Colony Park Introduce
If you are searching for "RV parks near me" in the Merritt Island, Florida area, Colony Park, located at 6876 Marilane, Merritt Island, FL 32953, USA, has received recent feedback from its residents that warrants careful consideration. For those seeking a long-term location for their RV or considering renting a mobile home within the park, understanding these experiences is crucial.
To inquire about Colony Park, you can reach them by phone at (321) 349-0165 or via their mobile number, +1 321-349-0165. Contacting the management directly is advisable to obtain their perspective and current information on availability and policies. However, it is equally important to be aware of the concerns raised by recent residents.
Multiple recent reviews paint a concerning picture of Colony Park, particularly regarding its management and the condition of the "new" mobile homes offered for rent. One reviewer strongly advises against investing time or money in this location, suggesting it is a "lawsuit waiting to happen." This individual claims that current residents have already contacted the Attorney General's Office due to issues with improper notification of rent increases and additional charges.
A significant point of contention appears to be a new charge of $150 per residence for water and sewer, which residents deem exorbitant for the actual usage, especially for smaller households. The reviewer also details significant problems with the "new" mobile homes, including substantial leaks from the roof, windows, doors, and the stove exhaust fan. Further issues include nails popping up from the floors due to moisture, cockroach infestations, and malfunctioning light switches and outlets. Promised amenities, such as window shades, were allegedly not provided upon move-in.
Adding to these concerns, the same reviewer describes the cabinets and countertops as unlevel and warping, with drawers that do not fit properly. The overall assessment of the management is described as "SHADY," leading to a strong recommendation to avoid Colony Park in favor of better alternatives.
Another recent review echoes these negative experiences, agreeing with the previous assessment of "Homes of America LLC and Joel" (presumably associated with the management). This resident, a month-to-month renter since September 2023 with an open-ended lease, claims that the management does not abide by the written terms of their lease agreement regarding the 60-day written notice required for any changes to the lease terms. They allege that charges are being added retroactively, which their lawyer has advised they are not liable for until the 60-day notice requirement is met, as per Florida Statute 83.49.
Specifically, this reviewer mentions that water and sewer were included in their rent for a full year, but now they are being billed for three months retroactively at what they consider an unreasonable rate of $150 per month. This reinforces the concerns about unexpected and potentially unlawful billing practices.
Based on these recent reviews, potential residents searching for "RV parks near me" who might be considering Colony Park should be aware of the following potential issues:
- **Questionable Management Practices:** Allegations of failing to provide proper notification for rent increases and additional charges, potentially violating lease agreements and Florida Statutes.
- **Unexpected and High Utility Charges:** Implementation of a $150 per month water and sewer fee that residents believe is excessive and potentially applied retroactively without proper notice.
- **Poor Condition of "New" Mobile Homes:** Reports of significant leaks, moisture issues leading to structural problems (popping nails), pest infestations (cockroaches), and malfunctioning fixtures.
- **Unfulfilled Promises:** Failure to provide promised amenities, such as window shades, upon move-in.
- **Poor Construction Quality:** Issues with unlevel and warping cabinets and countertops, and ill-fitting drawers.
It is important to note that these reviews represent the experiences and opinions of individual residents. However, the consistency and severity of the issues raised across multiple recent reviews should give prospective residents pause. While Colony Park is located in Merritt Island, which offers proximity to the Kennedy Space Center, beautiful beaches, and various amenities, the living conditions and management practices within the park appear to be significant concerns.
For individuals seeking "RV parks near me" for a long-term stay, it is crucial to weigh these negative reports against any potential benefits of the location or the park itself. Due to the serious nature of the allegations, it would be prudent for anyone considering Colony Park to conduct thorough due diligence. This could include:
- **Visiting the Park:** If possible, arrange a visit to observe the overall condition of the park and any available mobile homes or RV sites.
- **Speaking with Current Residents (if possible):** Attempting to speak with residents who are not represented by the management could provide further unbiased insights into the living conditions and management practices.
- **Reviewing Lease Agreements Carefully:** If considering renting, meticulously review all terms of the lease, paying close attention to clauses regarding rent adjustments, additional charges, and utility billing.
- **Understanding Tenant Rights in Florida:** Familiarize yourself with Florida Statute 83, Part II, which outlines the rights and responsibilities of landlords and tenants in mobile home parks.
Given the strong negative feedback, there is no positive promotional information to objectively present based on the provided reviews. Instead, the prevailing sentiment is one of dissatisfaction and warnings to avoid the park.
In conclusion, Colony Park in Merritt Island has received recent, overwhelmingly negative feedback from its residents. Concerns center around alleged mismanagement, unexpected and potentially unlawful utility charges, and poor conditions of the rental mobile homes. Prospective residents searching for "RV parks near me" should be aware of these serious allegations and are strongly advised to exercise extreme caution and conduct thorough independent research before considering residency at Colony Park.

Colony Park Reviews
Dont waste your time or hard earned $ here. This place is a lawsuit waiting to happen. Current residents have already contacted the Attorny Generals Office. They fail to give proper notification to rent increases or additional charges. Now they want to charge everyone $150 for water and sewer which is proposterous in the amount of actual water usage by two people alone. Their mobile homes while "new" leak like hell from the roof, windows, doors and exhaust fan over the stove. Nails are popping up out of the floors due to moisture and lets not forget about the amount of cockroaches...none of the light switches or outlets work properly, we were promised all the shades for the lighting on the day of move-in but have yet to get them. All of the cabinets and counter spaces are unlevel and warping, the drawers do not even fit into the tracks. MANAGEMENT is SHADY....KEEP YOUR HARD EARNED $ AND GET SOMETHING BETTER...
Nov 29, 2024 · Bubbas GuppiesI have to agree with the last two recent reviews left. Homes of America LLC and Joel shouldnt be in this business. My wife and I have been Month to Month renters since Sept of 2023. Our lease is open-ended so not a Years lease. Within that lease it is stated that they need to provide a 60 written notice for any changes to the lease terms. They DO NOT abide by the written agreed terms of the lease and add charges after charges that according to my lawyer says we are NOT liable for until they meet the 60-day notice criteria as set forth in our lease and by Florida Statue 83.49. For a full year our water an sewer was included. Now they are saying we owe 3mths of that...and we sure as hell done use $150/mth worth of water.
Nov 30, 2024 · Martin GundelDo NOT buy in this park! They raise lot rent $100 to $200 every year!!! They do not keep the park up! Grass is hardly ever cut! Was promised pool, play area, club house which was never built! Big corporation owns it now and packed it with cheap fema trailers to rent out and are forcing homeowners out!! My lot rent went from $395 to $900 in four years!! Use to be a great place to live untill this corporation took it!
Oct 13, 2024 · Van Grewellwe rented one of the new mobile homes and it was brand new and nobody lived in it. our doors leaked every time it rained and we lived in black mold for 9 months straight.
Feb 05, 2024 · Eric RiveraDon't ever rent or buy a mobile home in this park!! Nothing but problems and most of the time no one is around to report the problems to, we have termites and ants and sewer problems and light switches Don't work most of the time and the ceiling is splitting everywhere! I've had enough!! Not only that the person next door has all kinds of junk laying around outside his place and I pray that I don't get rat's next!! Plus this place is infested with Drug users and dealers!! So please stay away!!!
