Byrne Hill Manufactured Home Community Introduce
Byrne Hill Manufactured Home Community, located at 3601 Hill Ave, Toledo, OH 43607, USA, is a residential area offering manufactured home living in Toledo, Ohio. While the name includes "Manufactured Home Community," it is important for those searching for 'RV parks near me' to understand the current information available about this location, particularly as it pertains to long-term RV living options and the overall community environment.
Based on recent customer reviews, there appear to be several significant concerns that prospective residents, including those looking for long-term RV parking, should carefully consider. One reviewer described a situation where their lease was not renewed after only one year of residency, with a 30-day notice period, which they felt was insufficient time to find alternative housing. This individual also reported significant difficulties in contacting the rental office via phone, often requiring multiple attempts without success. Communication with the corporate office was reportedly limited to email, with no phone number provided. This reviewer also stated that a request to transfer to a different available unit was denied, and subsequent emails to the corporate contact went unanswered. Furthermore, they expressed dissatisfaction with the maintenance services, claiming that requests were often ignored and that existing issues, such as potentially hazardous electrical outlets, were not addressed. Overall, this review paints a picture of a poorly managed community with significant communication and maintenance issues, leading the reviewer to advise potential movers to "look at some other places."
Another review from someone who had lived in the community as a child and recently visited a friend offered a longer-term perspective. While acknowledging the presence of some newer trailers, this visitor noted that many areas still required significant repairs and that some trailers appeared to be in need of replacement. Safety concerns were also raised, specifically regarding a dog roaming without a leash or owner, posing a potential risk, especially at night. The lack of adequate street lighting, resulting in darkness throughout the community at night, was also highlighted as a safety issue. Additionally, this review pointed out the need for grounds maintenance, particularly the trimming of trees. The overall sentiment was that the community "needs a make-over."
Considering these reviews, prospective residents searching for 'RV parks near me' who might be considering Byrne Hill Manufactured Home Community for long-term RV living should be particularly cautious. The reported issues with management responsiveness, maintenance, and safety could significantly impact the quality of life for any resident, including those in RVs. It is crucial to determine if long-term RV parking is even offered at this location and, if so, under what terms and with what amenities. Given the concerns raised about the upkeep of the grounds and the lack of adequate lighting, the environment for RV living might not be ideal.
The absence of positive feedback or information regarding specific amenities or services typically associated with well-regarded 'RV parks near me' is also noteworthy. Usually, such parks highlight features like full hookups (water, sewer, electricity), laundry facilities, restrooms and showers, Wi-Fi access, recreational areas, and on-site management. The lack of mention of such amenities in the available reviews, coupled with the negative comments about maintenance and overall upkeep, suggests that these might be lacking or poorly maintained at Byrne Hill Manufactured Home Community.
There is no promotional information available online for Byrne Hill Manufactured Home Community. Therefore, prospective residents cannot rely on any advertised incentives or special offers. The decision to consider this location should be based solely on the objective assessment of the available information, which, in this case, primarily consists of negative resident experiences.
For those specifically searching for 'RV parks near me' in Toledo, Ohio, it would be prudent to thoroughly investigate other options before considering Byrne Hill Manufactured Home Community. The reported difficulties in communication with management, the slow or absent maintenance response, and the safety concerns related to roaming animals and inadequate lighting are serious issues that could detract from a positive long-term RV living experience. It is essential to find an RV park that prioritizes resident safety, provides timely maintenance, and ensures effective communication with management.
The reviews also highlight potential issues with lease renewals and the overall management practices of the community. While these comments are specifically from manufactured home residents, they could indicate a broader pattern of management that might also affect long-term RV residents. Transparency, fairness in lease agreements, and responsive management are crucial aspects of any residential community, including 'RV parks near me' offering long-term stays.
In conclusion, the available information regarding Byrne Hill Manufactured Home Community in Toledo, Ohio, raises significant concerns about the living conditions, management responsiveness, maintenance, and safety within the community. For those searching for 'RV parks near me' or considering manufactured home living at this location, a thorough investigation and comparison with other options in the Toledo area are strongly recommended. The negative experiences shared by past and present residents should be carefully weighed when making a decision about long-term residency.

Byrne Hill Manufactured Home Community Reviews
This is the only way I could get a review on here. I think it's sad that you've only lived here 1 year. And now they're asking for their unit back. No reason why they're not renewing your lease. Just the date went there. You know that and you have 30 days to get out not enough time to find a place or anything. You call the rental office and they never answered the phone. You have to call back-to-back and still no answer. You email the corporate office and speak to the lady named angel there and there is no phone number or anything. Email is the only way of communication to the corporate period the lady told me I could not even switch to a different trailer that was not an option and she would not respond to my emails anymore and has answered all of my questions . If you think about moving here You might.Want to look at some other places. Took forever to even have a maintenance person here. Never fixes anything in the Trailer when you ask them to and you have electrical outlets that could be a fire hazard. Just all around a bad place to live. I can't believe they were not renewed my lease when I have paid on time and have not violated my lease at all.
Mar 04, 2025 · Danielle RayI used to live as a kid. Not much has changed since I came to visit my friend other than a few newer trailers. But there are a lot of stuff that need to be fixed and some trailers that need to be replaced when I drive past them to go to my friends house. There is a dog with no leash or owner present that runs around at times. So not safe when i leave my friends house at night. There are hardly any street lights, so it is kind of dark. They need to take care of their grounds and especially limb up some of the threes. This place needs a make-over.
Dec 05, 2024 · Gina MartindaleAlthough I enjoy living here. It would be nice if there was someone in matenince or in the office to call when things are not fixable by tenants. We have a lot of issues with our current trailer that we cannot fix and no one answers the phones, or returns our calls. I understand being busy but at this point it's ridiculous.
Jan 20, 2025 · Rayne HavenIf I could rate less than a 1 I would. DO NOT rent from brynehill, the cheaper rent is not worth anything we've gone through the past THREE months. To be honest we were lied to from the start, being told they had all these new plans coming to help the trailer park, and how a new manager has come to fix the issues and be more in tune with the residents at the park. First, we had chosen 2 trailers that we liked out of the 4 or 5 we were shown just to be told that she had already rented them out after the fact. We ended up in a trailer that we liked but wasn't first pick. This was during the heat wave in July. When we met prior we were told the AC wasn't set up but would be before we moved in. When we went to get the keys she told us it would hopefully be done by the end of the week, ("you guys are first on the list" yeah right) this was fourth of July week it was about another two weeks later they actually came a hooked it up after my roommate and our animals were in misery. All while we got half ass answers when anything would be done. While that was going on I hooked up our washer and dryer, everything was set started a load and water leaked from where the drain hose goes in and then caused the rest of the trailer to back up with water. Also making my roommates shower unusable because it wont drain. We have called maybe 4 separate times to get it fixed for them to come out and not fix the issue because we are about to 4 months and she still can not use her shower. Here comes first months rent- for the three bedrooms was $899which included water and garbage, ( manager told us isn't normally more than $10) there are now 3 different charges on monthly rent including sewer at a very high price we never agreed, signed, or were told about. Now making rent about $55 dollars more all while charging you another $3 dollars to just pay rent!Meanwhile, they have a gas company come in and completely start to demolish people's yards and the roads throughout the park. Which i know this is a city thing but the park did not send one email or warning about this happening and the company they sent out is a complete joke. They have hit so many water lines it has caused so many people to not have water in the park. Which led the manager to send out an email pretty much telling us to stop calling about the water being out because they can't do anything about it and we are all at the mercy of this company. So suck it up pretty much. While this has been an ongoing thing for a while now, it had started to get cold a couple of weeks ago and my roommate went to turn the heat on for it to guess what! Not work! Then gets ahold of the manager for her to talk her ear off about how the HVAC went down for the hurricane and is not sure when they'll be back. Also asked if she could let the guys enter the house when we were not home and my roommate said no because prior they left the door open and we have cats. She responded with "you see all the cats outside you don't think they'd come back?" Honestly, anyone with any animal would never feel that way. The way the heat got fixed was by them leaving a new thermostat on the porch and my roommate found it 2 days later and had our father set it up for us.This is probably the longest review in history but to really put the cherry on top of the last 3 months, the gas company had to dig in our yard yesterday, and while they did that they completely ripped our wifi line out of the ground which have bright orange flags that say atnt buried cable on them and the guys outside could've cared less. (we already called and reported them to)This was a major breaking point of absolute disrespect and neglect from this place we were so excited to move into. I am not one to ever be this in-depth about a review or much in general but if I can save people from what we've gone through with a company that truly could care less then i will. To say that we are itching for the end of the lease is an understatement. This company should be ashamed they even put new trailers in this park and rented them out.
Oct 31, 2024 · Lexi AbdoWorst place I’ve ever lived and I’ve lived in some bad places. Management is a joke, they basically don’t exist. Once you sign that lease they take your money and do nothing. I have been trying to get ahold of management for 6 months. No one is in the office, their number get forwarded to a number that goes straight to voicemail and always a full mailbox. Probably because this is a big park and people need to contact management but they don’t care. They also tore up our yard trapping us in our house, which work needed some understandable, but no notice. Please find somewhere else, you deserve better than this place.
