Holiday Hills Village Introduce
This introduction provides a detailed overview of Holiday Hills Village, a manufactured home community situated at 1801 W 92nd Ave, Federal Heights, CO 80260, USA. While primarily serving as a manufactured home community, its offerings and structure can be relevant to individuals searching for "mobile home parks near me," and notably, it also provides services that might interest those looking for "RV parks near me," particularly for long-term RV storage options.
Holiday Hills Village is located in Federal Heights, Colorado, a suburb positioned just north of Denver. This strategic location offers residents convenient access to the extensive amenities and opportunities of the Denver metropolitan area, including shopping centers, medical facilities, cultural attractions, and employment hubs. Despite its proximity to urban centers, Federal Heights retains a suburban feel, and Holiday Hills Village specifically is described as being in picturesque Federal Heights, with natural landscaping. It's noted that the community is near the foothills of the Rocky Mountains, offering residents potential mountain views. The environment within the park is designed for an active adult community, specifically age-qualified for residents 55 and over. This typically translates to a quieter atmosphere focused on mature residents, aiming for a peaceful and established setting for manufactured homes.
The services offered by Holiday Hills Village are comprehensive for a manufactured home community, especially one catering to a 55+ demographic. The core service is providing leased lots for manufactured homes, complete with essential utility hookups (water, sewer, electricity). Beyond basic lot rentals, the community boasts a wide array of amenities designed to enhance the quality of life for its residents. These include a swimming pool and hot tub for relaxation and recreation, an exercise room or fitness center for maintaining an active lifestyle, and a billiards room for social engagement. The presence of a ballroom and banquet facilities suggests opportunities for community events and gatherings. A library offers a quiet space for reading and learning. Importantly for those with recreational vehicles, Holiday Hills Village also offers on-site RV storage for a nominal fee, making it a relevant option for RV owners seeking secure, long-term parking, which can be a key consideration for individuals searching for "RV parks near me" with a focus on storage rather than transient camping.
The features of Holiday Hills Village are specifically tailored to its age-qualified (55+) community status. This designation implies a focus on a serene environment, community-organized activities, and amenities that cater to an older demographic's interests and needs. The spacious clubhouse and a large game room are central to fostering a strong sense of community and providing venues for social interaction. The availability of on-site laundry facilities and management further adds to the convenience for residents. Homes within the community often come with features such as storage sheds, refrigerators, electric stoves, dishwashers, garbage disposals, furnaces, central heat/AC, washer/dryer hookups, energy-efficient windows, and ceiling fans. Some homes may also feature wood floors, custom cabinets, and outdoor spaces like front patios and driveways. The presence of public transportation services conveniently available at the community entrance is another significant feature, providing easy mobility for residents who may not drive or prefer not to. The community's location, just 15 minutes from downtown Denver and five minutes from two major hospitals and shopping malls, is a practical feature that combines suburban living with urban accessibility, a significant draw for a retirement community.
In terms of promotional information, Holiday Hills Village highlights its status as an age-qualified (55+) community, emphasizing its peaceful and tranquil setting with natural landscaping and potential mountain views. The extensive list of amenities, including the pool, hot tub, fitness center, clubhouse, and various recreational facilities, would be key selling points for prospective residents. The availability of on-site RV storage is a distinct promotional advantage for current or future RV owners. The convenience of its Federal Heights location, with easy access to Denver, medical facilities, and shopping, is also a strong promotional aspect. The contact numbers, (303) 428-6313 and +1 303-428-6313, are vital for inquiries about home sales or lot rentals within this "mobile home park near me" and its RV storage options.
However, an objective introduction must also address customer feedback, which for Holiday Hills Village includes significant negative experiences. Multiple reviews express strong dissatisfaction, urging others to "save your money stay away from Holiday Hills." Recurring issues mentioned include constant water outages, perceived terrible management, and concerns about the types of people allowed to move in. One reviewer specifically cited observing a neighbor urinating outside, with no apparent action taken by management. There are also complaints about lot rent and storage rent constantly increasing, with one resident reporting their lot rent doubling since 2009, without corresponding improvements or additional services. The reliability of trash service is also questioned, described as "unreliable," though it seems to be the only service management is able to outsource with "ANY reliability." Furthermore, issues with roads being "destroyed trying to fix the water supply issues" are noted. While the community is still described as a "nice quiet park" by one of these critical reviewers, the overall sentiment regarding maintenance and management is highly negative. For those seeking "mobile home parks near me," these are critical points to consider, as reliable utilities, responsive management, fair rent practices, and proper maintenance are fundamental to a comfortable living environment. Prospective residents are strongly advised to investigate these claims thoroughly, perhaps by speaking with current residents, directly questioning management about these specific issues, and inspecting the property's infrastructure before making any commitments. This due diligence is crucial to form an accurate picture beyond the advertised features.

Holiday Hills Village Reviews
Save your money stay away from Holiday Hills. Water is constantly off management is terrible, some of the people they let move in here are shady caught the next door neighbor urinating outside by his front step nothing done about it, have underage people living here lot rent, storage rent constantly going up moved in 2009 our lot rent has doubled. STAY AWAY!
Apr 01, 2025 · dan payneUnsupportive place to live. Water supply is VERY questionable, and roads to access homes have been destroyed trying to fix the water supply issues. Meanwhile, the park raises rent every year just because they can, without considering the effect it has on the residents, or trying to provide any additional services for residents. The trash service is unreliable, but seems to be the only service the management is able to outsource with ANY reliability.
Jan 03, 2025 · Jeff OliverThey make me park my vehicle about a mile away, up some hills, both ways. I'm a senior citizen. The cold hurts, the walk is long at my age. And they charge me $80.00 a month! It used to be $50.00. That was a reasonable cost, now it's not.
Apr 02, 2024 · Jamie CaronWow if I could give 10 stars I would, The management staff here is amazing, the moving in and paperwork was a breeze. We moved from a apartment complex to here and we couldn't be more happy. We have met new residents here and are very nice . Love the activities program and maintance is great. We feel safe and very welcomed here. Thank you to all the girls in the office for all you have done for us and caring about our community
Feb 15, 2023 · Melinda WilliamsGreat place to live unless you have a need for water. If you're one of those "crazy" people who actually needs your water to be on regularly, then don't move here. They shut off our water EVERYDAY for weeks, sometimes months on end at random times with no notice. Guess what Holiday Hills? Clearly the morons you have trying to fix the problem are incompetent and don't know what they're doing so how about using that massive rent increase that was double this year what it was last year to pay some competent plumbers? I highly encourage all my fellow residents to write to your local news stations and tell people how Holiday Hills doesn't think us senior citizens should be entitled to water.
