I do not live here but can’t imagine living here. I went in to get park approval after buying a mobile home & was told they have a 30 pound weight limit for pets. I was told they could work with me & it seemed alright. Pam then asked that I bring my dog down to meet her and make sure he wasn’t “aggressive” so I did! the visit went well & she said he was fine but still had to get approval from the hire ups. i’m then told through conversation with her that she’s got a big dog (I think she said cane corso). How are you going to set these rules in place but not follow them up for yourself? then i’m told it takes up to 2 weeks to get approval into the park. what am I supposed to do if I want a home but have to wait two weeks to know if I can even be a resident at the park?? there deadlines on these types of things. I ended up backing out of my home purchase because if Pam was this nasty during “the park approval process” I cannot even imagine living here. Pam does not smile, she acts put out to help with anything, and I felt like the biggest inconvenience to her. i’m glad I dodged a bullet with moving into here. first impressions are everything and pam failed. on the bright side, the park does look kept up but they make a lot of rules that they seem to hold their residents to but not themselves. - Natalie Florentz

Redwood Estates Manufactured Home Community Introduce

Redwood Estates Manufactured Home Community is located at 9595 N Pecos St in Thornton, Colorado. While the platform category is "RV parks near me," it is important to understand that Redwood Estates primarily functions as a residential manufactured home community where individuals own their homes and lease the land. Although some manufactured home parks may occasionally accommodate recreational vehicles for extended periods, this is generally not their primary purpose, and the specific policies can vary. Therefore, those searching within the "RV parks near me" category for long-term RV living options in the Thornton area should directly contact the management of Redwood Estates Manufactured Home Community to inquire about their regulations and availability for RVs.

For inquiries about residency, potential RV accommodations, or any other information, Redwood Estates Manufactured Home Community can be contacted at (303) 427-1761 or +1 303-427-1761. Speaking directly with the park's management will provide the most accurate and current details regarding lot rent, community regulations, available amenities, and any specific policies concerning different types of dwellings.

The customer reviews for Redwood Estates Manufactured Home Community offer a mixed perspective on the living experience, particularly concerning the management. One potential resident recounted a negative experience during the park approval process after purchasing a mobile home. They were initially informed of a 30-pound weight limit for pets but were told the management could "work with" them. However, after a seemingly successful meeting with their dog, final approval was delayed for up to two weeks. The potential resident also noted the apparent inconsistency of the pet weight limit, as a staff member reportedly owned a large dog exceeding this limit. Ultimately, the negative interaction with a staff member named Pam, described as "nasty," unsmiling, and unhelpful, led the potential resident to back out of their home purchase, citing poor first impressions and concerns about future interactions with management.

Another long-term resident provides a more nuanced view, outlining both positive and negative aspects of living in Redwood Estates. On the positive side, they describe the area as decent, the neighbors as friendly, and note that residents who maintain their yards and follow basic rules are generally left alone by the management. This suggests a degree of autonomy and a pleasant community atmosphere among residents who adhere to the park's guidelines. The park's upkeep is also acknowledged as a positive aspect by the potential resident who ultimately decided not to move in.

However, the long-term resident also highlights significant issues with the property management. They report that getting a response from them is extremely difficult, even for basic requests. The head manager is described as rude and always appearing bothered, and allegedly puts callers on speakerphone, making it hard to hear. This aligns with the negative first impression reported by the potential resident regarding Pam. The long-term resident recommends interacting with Karla over Pam, describing Karla as kinder and more respectful. Additionally, a major concern is the "wildly" varying lot rent from lot to lot, indicating a lack of consistency in the park's pricing policy.

In terms of services and features, the reviews provide limited specific details. The positive mention of the park looking "kept up" suggests that grounds maintenance is a feature. The friendly neighbors indicate a positive social aspect of the community. However, there is no information provided about amenities such as a clubhouse, laundry facilities, recreational areas, or specific utilities beyond the basic expectations for a manufactured home community (water, sewer, electricity hookups to individual lots). The difficulties in contacting and interacting with management could be seen as a significant negative aspect of the services provided.

Promotional information for Redwood Estates might focus on the decent location, the friendly neighbors, and the well-maintained appearance of the park. They might also highlight any specific amenities if available. However, in light of the significant negative feedback regarding management rudeness, unresponsiveness, inconsistent pet policies, and wildly varying lot rents, potential residents should exercise caution and seek comprehensive information from multiple sources, including current residents if possible.

For local users searching within the "RV parks near me" category, it is crucial to contact Redwood Estates directly to inquire about their policies on accommodating RVs for extended stays. If they do allow RVs, potential residents should ask about the availability of suitable sites, the types of utility hookups provided (e.g., water, electricity, sewer), the cost of lot rental for RVs, and any specific rules or regulations that apply to RV residents, including pet policies and visitor guidelines. The reported issues with management responsiveness and inconsistent policies would be important considerations for RV dwellers as well.

The mixed reviews for Redwood Estates present a complex picture. While the park may offer a decent location and friendly neighbors, significant concerns exist regarding the management's professionalism, responsiveness, consistency of policies (particularly regarding pets and lot rent), and overall treatment of residents and prospective residents. These are critical factors that potential residents, whether seeking to purchase a manufactured home or considering long-term RV living (if permitted), should carefully evaluate.

In conclusion, Redwood Estates Manufactured Home Community in Thornton, Colorado, offers a community with a decent location and friendly neighbors, and the park appears to be well-maintained. However, significant concerns have been raised regarding the rudeness and unresponsiveness of the management, inconsistencies in pet policies and lot rent, and potential difficulties in getting assistance. For those in the "RV parks near me" category considering long-term living options, it is essential to ascertain Redwood Estates' policies on RVs and to thoroughly investigate the current management practices and community rules. The negative feedback, particularly regarding management, suggests that prospective residents should proceed with caution and seek detailed information and perspectives before making any commitments.
