Creekbend Mobile Home Park Introduce
For individuals in the Clarksville, TN area seeking long-term housing options and searching under the category "RV parks near me," Creekbend Mobile Home Park, located at 296 Tobacco Rd, Clarksville, TN 37042, USA, presents a residential community to consider. While the name suggests a mobile home park, implying spaces for privately-owned mobile homes, individuals exploring "RV parks near me" for longer stays might also find such communities relevant depending on their accommodation needs and the park's policies. To provide an objective introduction, we will analyze the available customer reviews, which offer contrasting perspectives on the park's management and overall experience.
One reviewer shares a highly positive experience, specifically highlighting the helpfulness and professionalism of someone named George, who appears to be involved in the showing and application process. The reviewer describes George as "so helpful, sweet and fun to hangout with," indicating a positive and personable interaction. Furthermore, they commend George for being "very professional and honest" during the showing and application process, which is crucial for building trust with prospective residents. This positive feedback extends to the physical appearance of the park, with the reviewer noting that "the outside of all the homes and yards are very well maintained by him" and that the park has "a very safe feel to it all." This suggests that the park takes pride in its curb appeal and provides a secure environment for its residents, which are important factors for anyone considering a move, whether they are looking at traditional "RV parks near me" or a mobile home community for a longer stay.
However, a second review presents a starkly negative experience, focusing on the same individual, George Allen, identified as the manager. This reviewer recounts a frustrating and ultimately negative interaction during the application process. They state that they filled out an application and paid a $100 fee on a Thursday, with the expectation of receiving feedback the following day. However, they experienced a significant lack of communication. Despite multiple calls on Friday and the following Monday, they were either met with no answer or were told that George would call back, which reportedly "never once did." This lack of follow-up persisted for several days, with George allegedly failing to return calls or provide any update on the application status.
The reviewer emphasizes the impact of this poor communication, stating that even a negative outcome (application not approved) would have been preferable to the silence and lack of respect shown. They highlight that they were under time pressure to move out of their previous apartment and that the wasted application fee could have been used towards securing a "reliable place." The reviewer expresses a feeling of being taken advantage of, accusing George of being "VERY inconsiderate" and "unprofessional." This negative experience during the initial application phase could deter potential residents, regardless of the park's physical appearance or other potential benefits.
Considering these two diametrically opposed reviews, it is challenging to form a definitive overall impression of Creekbend Mobile Home Park. The positive review suggests a well-maintained environment and a helpful, professional individual involved in the management and application process. In contrast, the negative review points to significant issues with communication and professionalism during the application process, potentially indicating broader problems with the management's responsiveness and consideration for prospective residents.
Based on the available information, we can attempt to describe the potential environment, services, and features of Creekbend Mobile Home Park, while acknowledging the conflicting experiences with the management:
Environment: The positive review indicates that the "outside of all the homes and yards are very well maintained," suggesting a community that values its appearance. The reviewer also mentions a "very safe feel," which is a significant positive aspect of the environment. However, the negative review does not comment on the physical environment of the park itself, focusing instead on the application process and the manager's conduct.
Services: The reviews do not explicitly detail the services provided by Creekbend Mobile Home Park. Typically, mobile home parks offer essential utilities such as water, sewer, and electrical hookups for each lot. They may also provide trash removal and maintenance of common areas. Given the positive mention of yard maintenance, it's possible that some level of groundskeeping is either provided or actively encouraged among residents. Individuals considering Creekbend Mobile Home Park, perhaps after searching "RV parks near me" for a longer-term stay, should inquire about the specific services included in the lot rental fee and any additional costs.
Features: The positive review highlights the well-maintained appearance of the homes and yards and the feeling of safety. These can be considered key features that contribute to a positive living experience. However, the negative review does not mention any specific features of the park itself, focusing entirely on the application process. Information regarding lot sizes, road conditions, amenities (such as laundry facilities or community rooms), or any specific rules and regulations is not available in the provided text. Potential residents should seek this information directly from the park management.
Promotional Information: The provided text does not contain any explicit promotional offers or discounts for Creekbend Mobile Home Park. The positive interaction with George during the showing process could be seen as a form of positive representation of the park. However, the negative experience during the application process significantly overshadows any potential promotional value of the positive review. Individuals interested in the cost of living at Creekbend Mobile Home Park should contact the management to inquire about lot rental rates, application fees (which appears to be $100, though the experience of one applicant was negative), and any other associated costs.
In conclusion, Creekbend Mobile Home Park in Clarksville, TN, presents a mixed impression based on the limited available reviews. One prospective resident had a very positive experience with George, praising his helpfulness, professionalism, and the well-maintained and safe environment of the park. However, another prospective resident had a severely negative experience with the same individual during the application process, citing a lack of communication, unprofessionalism, and a feeling of being taken advantage of. For local users searching for "RV parks near me" who might be considering Creekbend Mobile Home Park for long-term mobile home living, it is crucial to approach with caution and conduct thorough personal investigation. This should include:
- Visiting the park in person to assess the environment and the upkeep of the community.
- If possible, speaking with current residents to get a broader understanding of their experiences with the management and the overall living conditions.
- Inquiring in detail about the application process, associated fees, and the expected timeline for feedback.
- Seeking clarity on the services included in the lot rental and any other rules or regulations of the park.
The stark contrast in the provided reviews underscores the importance of not relying solely on limited online feedback and instead conducting thorough due diligence to ensure that Creekbend Mobile Home Park meets individual needs and expectations. The potential for a positive living environment, as suggested by one review, is counterbalanced by serious concerns about the professionalism and communication during the application process, as highlighted by the other.

Creekbend Mobile Home Park Reviews
George was so helpful, sweet and fun to hangout with. Very professional and honest about the showing and application process. The outside of all the homes and yards are very well maintained by him and has a very safe feel to it all. Thank you for meeting with us and showing such wonderful hospitality.
Apr 11, 2019 · Tiffanie CarlockWorst experience ever with this manager, George Allen. Filled out our app on a Thurs & handed him the $100 fee. Was told we would know something the following day. Called Fri and was told Mon, called Mon a few times. He would either NOT answer or if he did answer he would say he'd call right back, which he NEVER once did. This went on for several days, he would NOT return our calls nor would he just give us an update on our app. If it wasn't approved, that's fine but at least have the decency to let us know something, we deserve that much. He knew we had to be out of our previous apartment that weekend, and of course we DID NOT have the money to waste on this place when we could have used it towards a reliable place. We feel as though we just handed this man money and he just took advantage of us. Not only is he VERY inconsiderate he is unprofessional!!
Dec 02, 2017 · Mary EmmonsI called regarding an Ad for a rental. I spoke with the office manager and asked what was the rental application process and what was the criteria that they need applicants to meet. He responded with I don't know you just need to come here, fill out an application and I will send it to my boss. I said Sir could I have your bosses number so that I can get my questions answered before I drive all the way there so that I'm not wasting anyone's time. He started to yell and said no you will deal with me and you didn't ask me any questions. I said Sir I did. I asked you what is the application process. This means is there a fee for the application, does everyone over 18 need a seperate application. Is there a seperate fee per application. If I want go on for my child as co-signer will I too need to fill out an application. I said when I asked what is the criteria this means what is the credit score requirements and is there a criminal history check etc. Not that we can't meet those I would just like to know the process and what criteria has to be met so that I don't waste our time or money. He got really upset at this point and said you just need to find somewhere else because I don't want to deal with you. The level of ignorance, his inability to understand, comprehend, and answer basic questions was mind blowing. I say run run run. He was very unprofessional and got offended when I broke down the questions so that he could understand. The Owners should read these reviews and hire someone who is professional and can answer basic questions.
Jun 24, 2022 · Shawnette CoutsSeen one you've seen them all I guess. Is clean and quite for the most part and well maintained. Owner is easy to get along with and talk to. That is of course you pay your rent, not sure but if you don't I'd say he can be nasty.
