering this park should prioritize obtaining detailed information about the rules, fees, and management policies directly from the park and from current residents to ensure it aligns with their lifestyle and expectations. The contrast in the reported experiences underscores the importance of thorough research before committing to residency.

North County Village Reviews
They will boot your car within 40 min of parking with no warning. Brutal, it’s $160 too that’s a ton of money for such a steep penalty with no warning we had the door open because I was coming in and out. Then they don’t show up when they say they will to unboot tour car either, just a brutal way to extort money from not so wealthy people either. THERES NOT EVEN A NO PARKING SIGN
Sep 10, 2024 · Shane MillerThe rules are absurd - you can own your home, but they charge pet rent for indoor cats/dogs. You rent the lot your house sits on, but they don't do maintenance, you do, and it must be to their specifications. Any complaints are answered with "if you don't like it, you can move your trailer". The park itself is pretty quiet, we have 2 pools and a shadeless gravel playground. It's near great walking paths and close to shops and things. A new bright LOUD ballpark was just put in next door to us. There are pros and cons, which is true of any park. We have many free-range children who actually play outside, which I think is awesome. I just recommend that you do your homework and make sure you can live with the rules before you buy.
Jun 20, 2019 · Nyte RozeEVERYONE LIVING HERE: they are robbing people by booting their cars even if they’re parked in their spot since they can’t tow anymore. Super shady and please be aware of the scammers working in the office
Dec 21, 2023 · Ignacio LopezThe streets are terrible!!! They keep raising lot rent but don't do any repairs on anything. There are giant holes in the road! The pools are awful and are closed down 50% of the time during the summer. I didn't go at all last couple years because of how gross the water looked how cold the water was and then it was closed a few times. It seems they only enforce the rules for the white residents. You can do whatever you want if you are Hispanic.
