Kimberly Hills Mobile Home Park Introduce
If you are searching for "RV parks near me" in the Federal Heights, Colorado area, Kimberly Hills Mobile Home Park, located at 9400 N Elm Ct, Federal Heights, CO 80260, is a manufactured home community that might offer long-term residency options. While primarily designed for manufactured homes, some such communities also accommodate recreational vehicles for extended periods. You can contact Kimberly Hills Mobile Home Park at (303) 427-6611 or +1 303-427-6611.
The available online reviews for Kimberly Hills Mobile Home Park paint a severely negative picture of the community, highlighting significant issues with maintenance, rule enforcement, and neighborly relations. These reviews should be carefully considered by anyone looking for "RV parks near me" for a long-term stay, as they suggest a potentially unpleasant living environment.
One reviewer expresses extreme dissatisfaction, stating, "Worst mobile homes ever!!!!!!" and details several maintenance-related problems. They claim to pay an HOA fee for street cleaning that is allegedly never done, resulting in hazardous conditions such as snow and ice buildup causing cars to slide. The reviewer explicitly mentions the risk of accidents and suggests potential legal action. Additionally, they point out dangerous ice at mailboxes, recounting almost falling, and describe a car stuck in front of a home due to the icy conditions. This review paints a picture of neglected common areas and a lack of attention to safety concerns, particularly during winter weather.
The second review echoes the negative sentiment, calling Kimberly Hills a "Terrible place to live." This reviewer raises concerns about the enforcement of rules regarding tree maintenance, stating that residents are fined for not cleaning up debris from trees that are the property of the park. This suggests a potentially adversarial relationship between management and residents regarding property upkeep. Furthermore, this reviewer details ongoing issues with a specific neighbor in lot 138, alleging constant dog barking ("God damn day Anna how many times we call the police") and loud music at late hours (2:00 a.m.), with the implication that Kimberly Hills management does not address these complaints effectively ("Kimberly Hills don't care"). The reviewer also expresses discomfort with a neighbor in lot 138 installing a camera, raising concerns about privacy and potential illegal activities ("they're probably doing drugs or whatever"). This review highlights a lack of effective management intervention in neighborly disputes and potential disregard for residents' peace and comfort.
Given these overwhelmingly negative reviews focusing on poor maintenance of common areas, inconsistent or unfair rule enforcement, and unresolved neighborly conflicts, it is difficult to identify any positive aspects of the environment, services, or features of Kimberly Hills Mobile Home Park. The lack of street cleaning, hazardous ice conditions, and the alleged lack of response to noise complaints and other neighbor issues suggest a poorly managed community that may not prioritize the well-being and safety of its residents.
As a mobile home park, Kimberly Hills likely offers basic infrastructure such as roadways and utility hookups at each lot (water, electricity, and possibly sewer or access to a community septic system). However, the reported lack of maintenance on common areas raises concerns about the overall upkeep of the infrastructure as well. Amenities typically found in RV parks or mobile home communities, such as laundry facilities, communal restrooms and showers, recreational areas, or on-site management that effectively addresses resident concerns, are not mentioned positively in these reviews. In fact, the implication is that management is unresponsive and potentially contributes to the problems.
The location at 9400 N Elm Ct in Federal Heights, Colorado, places the park within a suburban city in the northern part of the Denver metropolitan area. Federal Heights offers access to various commercial and recreational amenities. However, the internal living conditions and management practices within Kimberly Hills Mobile Home Park, as described by the reviews, would likely be a more significant factor for potential residents than the surrounding location.
There is no indication of any promotional information in the provided data. Given the severely negative feedback, it is highly unlikely that the community would be actively promoting itself without addressing the significant issues raised by its residents.
For individuals searching for "RV parks near me" for a long-term stay in the Federal Heights area, Kimberly Hills Mobile Home Park appears to be a highly problematic option based on the available customer reviews. The allegations of neglected maintenance leading to unsafe conditions, unfair rule enforcement regarding personal property, and a lack of effective management in resolving neighborly disputes paint a picture of a community to be avoided. Potential residents would likely find a more satisfactory living experience at other RV parks or long-term stay communities in the vicinity that have more positive or at least less concerning feedback.
If one were still considering Kimberly Hills despite these alarming reviews, it would be absolutely crucial to conduct extensive due diligence. This would involve contacting the management to get their perspective on the issues raised and to inquire about their policies and how they address resident concerns. Visiting the property in person to assess the actual conditions of the streets, common areas, and individual lots would be essential. Additionally, attempting to speak with current residents who have not posted online reviews would be vital to get a broader understanding of the community's environment and management practices.
However, given the severity and consistency of the negative feedback regarding safety, maintenance, and management responsiveness, potential residents might find it more prudent to focus their search on other "RV parks near me" in Federal Heights or the surrounding areas that have a more positive reputation and a demonstrated commitment to resident well-being and community upkeep.
In conclusion, the available online reviews for Kimberly Hills Mobile Home Park in Federal Heights, CO, raise serious concerns about the safety and quality of the living environment due to alleged neglect of maintenance, unfair rule enforcement, and ineffective management in addressing resident issues. For individuals searching for "RV parks near me" for a long-term stay, proceeding with extreme caution and thoroughly investigating these issues is strongly advised. Exploring alternative options in the Federal Heights area with more positive feedback is likely a more prudent course of action.

Mar 18, 2025 · JamesNo care in the world at alll, loose vicious PITBULLS roaming around and they have done nothing for the community . Especially after a few years ago they tore everyone’s fences down with the excuse it was damaged? and then turned around and charged everyone $200 after they tore them downWe have a very neat home and they still neat pick us and tell us what we need to fix, and then done. They turn around and tell us, on constant minimum issues which we find baffling as if you drive the community you will see neglected homes to one we constantly take care of. Which has been a constant battle with the leasing office. And also we constantly called and emailed to the kimberly hills office and the city if federales height office we went 2 YEARS with shut off post light street round.
Aug 15, 2024 · Star MartinezIf you want a place to live in peace, this is not that place. Office always finds a way to pester you while othe homes are trashed to the ground. If you want to live in peace don't come here.
Oct 17, 2024 · Jesus Nieto SalazarKaren at the main office is as ignorant as it gets- I called inquiring about the club house rental and she talked more than she should’ve . Stating they’re not renting the club house anymore and one of the reasons being concerned about the property “Hispanics especially are too extra with their parties bringing in heavy equipment “ okay? All I needed was a yes or no answer , not your stereotypical opinion . So unprofessional.
