Denver Cascade Introduce
If your search for "rv parks near me" has led you to consider broader residential options, you might find information about mobile home communities like Denver Cascade in Federal Heights, CO, relevant. Located at 9650 Federal Blvd, Federal Heights, CO 80260, USA, Denver Cascade can be contacted at (303) 720-7002 or +1 303-720-7002 for inquiries about living in their community. Based on the limited online reviews, Denver Cascade presents a mobile home park with a long-standing presence and a set of community rules, although experiences with management appear to vary.
One reviewer expressed significant dissatisfaction with the management, alleging that they do not adhere to their own guidelines and are uncooperative in resolving tenant issues. This reviewer further claimed to have experienced property damage due to management's actions, specifically the removal of an entire wall to their storage unit, which they felt compromised the security of their belongings. This paints a concerning picture of potential mismanagement and lack of consideration for tenant property.
In contrast, another reviewer offered a much more positive perspective, drawing on their extensive experience of living in Denver Cascade since 1995 and having worked for the company for thirteen years. This long-term resident emphasized that all living environments have rules and regulations and suggested that as long as residents comply with the terms of their lease, there should be "nothing to worry about." They portrayed the management as willing to work with residents who communicate effectively with them. Regarding parking and towing, this reviewer stated that "there are signs posted everywhere" and listed specific parking restrictions, such as not parking on the street during snow, in front of other homes, or in front of mailboxes. They concluded that following these rules leads to a "nice quiet place to live." This review highlights the importance of adhering to community guidelines and suggests that those who do so may have a positive experience.
Considering these two contrasting reviews, the environment of Denver Cascade could be perceived differently depending on individual experiences and adherence to the community's rules. The long-term resident's description suggests a potentially quiet and stable community for those who follow the regulations. However, the other review raises concerns about management practices and property security, which could negatively impact the living environment for some residents.
Information regarding specific services and features of Denver Cascade is limited in the provided reviews. The mention of storage units implies that this amenity is available to residents, although the negative review raises serious questions about the security and management of these units. The positive review's reference to parking rules and potential towing suggests that parking is managed and enforced within the community. The presence of posted signs indicates an effort to communicate these rules to residents and visitors.
The long-term resident's comment about the park being a "nice quiet place to live" hints at the general atmosphere of the community, at least for those who abide by the rules. However, without more information, it's difficult to elaborate on other features such as recreational facilities, green spaces, or community events. The reviews do not mention amenities like pools, playgrounds, or clubhouses.
Promotional information is absent from the provided customer feedback. Local users interested in Denver Cascade would need to contact the park directly to inquire about current availability of mobile home lots or homes for sale, lot rental fees, any security deposits, pet policies and associated fees (if applicable), and any special offers or incentives for new residents. It would also be prudent to ask for a detailed explanation of the community's rules and regulations, parking policies, and procedures for addressing maintenance requests or concerns.
For local users in Federal Heights and the surrounding areas looking for "mobile home parks near me," Denver Cascade presents a community with a long history, as indicated by the long-term resident's review. This could suggest stability and an established community. However, the starkly contrasting experience shared by another reviewer regarding management practices and property issues warrants careful consideration. Potential residents should weigh the positive account of a quiet community for rule-followers against the serious allegations of mismanagement and property vulnerability.
It would be highly advisable for prospective residents to visit Denver Cascade, if possible, and to inquire directly with the management about their policies, procedures for handling tenant issues, and security measures, particularly concerning storage units. Speaking with current residents (if feasible) could also provide valuable insights into the day-to-day living experience in the community and the general sentiment towards the management. Understanding the full scope of the lease agreement and community rules is crucial before making a decision to reside in Denver Cascade.
In conclusion, Denver Cascade in Federal Heights, CO, appears to be a mobile home park with a set of established rules and a history of long-term residency for some. However, significant concerns have been raised regarding management practices and the security of resident property. Local users considering Denver Cascade as a potential living option should conduct thorough due diligence, including direct communication with the park management and, if possible, current residents, to gain a comprehensive understanding of the community's environment, rules, and management approach before making a commitment.

Denver Cascade Reviews
The management here doesn't like too go along with their own guide lines and the don't like to work with tenants who try to work with them to solve problems. They have cost me property damage by taking down the whole wall to my storage unit so now anyone can just walk in the storage unit and take stuff without anyone hearing or knowing about it.
Dec 19, 2024 · Justin HoffmanEvery place you live has rules and regulations. I've lived here since 1995, and worked for this company for thirteen years. As long as you are following the terms of your lease there's nothing to worry about. Management works with you as long as you communicate with them. As far as being towed, there are signs posted everywhere. Don't park on the street when it's snowing, don't park in front of others homes, don't park in front of mailboxes. It's not rocket science people, follow the rules and you'll see it is a nice quiet place to live.
Feb 26, 2019 · Matt ThompsonOffice hours hardly ever enforced. Stopped by several times and tried to call no one their. If they do answer and let you in they will not let you speak to the manager Val.If you have a problem and need to speak to the manager you can't the girls in the front are rude and like to discuss your personal business in front of other people or residents. They only enforce rules for certain residents. We have had problems with extremely loud music from neighbors and cars passing. Cars speeding down the street. Dogs loose and roaming the neighborhood.
Aug 23, 2019 · Dina BicsThey say you can't park vehicle on the street when there are "snow plowing activities" even though you don't ever know when the guy is actually going to plow. MANY times it snows and accumulates on the street and nothing has been plowed yet. Then one day, less then 2 inches hits the ground and they tow your car because the guy is actually plowing. What a joke. Also if you live on a certain side of the streets that run through this place, the plow truck will literally push all the snow around your home and driveway. According to them the sun will melt it..... In like 3 weeks. RULES ARE FINE but the people who manage this place seem to have it out for the people that live here.If you have time to make a call to get a car towed at anytime of the day, why can't you try once to notify the owner to move their car. Customer service is seriously lacking here but I'm sure the owners have been repeatedly told.
Feb 11, 2020 · S P (Anonymous)All the one star reviews are completely accurate (except the racist ones). They towed our cars without any notice whatsoever. And when we went to val the manager, she acted as if we were trying to scam her. She is the scam here. Towing without notice is illigal and theft. Good job val. And it was our whole neighborhood that got towed without notice. I'd like to see nearly 1000 dollars in tow money given back the this one street in residents. I can only imagine how much money val could be sued for. Until they get new management who dosnt play favorites and isn't all related, I do not recommend moving into this place, unless of course you are the select few that are favorites of val the manager. Absolute bullshit. We worked hard for the money that just got stolen from us along with out cars.
